I like the mixed income aspect of Gateway @ Sono. The name sounds sweet too. This is adding population to the urban core of HR. Between South Norfolk, Downtown norfolk, Downtown Portsmouth, that population is rapidly increasing.

Chesapeake — Eight office condominiums at The Gateway at SONO have been sold to two buyers. JAT CAT LLC purchased five units totaling 6,000 square feet for $750,000 and will operate Taylor Diagnostics from the location. The second buyer, George Pegram, bought three units of more than 3,000 square feet for $382,875 to operate an optometry office. The Gateway is a new mixed-used project with retail and office condos and residential units. Thalhimer, a member of the Cushman & Wakefield Alliance, handled sale negotiations.

I know that I'm never going to see this project unless I go out there specifically to see it...South Norfolk is sorta a mystery place to me!

A site photo courtesy of Rose & Womble Realty. Not a striking presence but any new development down there is welcome...

Honestly, that's not it's best side and it looks better in person. If I had a working camera I'd take some pics.

If RiversEdge@Berkely is the project I'm thinkin of...that thing was to be build on top of a major toxic hot spot. I mean literally they were going to have to post signs on the dock informing fishers not to eat the fish! Additionally, it was located just South of an active Fertilizer manufacturer and just North of a busy heavy rail line transporting open containers of coal (not that this doesn't cut through many Norfolk neighborhoods as it is). All this and not to mention the project would be built on land that has been used for heavy polluting industry for the past century!!! I mean you can say its cleaned up but Really??? Also to the East is I 464 and to the West is the most polluted river on the East coast (except maybe some parts of NY's East river around the Greenpoint neighborhood).

^Viva la Gowanus! That canal is definitely nasty.  Did someone say Superfund?  It's right around the corner from a really cool music venue in Brooklyn. Was there twice this summer. Smith & 9, be careful.

Ok, I'm wrong...the development I'm thinkin of is called something else. It was denied by the city of Chesapeake (the project is technically in South Norfolk, which is in Chesapeake). If I can find the name I'll post it. But I'm sure RiversEdge would face similar issues, being its the same river and around historically industrial property. Although I really like RiversEdge and hope it does happen someday!!
