I was in Atlanta this past weekend, and had the pleasure of venturing down to the Glenwood Park development. Had no idea it existed, and I was impressed. I think it works very well given its context.

Don't know how you could have missed it as much as its been discussed but speaking of which, it was featured in an ABC news story on green building.

Usually I just gloss over the discussions about developments I'm not familiar with. It's definitely an eye-catching, aesthetically pleasing development--a perfect embodiment of the "city within a city" concept.

Cushman and Wakefield moves to Allen Plaza

Quote

"Barry CEO Chris Schoen predicted the momentum will continue as new amenities debut and noted his firm is close to announcing a "signature" restaurant for the W, and is working to land a supermarket for the third office building at Allen Plaza -- 24 Allen Plaza. The building is about eight months to a year from breaking ground, Schoen said.

Publix Super Markets Inc. has expressed interest in the site, according to papers filed with the Atlanta Development Authority. "

Also the hotel brand at the Post Allen Plaza development will be an Aloft.

aloft is W's new select-service concept (similar to Hilton Garden Inn for Hilton and Courtyard for Marriott).  There is another aloft planned for Old Milton Parkway and GA 400 in Alpharetta.

Or as a Starwood employee jokingly calls it... "a Holiday Inn with style".

Off topic -
I have heard rumors that Starwood is considering moving their headquarters to Atlanta.

Wouldn't surprise me a bit considering how W will have the most locations in Atlanta next to New York and the high rate of convention business and tourism the city does.

The Downtown neighborhood association recently held a meeting hosted by Barry in which they discussed the buildout of Allen Plaza.  Here's a bit of info and a couple of pics from that meeting.

-They are are still working with a few potential anchor tenants for 50 AP.

-Simpson street (two blocks south of Ivan Allen) will be the neighborhood gathering place with two rows of trees and lots of retail.  Its also where the grocery store is planned.  By the way, I saw a rendering of the street-level for the next building (24 Allen Plaza) which looked fantastic.  Hope it turns out that nice.

-The large, tiered building near Suntrust was a model they made for a luxury hotel that was looking at the site.  They say that two other hotel operators are also interested in the site.  The green building is the old design for Post AP.

I'm confused....where is 24 Allen Plaza?  Is it the smaller building on the same block as 50 Allen Plaza?

You may be confused by the reflection of the W because 50 is the only building on its block.  24 AP will be on the block south of 50.  It's still in design but will probably be around 20 stories.

Downtown continues to get more family/tourist hotel rooms, as opposed to the convention/business oriented hotels that used to dominate the market.  A ~30-story hotel, rumored to be a Hard Rock hotel,  next to the Hilton Garden Inn is being fast-tracked through the permitting process and the brick building on the site was demolished last week.

Hard Rock would make sense...they have said they want to open ~100 hotels in the relatively near future.

There was an interesting article in the Business Chronicle about the homeless shelter on Peachtree and Pine going forward with a renovation despite loads of pressure from the city to move the facility.

How appropriate is it to have a homeless shelter on on one world-class street?

That would be great.  It would help the vicinity around the current Hard Rock if they could do something to spruce up that area on Baker Street where Goosebumps is located.  I have seen families walking by there in the evenings and wondered what their impressions were.

There is a plan for Baker as part of the Centennial Park area improvments but it seems NOTHING moves slower in Atlanta (if at all) than streetscape improvements.  If it were a road widening, the DOT would've had that sucker done 5 years ago.

So what's the state of projects under construction downtown (i.e., Allen Plaza, Twelve Centennial, etc.)?

Looking at Novare's CP webcam, it appears they've filled the pool and decorated the amenity deck....have they started closing units?

Also, a large W has been hoisted onto the side of the W Hotel under construction.  No harm in advertising early.

It also looks like construction has commenced on the second tower of Centennial Park. The "W" looks a little awkward where they placed it.
