Was over at Peace China the other day and noticed that this building is now in the process of being torn down:

Anyone know if this is a sign that the doomed apartment/condo project over there is gaining traction again? That or is Seaboard expanding? All else being that CSX just didn't want that thing there anymore.

I believe it's the revival of the Seaboard Apartment project. Urban apartments are very hot right now, as you'll note the Bolton tract rezoning at Hillsborough/Morgan, the Crescent project at Cameron Village, the Stanhope student apartments, Seaboard, and rumors of others on the drawing boards, including one in Glenwood South near 712 Tucker.

Thats what I read 6 or so months ago. I hope it has a connection to Halifax Street. The economy being what it is, looks to be the best thing for downtown now. We all know that apartments in that middle range that "normal" people can afford has long been the missing ingredient. I know Tucker and Hue are still at the top of the range price-wise, but I can't imagine all these projects aiming for that price point.

Yes, I believe this is the stalled apartment project at Seaboard. A friend is the organizer for the Music on the Porch series that was using the Peace China parking lot after the closing of Capital City Grocery. He said that Music on the Porch will be moving to a location in the warehouse district this year because of the construction of the apartment project.
Developers would be smart to build mid-price range apartments in downtown. There is probably more demand there right now than at any other price point, especially with the housing situation the way it currently is. Actually, they should have started building these projects when 712 Tucker did, and they would likely be raking it in right now.

Pretty sure work on Tyler's Taproom is well under way as well over by the Chinese restaurant.

Update for this thread....
Phydeaux Pet shop is open in the capital city grocery space and Tyler's taproom is open.
Most of Seaboard Station is full now...yet the owner filed for bankruptcy this week. Wow.

Seaboard is a very lively place and ususally packed with a wide variety of customers (pet store, landscaping store, hardware store, fitness center, and numerous restaurants). However, it still feels very car-dependent. Even walking from one store to another, you have to walk through parking lots. It just doesn't have a very pedestrian feel to it.
It seems like the one thing missing (and that could help with the more pedestrian feel) is the residential component. Its too bad the plans for 111 Seaboard Ave condos were scrapped - I bet they would be an instant success if the plans were revisited and converted to apartments. What about the massive parking lot to the North of the Ace building? I seem to remember plans for an apartment building here - any information on that?
This area could really benefit from a large underground parking area (ala North Hills) to reserve the street level for pedestrians and on-street parking. The corner of Franklin and Halifax also seems prime for redevelopment.

I think farther up this thread or in the apartment thread is a link to the plans for the apartments north of Ace Hardware. It has an entrance onto Halifax...I can't remember if the site includes the Halifax/Franklin area or not but it get close to it anyway.

What is referred to in my office as the old insurance building, on the site of the once proposed Seaboard condos, is being torn down. Wondering if this is just to make parking for the next building down the line which last May was being proposed to have retail in it according to the link above....
