BTW, I still think RBC was using Duke as leverage with Highwoods on their site.

totally.
played 'em like a fiddle.
not a good way to make friends in the business community, if you ask me.  but I suppose it saved them some money on their deal.

Interesting read. It is going to be interesting to see how the city center looks in about 10 years.

Maybe I missed this but I was looking on Emporis.com and it looks like some height was added to these buildings of Site 1.  I think they were originally 10-story twin buildings.  Now one tower is 19 floors, and the other is 15 floors.  It looks like though site 4 is still the same height.  Hopefully site 4 will go up quickly so it will hide the view of the new cc hotel.

I read somewhere that the site 1 buildings were going to be taller than originally proposed. Also, I saw something that said the RFPs for sites 2 and 3 were coming up soon.

Good deal I really do hope a main city library is included in one of the buildings at site 1.  Raleigh should have had a main library decades ago, I mean really.

I believe the office is 19 and condos are 15 now.  I imagine we will see updated renderings once the MOUs are signed with the city and approved by council.  Just imagine how many cranes will be up this time next tear:

RBC tower, Site 1 office, Site 1 condos, RCC, Marriott hotel, site 4 hotel, Reynolds Tower (I hope), 222 Glenwood, Boylan Flats, Green Square, Bloomsbury, etc.  Truly remarkable!

Wasn't there supposed to be a movie theater included in the site 1 proposal? I think that is an important part of downtown's revitalization. There need to be more than just places to eat, and bars/clubs. A movie theater would bring in quite a few people. On a side note, a friend of mine told me that his parents talk quite fondly about some theater that used to be downtown on Fayetteville St. that Elvis Presley perfromed at. Does anyone know what this theater was called and where exactly it was on Fayettville St.?

I was talking to the guy that owns Rialto and Mission Valley cinemas and he said he's been approached by the development company to possibly run the theater in site one.  I think he would be a great choice to do it - since they sell beer :)

That corner of downtown really will look impressive with all of the construction proposed.  I hope sites 3 and 4 will be something inspiring as well.  They are also in a prominent location.

Any idea on when to expect to see something more definitive released?

I am a little foggy on this but I remember the Ambassador.  If one were to stand on the Capital grounds and look down Fay St. toward Memorial, the Ambassador was on the left hand side in the first block.   And the "State" theater was next to the Wake County Jail or near that block.  (I think that is Salisbury)

These are the only renderings I have seen for this project. However, although there are increasing in height I don't expect them to change all that much from these pictured.  And in my opinion I like the architecture and design of these the most out of all the buildings recently built or proposed for downtown Raleigh :D . They are a bit more bold in design than most of what we have seen. X-cept for maybe the Paramount.

One thing to keep in mind is that those renderings are now probably a year old, and the proposal has increased in size as we have heard.  During that time, as we have seen from the RCC project, there has been some volatility in the construction market, leading to higher material prices.  This could be a factor in the ultimate outcome of the projects yet to be built, such as site 1 and 4, etc.  The good thing for these is that there is no public subsidy, so perhaps they can make up the price increases with market rate adjustments.
