Your probably right.. All it is is retail and parking, what can you expect? lol.. The only town centers around here that are poised to grow are VB and City Center @ OP..
I'm not too fond of Peninsula TC, Harbour View, or Towne Place @ Greenbrier..(YUCK!) It would be cool if one day they all start building up and we see highrises all over HR.

The development is owned by the owners of the mall. There actually are plans for future development and if you look at www.peninsulatowncenter.com at the site plan it shows future phases and parking garages. But essentially, yes once fully built out it is nothing more than a shopping center with residential, business and commercial interests interwoven together. However, this development has spawned the city to reimplement a street grid in the surrounding shopping center and talks of expanding the progress of town center across the street in to the old run down strip center have shown promise. Really, there is not difference between VB town center and Peninsula town center other than the fact that VB has taller towers. The demand for the height is just not there right now in Hampton.

I agree but it is most definitely an improvement from the old Coliseum Mall. I am actually somewhat impressed that Hampton is stepping up so much. Norfolk could take some notes from Hampton's pro-business strategy but we have leadership who want to close down bars and cause people to loose their jobs but not have a plan for Waterside. Chipotle and Five Guys are coming to Peninsula TC. I believe Chipotle will open this weekend. That is definitely great news for Hampton.

Six of the stores or restaurants are new to Virginia. Four are new to Hampton Roads, and 11 are new to the Peninsula. Many of them plan to open in time for the March 11 grand opening.
"This community has a lot of potential," Hampton City Manager Mary Bunting said, "and this will enable us to position ourselves as a destination retail center."

One of the new restaurants will be Bensi Ristorante Italiano, which has approximately 20 locations along the East Coast. This will be its first Virginia location.
It will overlook the parklike Town Square area, along with The Wine Loft, a wine bar and cafe that's new to the Hampton Roads area.
Other retailers new to Hampton Roads include dELIA*s, specializing in junior women's apparel, and Q Barbeque, based in Richmond.
Stores new to the Peninsula include Bakers, Build-A-Bear Workshop, Cache, Charming Charlie, Emerson's Cigars, H&M, Hollister, JoJack's Espresso Cafe and The Limited.
Abuelo's Mexican Food Embassy, which has a location in Chesapeake, will locate in a building across from the building housing Chipotle and bd's Mongolian Grill. Between the two buildings will be a courtyard of outdoor restaurant seating, strung with lights.
It's designed to be the center of night life in the development, said Raymond Tripp, the development's general manager.
Restaurant leasing was the strongest, Smith said.
"We needed restaurants in Hampton," she said. "We really did. There was such a lack."
Some of the stores are locally owned. Some of them are the only stores their national chains will open in 2010, Smith said.

About half the project's 120,000 square feet of office space is leased or committed, Steiner said.
Maybe another res. development in the works?
Im surprised at how successful this development is.
