Four Seasons Town Centre

What about a residential/mixed use component similar to North Hills in Raleigh?  I'm thinking a collection of low to mid-rise condos starting at the intersection of HP Rd that extends down Pembroke all the way to the BellSouth building at Vanstory.  There could be overhead pedestrian walkways to connect the units between streets, or to allow residents to access the mall via "restaurant row" or convention center.  Maybe even a small strip of bars or a small bowling alley/skating rink on the ground floor?  A park/large courtyard with some open space surrounded by the buildings.... underground parking?  Something like that I feel would definitely revive the HP road corridor.

Its funny you should say that. They are clearing land across Vanstory near the bellsouth building I'm not sure what they are going to build there.

Another outdoor village similar to The Shops at Friendly will soon be under construction. This time the location will be near the 1.3 million square foot Four Seasons Mall. According to the article it will include a mega multiplex theatre, the size of the Grande at Friendly Shopping Center. The development could also include a supermarket. Greensboro seems to have endless shopping choices.

I wouldnt be suprised if this goes upscale to compete with the Shoppes at Friendly.

Cityboi, you and I were just talking about this area recently lol!!  Hopefully, this will be what turns the HP road corridor around.  I'd love to see some residential thrown in there!

One big difference between Friendly Center and 4 Seasons (and the reason why I doubt 4S will go under) is visibility and accessibility.  Friendly Center's only disadvantage is that it's visibility to the city is lacking.  It's kind of nestled off in the inner Greensboro suburbs while 4S is blatantly obvious on I-40.  Coming from Gibsonville, I always shopped at 4 Seasons because it was a straight shot on I-40 vs. stoplight after stoplight on Wendover to get to Friendly.

Well, the area sorrounding Four Seasons Mall is certainly going to be a huge and thriving center.

JCPenney is actually 3 stories, but has never used its upper level because it's already 217,000 square feet.

Four Seasons has gotten a slew of urban-oriented stores under General Growth, and the apparent relocation of Ann Taylor and J. Crew to Friendly is a definate concern, but both malls will be okay.  The only anchor they share is Belk, and even after Belk Four Seasons went through a somwwhat rough sales patch for a few years, it seems to be rebounding.

They're two different kinds of malls, really.  Four Seasons is a regional powerhouse and has popular anchors, great visbility, access to the major convention center and hotel, and the big box outparcels like Gander Mountain and Guitar Center, which are big magnets to the area. Friendly also has great anchors but sits in a very upscale neighborhood by Wendover Avenue and works the neighborhood, community and regional shopping center angles very well.

According to this weeks business journal, they are putting up 82,000+/- square feet of additional retail, two 7000 square foot restaurants and a 3,200 seat movie theater across the street.

It's good to see both of these shopping centers doing well, despite their ages (Friendly 1956-57, Four Seasons 1974). I imagine these will both still be around when the big box crap on Wendover has outlived it's usefulness.

I thought Four Seasons opened in 1975.

It would be nice to see an upscale village built around the Old Carolina Circle mall area but unfortunatly the demographics arent their yet.

Yep.  They have rights to it under their lease, but they've never used it.

There is actually department store space under the parking lot of the south side of the south side of the mall across from Dillards. It use to be Tallheimers which then changed to Hechts. But Tallheimers closed at the mall before the name changed to Hechts.

Didnt Dillards use to Ivey's before it changed to Dillards?
