Work has started on the 31 story Legacy Tower.  Fencing is up around the site and they have started clearing the lot.

Great news that another project is starting.

But, it is yet another apartment tower that doesn't have to rely on presales. This will make four (Legacy, Monarch, Altavida, and AMLI) while there are only two condo towers under construction (360 and Shore). Also the two condo towers that have broken ground are being built by large national developers with many projects of this type under their belt (Novare Group & High Street Residential/Trammell Crow). I know that these are very complex projects and almost none make their initial start date, but some of the projects have been dragging along for quite some time. It will be interesting to watch which ones make it out of the ground or become just a memory. I would expect that the picture should be much more in focus in the next 6 months or so.

Construction has really picked up on 360 this week, following the raising of the crane. 18th floor is now complete, with early work on 19th.  Notice that the webcam has panned out further, and there's a nice shot of SW Austin beyond:

The Statesman has put out a descent interactive map showing the location of most of the projects planned or under construction in downtown Austin.

Strange how they didn't sight the Monarch even though it is the biggest "under construction" structure in downtown.

I noticed several mistakes with that though.  They show the 360 tower with 40 stories when in fact its 44 stories.  They show Tom Stacy's 5th at Congress tower at 55 stories same as the Austonion and as far as any official word that has come out, its still planned at 47 stories.  They show the old origional rendering of the Four Seasons Residency tower at 30 stories when in fact they have re-designed the building and it now is planned at 38 stories.  They don't even show the Legacy tower site and also as Goothrey mentioned the Monarch tower. :dontknow:

Yeah, and they also have the old 'conceptual' rendering of Spring.  Someone didn't do their homework!

The Austin American Statesman is notoriously bad for its inaccurate statistics and reports.  This seems mostly because they do not regularly update their information, relying on old articles it seems rather than attempting to double check their information.

The Marriott complex for downtown has been changed from three buildings to two, one 31 story and one 11. Originally the tallest was going to be 26, so now we get a taller version.

Quote

Initial plans called for a 26-story Marriott conventioncenter hotel with 650 rooms; an 11-story upscale Renaissance Hotel with 200 rooms; and a 15-story Springhill Suites with 150 rooms.

The project's price is now an estimated $250 million, up from early projections of $185 million. The increase is mainly due to the addition of more full-service Marriott hotel brands, the addition of 40,000 more square feet of meeting and retail space, and overall rising construction costs, Yiankes said.

The taller of the buildings is now stated to be 34 stories when they were showing the building design at City Council.  The other building fronting Congress will still be at 11 stories.

The west side of the 360 will have incredible views of the Fourth of July fireworks show.

Here's a few updates of 360's progress, from their Webcam and an updated version of my graphic above...

Here's the graphic showing overall progress (27th floor, going on 28th).  I have some pics to share, which I'll post later today or tomorrow.

I noticed the base hasn't changed in quite a while.  Is there a reason for this?  There is glass above, just not below.

It looks like it's time to raise the crane! This building is going to have a striking presence on the skyline once toped out. Hopefully with less rain this thing will really start to go up fast.

Yeah, I forgot that the rain may had an affect on construction.  The DKR expansion has suffered time due to the rain.  At least up to two weeks behind.  I wonder how far(if at all) the 360 is behind.

Well pooring concrete while it's raining or threatening to rain isn't an option. I would bet the rain has put this project at least a few weeks behind, if not more. They should be on a pace of one floor per week if all goes well.
