GeoNova displays waterfront plan. A proposed 29-acre New England-style village with restaurants and shops would reinvent the blighted coastal site, but the developer seeks an exception to build only 5 percent of the housing units as affordable, instead of the state-mandated 10 percent. do all states have a state-mandated percent of affordable living, and does the percent change in areas?

No, all states do not have a state-mandated percent of affordable living. Many do, including MA, CT, VT, NJ, CA and many more.

I sound like a broken record, but comeON, the ProJo is just about useless for real information:

quoted from the article:
"GeoNova, a New York based company, has requested to reduce the number of affordable-housing units to 5 percent, from the state-mandated 10 percent. Under state law, a developer must set aside 10 percent of the units it builds as affordable-housing units."

There is no instance in state law where a developer must set aside 10 percent of the units it builds as affordable. CITIES and TOWNS have a mandate to do this - how they do it varies. East Providence may have an inclusionary zoning ordinance on their books that requires the developer set aside 10 percent of their units, but that is something completely different. The sloppy reporting is really getting aggravating.

There are some pictures. I don't like the large amount of houses with big lawns.. doesn't that go against mixed-use?

this and other proposals like it remind me of Marina Bay in Quincy

http://www.flagshipm...bay/Default.htm

Tom Brady lived there for a couple years... maybe once Deion Branch gets his new contract, he'll move down from Attleboro into our marina bay!

Oh that's not good. Marina Bay is like a gated community.

security measures are high for some of the upscale high rises etc, but anyone can access their waterfront, retail strip, bars/restaurants, and marina...

anyone who has been to waterworks on a sunday can attest

Traffic concerns   .

Check out this quote:

Quote

The plan to transform the former Ocean State Steel Mill site... will expand the city's tax base by 12 percent and would bring in an estimated $3 million a year in property taxes.
Wow, that's an amazing increase in tax base from just one project!

Also, I like this mix of properties:

Quote

GeoNova is proposing a residential mix of at least 35 single-family houses, 40 attached townhouses, 70 row houses and 294 multiple-family dwellings.
I'd love to see the rowhouse designs.  With a waterfront, park, marina, retail, and commercial there, this is looking like an interesting development for EP.
