Four Seasons is a cool mall, for sure.
It's probably the best designed mall of its era in North Carolina.  In some ways it's a little outmoded as design trends for shopping malls have shifted, but it's still a very solid mall with good anchors and a great specialty store base.

When speaking of vertical expansion, does the foundation require additional strength to support additional levels?

Personally, I would like to see it happen.  Multi-level mallsseem cooler.
Is anyone thinking SPUI?  This would really help traffic flow moving onto Harbison.
It probably doesn't. The bulk of the weight would sit on the support structure, which would go directly into the ground, and not the rest of the building.

From what I am told there is a SPUI planned for the Harbison exit. Not sure when that will happen though.

Why cant we get something new?  I dont understand it, why on earth would you want to have 4 Belks and 2 JCPenney's and a zillion dillard's in columbia?  Come on bring something new please....for a minute i thought the village was going to bring something different but now its disspointing to see that all it is a replica of the NW side of town(Harbison) except that its outdoor lifestyle center......why must we need 3 banks right next to each other on the outparcels?  and where are the sit down restaurants...did kahn not want that on the outparcels? i was hoping he bring Tony Roma's, TGIFridays, perhaps Bennigan's, Uno chicago bar & Grill, or ON the Border......all the village has did to us northeast residents is saved us gas from going to Harbison.....no variety whatsoever.....especially not for men

Temeteron I actually agree with you here. While I have nothing against JCPenney's, Belk, and Dillard's, Columbia is large enough to support a variety of department stores and restaurants. If you're trying to become a big(ger) city, you've got to think like one.

Look at cities that are close to our size or about the same size......Birmingham has a Saks, yes it is based there...but go to the Riverchase Galleria website, and you will see a difference in their lineup of stores than columbiana's........Look at Raleigh, and Durham, Myrlte Beach & Charleston.....way more variety.....and dont forget Hanes mall in Winston-Salem....huge lineup of tenants...this lagging behind on retail that columbia has will just never make sense to me

I can't say where, though if you want to speculate, there may be an anchor replacement involved in the JCPenney deal.

There's a chance of either of those scenarios.

I'm betting on the former scenario over the latter

Why is Parisian maybe leaving- slow sales?  Too bad since it is a nice store, seemingly perfect for a moderately upscale mall.

Parisian's parent company is in a bind, and truthfully they don't need two stores in a market the size of Columbia.  In a way, they're cannibalizing sales from themselves by being at both Richland and Columbiana.

But this is all still speculation at this point, no papers have been signed, and for the time being Parisian Columbiana's not going anywhere.  There is a possiblity JCPenney will take the fifth anchor pad, and there's also the possiblity that they won't open at Columbiana at all.

parisian at Columbiana is closing.  The lease will be assumed by JC Penney.  Look on the Saks corporate website and the press release is there.

Great analysis, StevenRocks and other prior posters- you were right on!

How will this impact Columbiana Center?  I would guess that upscale stores are now somewhat less likely to locate there since there is no more sort of upscale-brand anchor.  But the mall's demographics should be good.  Greenville Mall attracted a slew of upscale stores I think because it had a Parisian, even though the
mall's demographics weren't significantly more upscale than Haywood Mall's were.

This is sort of a reprieve for Richland, unless Parisian is pulling out of Columbia entirely.

That is too bad for Parisian, but I usually shop at the Richland Mall store anyway. I really hate that they are closing a store, though. Columbia needs more upscale dept stores, not another Penneys.

Parisian's staying at Richland for a while.  They couldn't have secured the financing for the redevelopment without a a soild anchor comittment.

I think Parisian's closing will have minimal long-term impact on Columbiana.  You have a situation where a weak anchor is being replaced by a stronger anchor.  That's always a good sign.

With Belk and Dillard's already at Columbiana, Parisian wasn't that different, so Belk and Dillard's will get a bounce in sales from the upscale customers.  The addition of JCPenney will allow the mall to keep the middle-income shoppers and JCPenney shoppers from Columbia Place a little closer to home.  And since JCPenney will likely succeed in a location where others (Belk, Parisian) have failed, the mall will gain sales, prestige and could end up filling the fifth anchor pad with something truly special.
