Since when is a large retailer replacing LESS retail space on a lot such a horrible thing? The only reason we are not used to seeing the traffic effect of retail is because almost no one has been going to the retail that was there before Walmart.

I don't shop at Walmart, but I think its location in a zone of dying big box retail on a transit corridor and high capacity thoroughfare is not bad policy. Where would this have gone that wouldn't cause just as much traffic?

The only problem are the people going across all lanes. The cut through traffic is painful for the neighborhood, but these are city streets and as long as the traffic is calmed appropriately, it should be allowed to help ease some use of the freeway. These cars could very well be from the nearby neighborhoods, which is totally valid.

I agree that a reasonable control for this is to eliminate the right turn exits from the Walmart. People can use the freeway entrance from Pierson or drive to the exits of the Coliseum Shopping Center, which would help support the retailers there.

My hope is just like the Wilkinson Walmart, that this Independence Walmart can help create additional redevelopment of the adjacent shopping. In Wilkinson's case, the strip mall next door with Family Dollar got aesthetic improvements, and a more urban style of complementary retail near Wilkinson and Ashley.

This Walmart should never have been located there. We all need to accept that Independence is an "interstate" and not a "street." Would you want to see driveways feeding directly on to I-85? This is functionally the same concept.

The old Walmart at Central & Eastway could have been renovated. That location was at the heart of a small commercial center and it was located where a higher number people could actually walk there from their homes (many people are transit-dependent in that area). The new location does have a bus route, and you can walk there, but it's hard to argue that its not a horrid location. It will succeed because it's Walmart. Not because of the location.

View information on projects and add your own in our new Project Database: [Link]

Deveron Timberlake's lead story in her Short Order column this week is about Ted Santarella, owner of TARRANT'S CAFE, and his plans for another restaurant about a block and a half away that will be called TARANTINO (or TINO's for short.)

Apparently TARRANT's is thriving and does turn-away business on week-ends. (Seems to me he opened a pizza place in the rear of TARRANT's a few years ago that he called TARANTINO's.)

Anyway, he is not devulging much about the new place except to say that it was formerly Crowder's Ham Shop and is located at 305 Brook Road. The site is in that triangle formed by Emerick Flats which divides Brook Road and Adams Street between West Broad and West Marshall Streets.

TINOs will have a second floor balcony.

It would be nice to see them doing something like that for the Nicholson median!

Hopefully they can save the Lakes.....

Can the LSU Lakes be saved?

In the early 1930s, the federal Works Progress Administration converted a thick cypress-tupelo swamp into an urban lake in Baton Rouge's growing southeast environs. A lake was infinitely more appealing than a swamp, local officials believed, especially in the part of the city that now housed LSU.

The campus had been relocated to its current site from downtown in 1926, and an eye-catching body of water served as the ideal gateway. University Lake joined the existing City Park Lake, which had been dug a decade earlier. Together, they have formed one of the city's most enduring points of recreational activity and civic pride.

But the lakes' long-term sustainability is another story.

Composed of the two main lakes—University and City Park—and four smaller water bodies—Lake Crest, Lake Erie, Campus Lake and College Lake—the 275-acre site attracts scores of joggers, walkers, kayakers, fishers and picnickers. Numerous running events, including the Louisiana Marathon, are held along all or part of the area, which is a well-known migratory bird flyway that also attracts naturalists and photographers.

Visible from Interstate 10, the lakes offer a scenic glimpse of Baton Rouge to thousands of daily motorists. They also are the
connective tissue between LSU and City Park, a standout accomplishment in a city with a poor history of planning.

The lakes are lined with some of the Capital City's priciest residences and support diverse, established neighborhoods such as Old South Baton Rouge, College Town, Southdowns and the Garden District. Neighbors take advantage of the lakes on a constant basis, but so does a wide swath of East Baton Rouge Parish.

A BREC public-opinion survey released last month determined that nearly 30% of parish residents routinely visit the lakes. Most use them monthly or weekly, and more than 70% stay from 30 minutes to two hours.

“It's a very significant area to Baton Rouge,” says former BREC Superintendent Bill Palmer, who retired in January. “It's the gateway to LSU and to several neighborhoods. It's a natural draw. Water attracts people.”

But as tranquil as they appear, the lakes are in peril. Authorities say they were not properly dug and have grown shallower over the decades. With depths ranging from 2½ feet to 5 feet, they can't efficiently filter the continual runoff from surrounding urban conditions, including grass clippings, fertilizers and silt from yards, roads and the City Park golf course.

Unwanted nutrients have built up in the lakes and created conditions for plants and algae to grow in excess. When these plants die and decompose, the lakes' oxygen level falls, sometimes choking out marine life and causing fish kills. Plants now are taking over shorelines where water once lapped. Without dredging, say experts, the lakes will continue to deteriorate.
It is called 2113 and is next door to the old mansion that served as Henrico County Court House for decades even though it is located in the midst of the city.

