This thread will be on-going to serve as a listing for major construction projects going on in the area. I hope to add more projects here frequently.


National Gateway at Potomac Yard Arlington

National Gateway will integrate 1.9 million square feet of office space in a town center
environment with over 185,000 square feet of restaurants, services and shops that
will define a sense of place rarely found in an urban location. At completion, National
Gateway will blend 1,250 new residential units with office space, restaurants, and shopping
to create an amenity-rich 24-hour community. National Gateway  is one of the few
mixed-use projects inside the Metropolitan DC Beltway able to accommodate
large corporate users in a location that is visible, accessible, and convenient for both tenants
and their clients.

Old Town Village Redevelopment, Faifax City

In a partnership with a development team composed of Trammell Crow Company, Walnut Street
Development, and the J. Donegan Company, the city plans to redevelop multiple parcels of land
located in downtown Fairfax. This mixed-use project, known as Old Town Village, will consist of
restaurants, retail shops, residential condominiums and office space.

The parcels include:

    * the former site of the post office
    * a parking lot on North Street and Old Lee Highway
    * the Webb lot on the southwest corner of North Street and University Drive

On the site of the former post office building, the developers plan to build 44,330 square feet of
retail and restaurant space and 63,364 square feet of office condominiums, with a public plaza
in the middle of the buildings. This site also will have a parking structure with over 550 spaces
of public parking.

On the North Street parking lot, a new Fairfax City Regional Library will be constructed.
Upon completion of the new library, the current library (on Route 123) will be redeveloped
into 85 upscale residential condominium units.

On the site of the Webb lot, the developer is proposing a commercial development containing
7,700 square feet of retail space and 7,900 square feet of office space. The design and scope
will compliment the new development located across the street.

Fairlee MetroWest

METRO APPROVES LAND CONSOLIDATION

The board of directors of WMATA voted unanimously on November 17 to sell a 3.5-acres tract of land at the Vienna-Fairfax-GMU Metrorail Station to Pulte Homes to make MetroWest a truly transit-oriented development.

The Fairfax County Board of Supervisors will consider final approval for the project early in 2006. Both the Fairfax County Planning Commission and the Board of Supervisors have given unanimous approval to comprehensive plan amendments that encourage MetroWest’s mixed use development with convenient links directly to the Metro Station.

ARLINGTON, Va. – At its regular meeting today, the Arlington County Board approved a site plan to build a high-rise residential building with ground floor retail on the Arlington Gateway site in Ballston. As part of the project, the developer will construct a substantial part of the new western entrance to the Ballston Metro station.

The mixed-use building, known as the Fairmont, will be a 23-story condominium building with 237 units with ground-floor retail. It is scheduled to open in January 2009 and will complete the Arlington Gateway site, development of which was begun in 2000. The condominium building will be an all-glass tower, the first all-glass residential building in the Ballston area.
