650 Gaines Street (TSP080003) (21-36-90-086-9301) located on 1.03 acres at 650 Gaines Street. The proposed project is the demolition of the existing building and the construction of 20 residential dwelling units and 7 retail spaces, consisting of approximately 11,802 square feet. The property is zoned UV (University Urban Village District).

That would be that old rave bar spot, then? The white building with all the graf inside? Something sure needs to go there.

Exactly.

Here's the Site Plan with a few of my personal observations below. (Don't you just  :wub:  UrbanPlanet!?)

  • 22 Dedicated park spaces for Retail, many more spaces for residential area.
  • The Dumpster and Recycling Collector are nearly enclosed in a nice place on the site.
  • There is a bike rack accessed via the Plaza of the complex.
  • The Urban landscaping is very nice.
  • Plaza Area adds to the walk-ability and pedestrian friendly nature of the project, and largely Gaines Street.

What sort of price range is the residential dwellings?

I don't know yet, DD. I suppose those details will be released once the project clears permitting. Not even sure they will be for sale, they may be apartments.

Owner....Architect....and Contractor.......whew- that's a lot of different hats to be wearing.  My initial reaction is that it looks great, and I really hope that they can bring it to fruition :thumbsup:

This is hot, I like this, but i will be long gone from Tallahassee before I see a completed Gaines Street.

Question.......does this project meet the original goal of making Gaines St. a 'Destination area'?  Or does it simply make the area 'better than it is today'?

Quite honestly, stjoe, I'm not sure one single project alone will make Gaines a Destination area. I'd say with the 7 spaces for ground Floor retail, it depends on who comes along to lease/purchase that space. If we get Destination area stores similar to those pictured here:

I like the looks of the project, but I have to admit I'd hate to see a bunch of that kind of mall store down that strip. It'd ruin the area for folks like me. Hey, so it's selfish, so sue me.

How far down is this going to go? As far as Gay Street? I can't tell from the drawings.

Awsome!  I like it.  Where at exactly on gaines... I cant guess.

It would be nice to add some diversity to gaines.  The coffee shop and used cd stores are awsome... but, variety makes a destination sell-able.  I think three stories is cute... but i think 5 should be the aim.

Parking in the back is an awsome plan too.  That way, whether busy or not, you stop in.

The landscaping and architectural vernacular should be consistent with north florida.  The hotel on the corner fails miserably.   The project needs more brick and wood and less stucco.

As an investor, why would I do anything until the City of Tallahassee puts in the infrastructure?

Back to the architecture,  N. Florida is different from S Florida and our architecture should reflect that.   What works in Palm Beach, does not work in Tallahassee, and what works here does not work there.

I disagree. What suits the taste of one will never suit the taste of all, but I think this design is tasteful and consistent with the emerging character of this area.

I would love to see some change there for sure!  I hope the man of many hats behind this project gets alot of success out of this place... Wasnt he also a FAMU grad?  Either way, nice!

Gibson- can you be a little more specific in terms of what additional infrastructure you are referring to?

With respect to the points you made about the architecture, I agree that the look of the hotel is not exactly what I had in mind either, but it was needed and fills a nice niche.  I actually like the look of the proposed buildings at 650.  Can you give some examples of what you would like to see/changes that you would like to see made to the current proposal, b/c whenever someone starts talking about N.Florida architecture, I still don't get a clear picture.  Stucco doesn't get me excited either, but I really don't like brick and wood for this area- I'm not necessarily concerned with regional architectural identity (which I think would be "forced" on Gaines anyways, i.e., it doesn't already have historical builidings to imitate, and it isn't Seaside with an existing overall scheme), so much as I am that it looks like a real, modern, downtown, metropolitan area like the others we discuss so often on this board.  Personally, I'd like to see a continuation of the repeating elements and styles that we've already seen in All Saints and the proposed Coca-Cola factory rehab, etc.

I actually like the brick mixed in with the stucco in the rendering... It would mesh the two styles already around town.  I think higher would be better, that is my only complaint.  But anything other than derelict old buildings is going to drastically improve most sites on gaines.

I Wouldnt mind another palm or two either.
