As Gustav rears his ugly head, the Coast has been evacuated, or is at least under orders to do so. I'm still hoping the storm will track well west of the Coast and New Orleans so that its damage may be limited to a more unpopulated area. It is good to see that there is more advance planning this time around and that there is some aparent organization on the ground. As for the visit of McCain and Palin to Mississippi today, I wonder if the resources necessary for such a visit would be better spent elsewhere. Still, it's a gesture.

Tivoli Site Offered for Sale
The site of the Tivoli Hotel is now being offered for sale- 3.2 acres for $11.5m. I would think that a casino or condo development may spring up here, but the fate of the last proposal might cast doubt upon such thoughts. If whomever buys the property is smart enough not to propose something too ungainly, the proposal might just go through. If, on the other hand, the proposal is anything like the last (billion dollar) proposal, it might meet resistance. This is an important site which deserves to have something architecturally significant. I hope that whatever is proposed will be appropriate.

Singing River Mall remake receives support
Jackson County is on board to help Gautier secure the redevelopment of Singing River Mall.
A subsidiary of a development corporation headed by cardiologist and real estate developer Bharat Sangani of Sangani Boulevard retail fame in D'Iberville is proposing buying the mall and making big changes to the tune of $100 million.
A piece of the puzzle would be for the city and county to issue special bonds and pledge a portion of the taxes that such a redevelopment would generate to paying off those bonds.
They are called TIF bonds - tax increment financing - a type that Sangani, D'Iberville and Harrison County used to develop the Sangani Boulevard retail area.

This has the potential to be huge for Jackson County. In addition to what's mentioned in the article, I'd like to see them convert the enclosed mall into an open-air mall and add some residential units to the property.

I really like the idea of adding a residential component. From the article, it appears as though there will be a hotel and restaurants. Perhaps the residential component could be added later, but it would be better if it were integrated into the plans sooner rather than later. In any event, this should be good for the county.

Blue Water Bay- Western Harrison County
Developers have proposed a large new resort in western Harrison County which could eventually cost $1.5 billion. I know we've all heard this before, but the rendering does loook nice. Let's hope there is real substance behind this proposal. In truth, I would prefer to see such development concentrated in a casino district instead of dispersed throughout the county.

Ohr Museum Update
In a brief review of BidClerk, I spied a listing for a museum renovation/expansion which could only be the ill-fated Ohr-O'Keefe Museum of Art in Biloxi. As you may recal, the campus designed by Frank Gehry sustained significant damage from Katrina. I will post as I get more information. I also noticed a listing for a museum expansion in Ocean Springs which I assume is the Walter Anderson Museum. Both projects are good news for an area which has had relatively little good news since Katrina.

I will be moving to Gulfport next month. I know reconstruction from Katrina has been a very slow and arduous process, but the last I heard this was several years ago. Has the region finally moved on from the disaster or are the effects still visible throughout the region?
Also: Is anyone familiar with the nightlife out here? Does anyone know where I can go for electronic dance music?

The initial development -- at the northeast corner of Mississippi 605 and John Ross Road -- would include a retail town center, a grocery store and, on outlying parcels, a bank, pharmacy, restaurant and retail stores. The shopping center is expected to be similar in appearance to the upscale Renaissance of Colony Park in Madison, Nichols said.
A second development phase at 605 and John Ross would include shops with offices and multi-family units above them. Gulfport Highlands expects in a third phase, still being planned, to build single and multi-family residences.
