Constellation Property Group has announced that they have put a 3-acre site under contract at the southwest corner of Red River and East Cesar Chavez streets. They hope to close on the propery by September. Their plans for the project, which has the tentative name of Red River, are to build a pair of 30-story towers with one being condominiums and the other a hotel. Constellation said that they are in discussions with two hotel operators. Plans also include ground level retail space and an 8-story office building. The site for this project sits directly across the street from the Austin Convention Center and is bordered by Waller Creek on the west.

White said the designs would involve slender towers built above a several-story podium level. The so-called point tower approach allows for high density without blocky, view-obliterating structures.

"They'll be pretty special buildings to anchor that end of downtown," Marchese said.
Construction could begin as soon as mid-2007 and take 3 years to complete.

A very good project indeed.  Look for that whole area from the waterfront district to the Convention Center District to be developed heavily with seveal highrises over the comming years.  It may become one of the densest areas of Downtown when all is said and done.

constellation wasn't able to push through a 190' tower on the southeast corner of 35 and the lake at city hall last week.  did anyone see mckracken give his POV on why he opposed this tower?

my guess is that he has a political agenda that includes this project over walnut creek.  to be viable, this project would need flood controls.  the city is in talks right now to build a pipe to divert flood waters, thus opening up this development on ceasar chaves to be something really massive.

chances are really good this one will go through.

Wow !  Austin really has some serious momentum with all the impressive high-rise projects going on. I hope all these projects are able to get off the ground. Austin's skyline is moving to another level.

This blurb about the hotel component was in todays statesman article about the opening of the 2 Marriott hotels.

Constellation President Eugene Marchese said his company is in discussions with three leading hotel operators and expects a decision in the next eight weeks. Constellation also plans to build an upscale condominium tower adjacent to the hotel.

There was a mention of the project in a Statesman article about property available in the Waterfront District. Basically, Constellation is now only planning a single tower for the site just consisting of condos and some retail space.
