This article mentions the county's efforts to develop the block north of the new convention center with condos, retail and parking.

It also mentions the efforts of Greg Sandreuter, who wants to develop his property at 413 N. Harrington St and turn it into condos or maybe a 12-14 story tower.

IMO something along the 6-10 story building would be ideal. It would keep the area relatively low. Allowing the skyline to increase as it nears the city center.

I say let him build it to the height he wants.  The Quorum is already taller.  If anything, it will help to integrate the seperation between these two parts of town.  Once downtown starts running short on land in the next decade or two, we will be saying we should have built higher.

This is also very close to the proposed State government stop of TTA.  Building something tall here with condos would be yet another commitment/example for transit oriented design in the rail corridor.  It could serve rail commuters and/or glenwood south/downtown museum tourists.  This hotel/apartments/condo mix, with street level activity (retail, restaurant, offices) would move the east "edge" of Glenwood South or remove the line between glenwood south and the rest of downtown.

This plus Quorum plus Clarion plus Reynolds would be the start of a tower cluster on the west side, which 10-20 years from now could make the north edge of downtown/Capitol blvd feel urban in a good way!

Since the N&O bldg and new county justice center is related to this, Im bumping this up... kinda got lost in the shuffle of other projects I think.  It looks like another Empire project... check out the attachments here.

832 parking spaces, 44 condominiums, and approximately 8,150 sq. ft. of retail space on County-owned property at the southwest corner of Davie and McDowell Streets in Raleigh.

it says the parking deck will be completed by fall 2008--since that's when the old county deck will need to be demolished for the new Justice Center.

I forgot about this one.  It's kind of sad that so much is going on right now, that these projects get lost in the shuffle.  

I think there is another condo development that was mentioned at the time of the West at North announcement.  I think it was from North Street Partners?

Once the convention center starts bringing in steady business I would like to see one of those lots on McDowell turn into another high-rise hotel.  The convention center will eventually need more hotel rooms.  Probably some big national chain.

I wish what was planned were taller than six stories wrapped around a parking deck.   Is that what this site needs to maintain the heght transition?

This area is a transition area between the CBD and the warehouse district, 2-3 stories at its highest.  Davie and Cabarrus slope up from east to west, about a story-story and a half fron McDowell to Dawson.  I hope six stories is on the "low" side, especially due to its proximity to the new Convention Center.

Putting 10 stories there would be like 7-8 stories at Dawson/Davie, which is the highest point of the southwest quadrant of downtown.  Hopefully it will inspire the land under Turn Key Tire (NW corner of McDowell/Davie) and Mort's trophies to be something better.

I'm having trouble seeing where this sliver of land is... anyone mapped it?  Near Kings somewhere?

It is behind Kings and it seems it would have to dead end at the plain white warehouse behind Kings. I know the guy who owns the junk cars sitting there...they are 'parts' cars for a rare model Toyota Landcruiser ( I own one too)...anyway, it almost looks like that white warehouse sits on parts of several lots according to the map, something is not drawn right...anyway it looks liek they are thinking about using the vacant parking lot beside the on-again off-again art gallery beside Pooles, the art gallery itself...they also seem to own the building Wake County is using next to Kings....hmm, have to check out the Wake County property website.....

Here is the Wake County Tax page for the site in question, complete with $500k price paid.

Here is the map for the land parcel, which connects the "big" parcel to the north part of the block to Cabarrus.
It is described as "LOSM PT 1 RCMB WAKE CO PARKING DECK BM20", even though a parking deck isn't there.  It sounds like the owners of the lots that front McDowell retained the air rights, and could build above the deck entrance and along Cabarrus to McDowell.  This would be a nice front so close to the new Convention Center.

Also, here is a picture of Kings, circa 1996.

Kings is a vast improvement, but its days may be numbered with a description of "LO2 RCMB WAKE CO PARKING DECK BM2006-189"

I found an old thread that discussed the condos... some info on the Wake website (scroll down for attachments), which shows where the proposed building will be constructed, along with the county's facility master plan for the DT area.

Good news for DTR.  This project near the future Conv Ctr next to Kings is moving forward.  The Wake County Commissioners has approved the schematic design of the parking deck/retail/condo development and it's now under review by the city.

• 987 spaces, 9-levels! (120 for the condos, remainder for the county's use)
  
• 62 residential units
  
• 12k sf retail space
  
• on 1.74 acres (481,300 sf total)

Here's the link to the designs in case anyone is interested (7.6MB pdf).  It's fairly standard stuff, but the main thing is that the building will have retail on the street level, which is a big plus for urban-lovers, and hopefully will help reinvigorate that area.

I am really digging it.....stuff like that between the CC and warehouse destination areas really improves the perception of downtown to visitiors...Visitor to Bellhop: Where is a really nice place to eat? Bellhop: Nanas Chophouse is top notch, head up McDowell, and left on Davie. Visitor heads on out passing new shiny condos with a Hallmark, Carribou Coffee and Verizon Store underneath and feels safe by the well lighted and well groomed sidewalks. Takes Davie on foot back to Fayetteville for some Yanceys Jazz and cocktails. Tells friends in Atlanta that Raleigh is a pretty fun place.

Looks very modern, very nice.  I love that there will be residential there, and wonder if there couldn't be a market for more?  Rather than condos, would be great to see apartments in that location; perhaps about 10 stories instead of the low-rise proposed.  Maybe the market isn't there quite yet, but I gotta think the demand will be there soon.

I'm in hopes that the spot just at the intersection of Cabarrus & McDowell can be a future mixed-use tower.  It would be appropriate for 15-20 stories in that location.

Great news for Raleigh.
