Any word on the ugly buildings between Orlando St, Princeton St, Orange Ave, and the train tracks.  This area seems to be the last piece of old buildings left in the area.

I'm not sure how accurate this PDF from 2007 is, but it looks like those buildings would be replaced by medical offices/mixed use mid-rise.

Speaking of ugly buildings, one of the buildings right across the street from that area has been remodeled.  If you check out Google maps, it's still a tiny rundown brick shack.  But now it's owned and has been expanded by the Homegrown Co-op, who did a really good job remodeling and painting it in striking colors.  I'll try to get a picture when I'm up there next.  It brings a little bit of the Ivanhoe area to Florida Hospital and fits well into the "Health Village" idea.

From my understanding, based on a friend who is part of the co-op there, Florida Hospital donated that building to the co-op or gave it to them at a reduced price so that they would be able to bring that into the village.  It goes to show that a bold paint job can really go a long ways.  Maybe the shops on the other side of the street could learn this lesson.  That area would look super fab with the current 1970s style building but in bold new colors.

I would though prefer a nice office building there, maybe they could preserve the facades of the current buildings and work it into the office building, that would be ideal.  The whole health village area is still very unfriendly to pedestrians and they is a large need for more shops and cafes in the village itself.   Also on the ground level many of the new building lack any interest making the area even more unfriendly to pedestrians.

B&G is already starting the retention pond on Winter Park Street for the apartment/condo complex.  There is a staging area on the block north for the TRI building which is going in on Princeton next to the 7 Eleven.  I finally snapped some photos of that building today.

Princeton has always been worthy of a better streetwall.  I think this project will be a decent addition.

I posted this info earlier in another thread, but this might be the more appropriate place to post updates. Orlando Health has already begun the ancillary phase to renovate and expand it's downtown campus with groundbreaking in 2012. I believe some smaller buildings near the ambulatory care center are getting razed to make room for an 8-10 (now I hear it's actually 11) story tower on Copeland/Kuhl. Also one of the old Lucerne Pavillion buildings will probably get torn down and that campus will eventually expand it's rehab facility.

There are tentative plans to renovate & expand some of it's smaller satellite hospitals too.

I'm a bit OCD so I did some digging.. ORMC has been very tight lipped & hasn't given the media much info, but I did find a zoning agenda & a reference in Buddy Dyer's State of Downtown speech which acknowledges ORMC's expansion. I also work for Orlando Health as a peon. Although I didn't bother to attend any of the town hall meetings, an administrator confirmed the new building- which will have a direct impact on our dept.

So I missed the town hall meetings & wasn't able to take a picture of the new 10 or 11 story ORMC patient tower. But here's a rendering I found online (dated 2011), not sure if this is the final choice though. This is a separate project from the one mentioned by prahaboheme. ORMC will probably release more info once the groundwork, utilities, etc are completed.

Forgot to mention, the primary architect appears to be the RTKLfirm with RLF as the associate.

You've got to like how that rendering comes right up to the SunRail/Amtrak Station.

I hope they're able to integrate some sort of office or retail into those garages.  They already have 5-6 garages now and as far as I recall, none of them do.

Here's an update from the Orlando Health Adult Hospitals Group President:

"Beginning the week of December 12th, the downtown Orlando Health campus will continue to change as a result of preparation work for the ORMC redesign and renovation project. Once the board gives final approval, which is anticipated for late-December, we will begin a three to four year journey to renovate the ORMC Emergency Department, build a new 10-story bed tower, replace older equipment with newer, state-of-the-art technologies and redesign the architecture of the building to continue to improve our model of care."

Part of the construction project includes the expansion of the Emergency Room Dept. Being the only level 1 trauma center in the area, this is important since many patients with severe injuries are routed to ORMC instead of FL Hosp because of this designation.

ORMC ER Expansion.jpg

ORMC purchased Lucerne Medical Center in the late 90's. Initially it had units which varied from Cardiac, Peds etc to it's own ER, however, over time most units have transitioned over to the main campus. The few remaining units will continue to transfer, leaving only one of the two Lucerne buildings to serve solely as a Rehab facility and the older building may be torn down after the new patient tower is complete.

Its ashamed as this design looks much nicer than the one just released.

With all these expansion plans it's sad to see they still have surface parking along Orange Ave.  Also notice how this still does not connect the hospital to the train station as well as the plans above do.  Wonder why they decided to face the tower north instead of west.  I hope that Orlando Health has a lot more plans because right now these plans underwhelm me.  The hospital site plan looks as confusing as ever with even more open space and dead end roads than now.  The plans seem to have no retail space included and lack all the things that make a district great.  Orlando Health needs to take a few lessons from Florida Hospital up the road and redo these plans some.  Retail along Orange Ave against the existing building would be perfect.  A nice hotel in this area would work and a few more cafes would also be nice.

Any word on the apartments that were proposed a long long time ago just north of the hospital property on Orange Ave on Lake of the Woods?  I know there is a new building being built on Columbia but that too seems to be taking a long time.

Any word with what will happen to the Lucerne property?  This space would be perfect for a mid-rise retail and office space with a few penthouses on top.  The large parking lot against Orange Ave is one of my least favorite spots downtown, so much potential, so little actual use.

It's almost unbelievable how the City can continue to allow them to close off road after road after road.  There used to be a decent grid in that area.  Now, the design basically mandates that everyone use Orange Avenue.

Florida Hospital to expand College of Health campus and programs

The new five-story, 90,000-square-foot building will be the college's fourth and largest, and will complete a multi-phase campus plan the city approved in 1991, said David Greenlaw, current and founding president of the college, which turns 20 in October.
