California developer William Denton and Houston developer Geoffrey Jones completed a $20 million purchase of 3 downtown blocks for a mixed-use project called Houston Pavillions. The project is expected to have a major impact on downtown retail with a planned 365,000 sf of space on three levels. The project will also include a 194,000 sf office tower and at least 200 condominium units. The three blocks are bounded by Main, Polk, Dallas, and Caroline streets and will also front the light rail line. More details about the project are expected to be released later this month. The Houston Pavilions website doesn't have much info currently but does have a few renderings. http://www.houstonpavilions.com/

Wow! that rendering looks great. this thing is going to be a great addition to downtown. It seems that its going to be really nice at street level too, from the tiny picture.

House of Blues has become the first major tenant to sign a lease for the Houston Pavilions. This will be the first House of Blues in Houston.

House of Blues will be located in a 43,000-square-foot, multi-story building on the eastern side of the project. It will include a live music venue with space for about 1,500 patrons, a restaurant and bar, a private party room and a retail store that sells souvenirs, music and clothing.

The House of Blues, which will be the 11th in the U.S., will be located at the corner of Caroline and Dallas streets. Also announced for Houston Pavilions is Texas Minor Emergency Center and Wellness Clinic which will lease 37,000 sf in an 11-story office tower planned for the project.

Co-general partner Denton, who was responsible for the development of Baybrook Mall, Deerbrook Mall and Willowbrook Mall in Houston, says 200,000 square feet in Houston Pavilions will be leased by apparel tenants, 60,000 square feet will house restaurants and 90,000 square feet is earmarked for entertainment sites. Most of the tenants have been identified in-house, he says, and leases or letters of intent on 50 percent of the retail/entertainment space will be secured in time for a May ground-breaking.

"We're a lot further along than we've let on," says Denton, adding that many retailers want to announce their own projects. "We have a handful of tenants exclusive to us."

The retail tenants will be located on the first two levels of the project with entertainment venues on the third level. There will also be an east-west pedestrian walkway through the middle of the three blocks creating more store-front space and all the buildings will be connected by skybridges on the second level.

The Lucky Strike bowling alley will be a part of the Houston Pavilions project. It will have 16 lanes and be a total of 24,800 sf in size.

Lucky Strike will feature floor-to-ceiling video screens at the end of the lanes that will display works of art, music videos and film clips.

The bowling alley will also feature a 90-seat restaurant, billiard tables and a private lounge for parties and events.

I'm really surprised Houston never had a House of Blues before this project. I just always assumed Houston had everything, because it certainly should.

Houston is hands-down my favorite city in Texas.

North Houston Bank is agreed to financing worth $140M for construction of the Houston Pavilions project. Groundbreaking is scheduled to take place on Nov. 6 and take about two years to complete.

In addition to bank financing, the Houston Pavilions has lined up an $8.8 million development grant from the City of Houston, $5.5 million from Harris County, $1 million from the Downtown District and an undisclosed amount from partner Houston Catalyst LP. Six new restaurants have been announced for Houston Pavilions. They include:

Antica Osteria: One of the most popular Italian restaurants in the city, will serve northern and southern Italian delicacies that its loyal patrons have enjoyed in the restaurant's existing location on Bissonnet for years.

Red Cat Jazz Cafe: Already one of the top live music venues in Houston, Red Cat Jazz Cafe will feature soulful blues and cool jazz with its Creole and southern cuisine at its second downtown location.

McCormick & Schmick's: The Pavilions will be the second Houston location for this nationwide seafood restaurant.

Some tenants announced for the Houston Pavilions:

As some of you are aware, an outside group is scheduled to develop the three vacant blocks of land starting with the block directly across from the college on Polk street and including the two vacant blocks of land directly west of that block. This project is to be a multi-use project to include retail/entertainment, office, and residential. Some of you have inquired into the status of the project since construction has not yet begun on these three blocks. The following is an update. At this point, the project is scheduled to start on September 15th of this year. The developers expect to have the project completed in time for the holiday shopping period in December of 2007. My personal view and the view of those professionals in the construction industry is that this is optimistic as it is an extremely fast schedule. Time will only tell if this schedule will be met. The project has now signed up the following upscale clients to include: The House of Blues, McCormick and Schmidt Seafood Restaurants, Lucky Strike Bowling, Yao's Restaurant, Lawry's Prime Rib, Boca Chica, and Mia Bella. A 12 story residential tower is planned on the southeast corner of the lot closest to us. While this is a very exciting project and if successful will definitely upgrade our part of downtown, it will impact our ability to navigate the streets next to and around the project. Once the project begins, we will be putting out bulletins in this regard to keep you informed. In addition, for those students who are used to parking on any of these lots, I would strongly suggest that you start making alternate arrangements. Hopefully this helps. Some information from HAIF, Houston Pavilions site has new utility markers on them and the parking lots are closed.

We're getting really close to a downtown boom.  I can't wait for Pavilions to get underway, it's going to be a great place to spend time.

Two new retail tenants were revealed at Tuesday's groundbreaking for Houston Pavilions. They are Books-A-Million Superstore and Forever 21 and both will have two-story stores.

Books-A-Million, one of the largest book retailers in the country, is designing an urban concept store downtown that will feature books, bargain books, magazines, cards, gifts and a Joe Muggs Café coffee and espresso bar.

The Forever 21 clothing store will be opening its first urban flagship store in Houston selling fashions and accessories for women, men and junior girls.
