The Austin Mayor Will Wynn spoke about the "state of downtown" yesterday at the Downtown Alliance luncheon. 900 residential units have been built in downtown Austin in the last five years, with 240 units currently under construction, and 2,000 more units in the planning stages. The Mayor says he expects the downtown population to rise from 5,200 currently to 10,000 within three years and 25,000 in the next ten years.

New 192 unit downtown Austin condo project being developed by Trammell Crow Company scheduled to break ground in 6 months. Sales center opens in 3 months, so they look like they are really committed. Great story about the project in this morning's Austin Business Journal. Really cool website. Looks like it is going to have phenomenal views, and right on the hike & bike trail! Check it out (www.theshorecondos.com). Kimpton Hotel may be going up next door. That will really add some great energy to this part of downtown and could be the boost that Rainey Street needs to achieve its vision. It would be great to live in a condo and have all the hotel amenities next door. Trammell Crow builds hi quality stuff. Can't wait to see the pricing on this one.

Austin Business Journal: Kimpton plans Town Lake hotel

This project is much more than what I was expecting to hear, two towers on a 2-acre site! It sounds like to Kimpton Hotel is pretty committed to the project. They are planning a 250 room hotel with possibly some high-end residential on the upper floors.

The Shore will be 22-stories with 192 condo units with prices ranging from $200,000 - $1M. 85% of the units will be between 700 sf - 1,700 sf. Construction will begin in May 2006 and completed in August 2007. The article also says that if the hotel falls through, then a second condo tower will be built.

Thanks. This is a great forum. I am looking forward to seeing a few of these buildings actually break ground. It sounds like Zom will be 1st with their for lease product at 5th & West Avenue, and then Trammell Crow may be the next one in line with their condo project. Novarre's project looks cool and they may be the 3rd building to start. Rumor is that Lance Armstrong and Sheryl Crow have reserved a unit in the Trammell Crow project.

AMLI Residential Properties is planning to begin construction on its 18-story, 231 apartment tower in February 2006. It will be located in the Second Street Retail District in downtown Austin and will have 40,000 sf of retail space on two levels. The tower portion will be built on the north side of the block bounded by Second, Third, Guadalupe, and San Antonio streets. The project is scheduled to be completed in early 2008.

The Monarch (ZOM Austin) should be breaking ground here in December, but I haven't
seen any movement on that corner yet. Hopefully anyday now. Has anyone heard anything related to this project?

Benchmark land Development Inc. is planning to build a mixed-use tower at the northwest corner of Second Street and Congress Avenue.

The high-rise would include 200 to 250 luxury condominiums, a spa, a fitness center, a pool and retail space along Congress and the Second Street Retail District, Benchmark Vice President David Mahn said.

They hope to hire an architect by March and begin construction on the project in 2007.

To maximize density, Benchmark Development intends to ask for a variance from the City of Austin. The site is governed by Central Business District zoning, which allows a floor-to-area ratio of 8-to-1. Because the land is roughly 29,000 square feet, Benchmark Development can build a 232,000-square-foot structure. The variance would let Benchmark go beyond that square footage.

They hope to file plans with the city in the second quarter of this year with construction starting a year after that and taking two years to complete.

There are new owners of a ~3 acre site at 210 Barton Springs Road, located in downtown on the southside of Town Lake. Developer Haythem Dawlett and Cresent Resources have formed JH Barton Plaza Management and will build a 18-story, 190-unit condo tower. Construction should begin in the second half of this year and be complete in late 2007 - early 2008.

Tenants' leases for the five-story office building at 210 Barton Springs aren't being renewed because the new owners anticipate razing that structure and replacing it with a seven- or eight-story building, Dawlett says. Preliminary plans call for a $45 million project that might include office, residential, retail or restaurant components.
