In early October 2006, the one-acre parking lot on the west side of New York Downtown Hospital began its transformation into one of the tallest buildings in Lower Manhattan. Beekman Tower, whose address will be 8 Spruce Street (between William and Nassau Streets), will rise 75 stories (850 feet) and reshape the downtown skyline by the time it is completed in early 2010. Architect Frank Gehry is designing the glass- and titanium-skinned tower. It will be primarily residential, though it also will dedicate 100,000 square feet to a public school, hospital offices, and an underground parking lot. There will be retail around its base and public plazas on its east and west sides, which pedestrians can use for access between Beekman and Spruce Streets.

It looks *interesting* to say the least.

Maybe it'll be better when blended in with the neighborhood.

:lol: Yes, it does.

I'm a fan of the design, but I'll have to wait and see what the exterior will be cladded in. This should be a model for all cities to follow in terms of making a true mixed-use tower that benefits everyone.

FOREST CITY TO CONSTRUCT BEEKMAN MIXED-USE DEVELOPMENT
NEW YORK CITY — Forest City Enterprises is set to construct Beekman, a 76-story tower in Lower Manhattan, New York City. The new tower will total 1.1 million square feet and feature 900 market-rate apartments, a pre-K through 8th grade school, an ambulatory care center for New York Downtown Hospital, ground-floor retail space and below-grade parking. The site is bounded by Beekman Street to the south, William Street to the east and Spruce Street to the north, and is adjacent to the New York Downtown Hospital. Forest City recently closed a $680 million construction loan for the development. The loan was funded by Eurohypo, NordLB, ING Real Estate Finance, Fifth Third Bank, National Electrical Benefit Fund and the New York Housing Development Corp.

Looks like the financing is complete on this now.
