The West Campus area is undergoing major changes with 12 high density projects planned or under construction. These projects will create 1,009 new units bringing roughly 2,800 new residents to the area, along with 70,000 sf of planned retail space.

In an attempt to turn the area into a "pedestrian-oriented community," new structures are now required to be set back from the street to provide room for wider sidewalks and shade trees. Enhanced street lighting and improved bicycle lanes are also part of the plan, which envisions a future West Campus with significantly fewer cars.
Parking is already scarce in West Campus, and the planners of UNO hope to make it more so by requiring developers to provide parking for only 60 percent of their residents, compared to the standard 80 percent requirement in the Central Austin area.
Also, last week the Austin city council approved the 21 Rio project, allowing for it to be built at its full height of 18 stories and 220' tall.
