The Robert Mueller Municipal Airport Redevelopment Plan was created to make a new community out of the former airport, which is located about 3 miles from downtown Austin. Some of the goals of the plan for the roughly 709 acre tract of land include:
-creating a mixed-use town center with restaurant/retail space on ground level and office/residential space on upper floors
-creating roughly 4,000 new residences
-creating up to 5 million sf of commercial space
-creating a central transit corridor that provides an extension for mass transit
-creating more than 160 acres of open space.

One of the first projects underway in the redevelopment of Mueller Airport is the Children's Hospital of Austin. The $175 million facility is scheduled to open in January of 2007.

The Dell Children's Medical Center of Central Texas recived a donation of over $1 million from the family of Round Rock Mayor Nyle Maxwell. The hospital chapel will be named for Tom Maxwell, the father of the mayor. The hospital is sceduled to open in 2007 at a cost of $200 million.

Including the Maxwells' contribution, Seton officials need to raise $13 million more toward the $50 million Imagine the Miracles campaign to receive a $25 million matching grant from the Dell Foundation.

Then that $75 million — the total campaign amount, plus the Dells' donation — will be added to $125 million from Ascension Health, a nonprofit health network to which Seton belongs.

The Salvation Army is planning to build a 120,000 sf recreation center at a cost of $30M as part of the Mueller Airport redevelopment. It will be built next to a planned elementary school on 12-15 acres on the southeast side of the site.

The school would share the center's facilities, including a gym, an indoor swimming pool, computer labs, a performing arts center, a chapel, basketball courts, playgrounds and more.

With recreation programs for adults and children alike, the center conceivably could be used by 300 to 400 people a night, said Dan New, Austin area commander for the Salvation Army.

A group of 40 doctors have formed a partnership and will build a 4-story, 127,000 sf medical building that will include an outpatient surgery center, dialysis center, and X-ray facilities. The $28M project will be built next to the Dell Children's Medical Center of Central Texas with construction begining in ~2 weeks and completed in early 2007.

On the east side of the new medical building, a new Ronald McDonald House will begin construction in spring 2006. The new facility will be 30,000 sf and contain 30 rooms.

University of Texas and City of Austin officials are working to establish an academic health center on approximately 25 acres that would include buildings for research, instruction and clinical care. The center could eventually have 1,300 employees and 520 students and would cost between $800 million and $1 billion. UT officials already are courting the support of neighborhood groups that have played an active role in planning the 711-acre Mueller redevelopment, but the health center's future is far from guaranteed. Work is progressing at the old Mueller Airport with the Dell Childrens Hospital under construction and new roads being built. Deconstruction of old airplane hangers began recently to make way for future housing. Also, Southwest Educational Development Labratories announced that they plan to buy 2-acres in the development for new facilities.

Work is continueing at the Mueller redevelopment and the developer now plans on reuseing the original hangar, which dates back to the 1930's, for possible use as restaurants or community center. The tower will also remain and could be incorporated into a park. Homebuilders for  Mueller should be announced soon.

Work on the Dell Children's Medical Center is about 55% complete and construction should wrap up next spring.

The education and research group Southwest Educational Development Labratory will be moving into a three story, 50,000 sf building in the Mueller development in the fall 2007. It is the first nonmedical business to announce plans to locate there.

A large public art project will be a partof the Mueller developments west enterance and the public will be asked to give thier input on the project.

Another new pediatric health care facility is coming the the Mueller redevelopment. The Strictly Pediatrics Ambulatory Surgical Center is under construction near the Dell Pediatric Research Institute and the Dell Children's Medical Center of Central Texas. The four-story, 127,000 sf building should be complete in early 2007.

Strictly Pediatrics is the newest addition to the redevelopment of the former airport, which began four years ago. Thousands of homes, stores and offices as well as the children's centers will be built on the 711-acre site over the next 20 years.

Strictly Pediatrics will house 15 tenants, including pediatric medical and surgical specialty groups. The building will have a children's dialysis center, surgery center, imaging center and a gift shop.

About 50 doctors will be based at the center, which could be expanded later. Many of the doctors now have offices near the Children's Hospital of Austin.

Work has begun on the retail area and sales/leasing is no open.
I expect that we will hear more about the residential projects very soon.

Three of the anchor tenants in the first phase of retail have been announced. Bed Bath and Beyond, Best Buy, and Marshalls are scheduled to be opened by April.

Big retailers break ground at Mueller

Simmons Vedder & Co. has been selected to build the first apartments at the Mueller redevelopment. The complex, located at Aldrich St and Airport Blvd, will be 4-stories with a covered parking garage, two swimming pools, and fitness and business centers. Constructions is scheduled to begin in early 2007 with the first residents moving in during the first quarter 2008.

The first home builders will be named later this year. There's already a list of people who want to live at Mueller, where apartments, townhouses, condominiums and single-family houses must meet strict green building and community design standards.

For example, the apartments will have heat-reflecting metal roofs and energy-saving features, and half of the construction debris will be salvaged or recycled.

A grand opening was held on Tuesday for the Mueller Energy Center which will provide electricity, heating, and air conditioning for the new Dell Children's Medical Center. The power plant will be operated by Austin Energy.

Hot exhaust from the plant's generator will be used to produce steam to heat the hospital during the winter. Most power plants provide heating from electricity rather than the plant's steam by-products, according to speakers at the opening. When temperatures soar during the summer, the steam will be chilled for use in air conditioning for the hospital and other buildings in the Mueller redevelopment community, which will include retail, commercial, and residential space.

The 4.3 megawatt power plant is fueled by natural gas, but the facility is designed to use 20-percent less fuel than most other methods of electricity production, according to the Austin Energy Web site.

Two more tenants have been announced for the first phase of the retail center at Mueller. The Chair King and Shoe Pavilion will join Marshalls, Best Buy, and Bed, Bath, and Beyond when they open this spring.

Groundbreaking was held last week for the Dell Pediatric Research Center at the Mueller Airport Redevelopment. It will be built among other medical facilities there including the Dell Children's Medical Center of Texas and a new Ronald McDonald House. The 150,000 sf center will be complete in late 2008.

Very good article in the McGraw-Hill Construction magazine about the green technologies being incorporated into the Dell Children's Medical Center. This is likely to become the first hospital in the nation to achieve LEED platnum certification. Work is about 90% complete on the building and they should begin moving in sometime in April.