2113 is part of the Haxall View complex of former tobacco warehouses and will surely benefit from the influx of new apartment dwellers along 21st Street as well as Church Hill and Tobacco Row residents.
I think the owners have William & Mary connections.

I wonder how much of NS's resistance is in response to increased passenger traffic on their main line from CLT to Greensboro. NS leases that line from the NCRR (with a lease clause that NCDOT my run passenger trains) and uses it in place of its other NS route through NC running from Winston-Salem to Moresville to Charlotte (the southern end of which is the Red line). Given this its possible that NS is using its resistance to the red line as a negotiating tactic to either 1) limit passenger growth on the NCRR (perhaps prevent commuter service on the line) or 2) protect the O line (the red line) such that it could be easily converted into a replacement north-south main line if NS decided the NCRR was no longer a helpful landlord -- if the red line was successful in creating a dense commuter service it would be tougher for NS to begin using the route as a freight main line.

Its also possible that NS does not look that far into the future and they are simply being tough negotiators.

View information on projects and add your own in our new Project Database: [Link]

It's not so much about some big customer, it's the dozens of smaller customers that litter the line. Like Pactive Corp, which has a dozen cars at their site or FXI which has about 8 cars. I found these companies looking at a very small part of the line. Don't forget Gerdau Ameristeel's steel mill which is the bulk of the lines traffic south of Mooresville. NS upgraded the rail between Gerdau and the charlotte yard just to handle the heavy loads into and out of this plant. The Line up to just south of Mooresville is served daily M-F from Charlotte, Mooresville and north is served by a local out of Spencer. This is actually pretty busy for a line only hauling local traffic.

I am all for the red line, but the city should have had the railroad operations as a top priority, and that just does not seem to have been the case.
I'm with you on this one. Commuter rail is an important aspect of our transit development to the north. But I understand NS's position completely. But, really, where is all this supposed freight coming from? Lowes? That's a corporate HQ. All the mills have long since been shut down and most of the towns, like Charlotte, promote office and service type industry. Nobody really wants heavy industrial in their backyard. It's a rare day now to see a train with any kind of cargo using those rails.

I am going to speculate, but I bet that NS has a problem with operating freight on the line with passenger service. I believe that the plan from city was to have freight operate during the night while passenger trains operate during the day. While this might sound reasonable it is not. Freight operations don't involve just the RR they also involve all the businesses that are served by the RR, which means many of those businesses would have to have staff on hand at night to receive shipments from the RR. Or more simply put NS does not like the city changing the way it can deliver to it’s customers in a negative way. If you restrict how NS can operate you limit it’s potential customers. To make the Red Line able to handle freight and passenger service at all hours would require a lot more $$$ put into sidings and signals.

View information on projects and add your own in our new Project Database: [Link]

I think the biggest flaw in the South End is that it lacks the funky neighborhood restaurants and bars that Midwood is known for. Camden at Tryon has the feel to replicate or reproduce at least a similar atmosphere but the lack of parking seems like the biggest hurdle to get restaurants/bars into those spaces. Hopefully the increased rooftops in the walkable area over the next few years will change that.

View information on projects and add your own in our new Project Database: [Link]

So....the new 600 seat Walton Arts Center facilty in Fayetteville will be built on the university campus. Although it isn't completely clear it sounds like it will simply be a renovation of the Old Fieldhouse into a concert hall. I'm not even sure what the Old Fieldhouse is- surely they aren't talking about the former gym/ museum??? If so, it is quite the slap in the face for the city of Fayetteville. Stay tuned for more details..........

and here are more details straight from the WAC "This extended study revealed that a 600+ seat music venue could be built by renovating the Old Fieldhouse on the UA campus. This facility would better meet UA needs, and meet WAC needs by opening up space in Baum Walker Hall. In addition, the renovation project would be more cost effective than building a brand new venue."

The old fieldhouse is indeed the former gym turned planetary sciences department/museum. I don't see the city of Fayetteville liking this at all- the way this was originally discussed was centered around an expansion on Dickson to increase the WAC presence there and keep the arts growing on Dickson, especially after they made a big show about considering Fayetteville's submission (which was the best reasoned and took the most effort on the part of the city) for the main WAC expansion only to quickly accept the Bentonville/Rogers proposal we were all afraid was a foregone conclusion. I know why the University would love for this to happen, and I bet they quietly pushed for this when they saw the opportunity. That said I think it may be a bit short sighted for the UA to do that since they won't have as much control over the facility, or as much flexibility, as if they'd done with the old fieldhouse what they were planning/wanting to originally, so it may be a mixed bag in the long run for everyone involved.

