rental prices are one thing, but isn't it ultimately a product of the property taxe rate in downtown that dictates what they have to charge to stay in the black?

I'd love to see some activity down that way.  I think the new Publix might drive the growth of the South Eola neighborhood.

The project is stalled over a fight with SJRWMD over retention vaults under the building.

somehow I'm not surprised.

if it's not financing, it's some other factor-- or, they use the other factor as a scapegoat reason to delay construction...  really pisses me off...

This delay is real.  The cost of doing what the Management District wants is not cheap.  It is not like they can pass on the costs.  It is apartments so it is a little different.

and what bank is financing this project, in this wonderful time of lenders going bankrupt?  I'm still skeptical anything could be going up in these current economic times.

if this in fact moves forward, it will be huge; new construction right after the Publix opens 1/2 block away;  the neighborhood took a hit when those huge projects from 2 years ago fell through.  this is a good comeback project from that.  gotta keep the development rolling along...

Well, there is no more speculation as to whether there will be a grocery store in the neighborhood.  It's just there as a selling point.  A nearby movie theater and commuter rail station..... that's another story.

Maybe this will be under way sooner than we think.  Some construction trailers showed up on the vacant lot across from this site today.  I am assuming that they are for this project, but they may be for something else.  Can anyone shed some light on this?