View information on projects and add your own in our new Project Database: [Link]

They tweeted no such announcement was made, but that could just mean it's not "official" yet. Someone conjectured they were more willing to welcome them in NWA than Little Rock (I doubt that honestly, the Little Rock location is always busy and Fresh Market does a good business too. Comparably welcoming maybe, but more so?), but Whole Foods isn't willing to say that they're opening anything new in AR right now. Honestly, I don't understand why they'd want to put both in Rogers- I would think one in Rogers and one in Fayetteville (although that might be bad news for ONF) would make more sense from a population and target market perspective.
MARY POPPINS
LES MISERABLES
THE WEST SIDE STORY
Unlike this season, none of them will be in town for more than one week. And while venues for each show have not been announced, it's likely they will all play at The Landmark Theatre.
Yeah, I agree. Opening a Fresh Market and a Whole Foods in the same location is a long shot.
Whole Foods tweeted to the Flyer that there has been no announcement, while they tweeted earlier that it was announced in a conference call. Seems like the Whole Foods tweeter was confused about the initial question, said "yes" thinking that the question was about a location in Texas instead of AR.
But is it possible that Fresh Market would need to order 17.66 tons of concrete for their renovation of the Borders location? I have no clue. Would Heavy Construction of NWA have the wrong business name in their system?

I haven't seen the info on the concrete or on Heavy Construction of NWA, but I have direct knowledge of Whole Foods' interest in the market and they aren't coming right now. They are interested in the market and they have toured looking for sites in the past year. But, they are on hold and focusing on other markets, especially now that Fresh Market has established a premier location.

Sorry to be bearer of bad news. I certainly hoped the rumors of Whole Foods would be true.

View information on projects and add your own in our new Project Database: [Link]

Would it be feasible to attract retail to uptown by offering tax breaks to retailers, or by offering some other kind of subsidy?

I think the bigger issue is lack of retail appropriate space. Downtown just doesn't have it.

Now tax breaks for retrofitting buildings in the area for retail is a possibility for spurring interest level of retailers/building owners

View information on projects and add your own in our new Project Database: [Link]

I'm just a sucker for that Grand Staircase and overall lobby. The open, spacious lobby kind of gives you that grand, classic, almost fairy-tale like movie set feel. It really is a grand hotel. I just wish alligators still greeted guests in their signature pools. That gave the hotel that eccentric and lovable edge.

View information on projects and add your own in our new Project Database: [Link]

It has nothing to do with the old name, it is the fact they are renaming with a contrived name. Contrived is never good. The young hip crowd I meet in my travels (at least the ones with taste), eschew anything contrived. I guess the best way I can explain it, is that West End just became young and fun without being contrived. NOMA is simply trying to hard. If many of you are OK with contrived in downtown Greenville then enjoy it. It certainly is not what has made Greenville great these past several years.

What are you arguing is purely opinion and the argument itself is completely filled with logical fallacies. You cannot factually tell me that NoMa is contrived. And then going on to say "at least the ones with taste, eschew anything contrived" further weakens any argument you are trying to make. That statement shows that you only listen to people who are like minded, which makes you close minded. JHM felt they needed to rebrand because an outdated plaza is being renovated. The name, in their opinion, attracts attention and from what I see from discussion on here has done just that.

View information on projects and add your own in our new Project Database: [Link]

Since receiving approval from the East Baton Rouge Parish School Board on Thursday to open a new residential charter school, THRIVE founder and executive director Sarah Broome says she's turned her attention to finding a leader and students for the new school and—perhaps even most crucial—securing funding. "Now the real work begins, and it's kicking it into high gear," Broome says. "I wish (getting approval from the school board) would have been the hardest part." Broome is aiming to have the school—which will also serve as its students' home for five days a week—open in August with an inaugural class of 20 sixth-graders. A deal is in the works for a physical location and building to house the school, Broome says, but has yet to be finalized. Meanwhile, a national search for an academy leader, who will also serve as one of two teachers at the school for at least the first year, should begin later this month. Partnerships with various local organizations are now being finalized, Broome says, and grant applications continue to be written and submitted. "For our first year we need about $550,000," Broome says, adding much funding will come from local, state and federal reimbursement programs and grants. "We have submitted enough grants to more than cover that, and we're still working on more." When up and running, THRIVE will be one of just a handful of schools in the nation at which students live during the week, then depart for home on weekends. Learn more about THRIVE at its website here.
The name was changed for a simple reason. It was old and outdated, just like the plaza. Just because you liked the name doesn't mean that everyone did and honestly I didn't even know it had a name. The new name, along with the new plaza and the One development, will attract the younger crowd that has moved on towards the West End. Names are changed all the time and unless you have some way to influence the developers ($), you probably won't get a say it the choice of name. Noma is short, distinct and makes it seem like a new place instead of the plain old plaza in front of the ugly Hyatt.
