Kind of like the Pavilion off of Huger Street?? When were those built and haven't they always done well?

I'm am generally in favor of anything that will remove a parking lot in favor of a building, so regardless of what gets built, it will be a step forward. We don't really have enough details about the design, and it usually changes as it goes through CDC review anyway. I do worry, however, that the blandness of Adesso sets a bad precedent for future development. I really don't want Innovista to become a stucco-only environment, or even that beige brick thing they've been using on campus. Beige is a crappy dominant color.

As for predictions regarding height, I agree that they will likely have to shorten it, and do several towers in stead. They could easily fit 3 or 4 medium sized towers on that site and still fit in with the Innovista Plan- and probably achieve greater densities overall.

The Pavilion had all kinds of problems. Mostly with constuction materials (stucco, water lines, etc) used but it helped to sink several companies and has changed hands several times. I went to the groundbreaking when i was in sixth grade so they where built around 1989.

The Pavillions are kinda Run down. i mean they look nice next to the interstate but they dont WOW the Skyline. i think that Idea of The 28 Story tower being Cut down to maybe 3-4 Mid-size Towers would be nice. kinda like the pavillion but with more Exciting Entertainment to it. and Maybe much taller. maybe a 20 story, 18 story 16 story and a 14 Story. surrounding Each other. in a Circle.

While the Pavilion still isn't flashy, take another look since their recent $4 million renovation.

The developer behind this proposed project has stated that he's now looking at other options since city and USC officials seem hesitant about agreeing to the project (as they should be). He said that they have been asking him to provide so much documentation that it would take nine to 12 months to satisfy them. He already has been working on the project for 15 months, he said, and has designed it three different times to satisfy local concerns, including ensuring it would mesh with the Innovista master plan created by Sasaki Associates. He believes Columbia should be more welcoming of a project that would add $1.2 million to the city’s annual tax rolls. The complex would be built to platinum-level standards for Leadership in Energy and Environmental Design, he said, and would be one of the most forward-thinking developments in the country.

That sounds AWESOME!  Has anyone on this forum heard which development company this is?

The developer's name is Robert Threatt here in Charlotte. Don't know of anything he's developed here though.

There's two sides to the coin. In this economy, developers should be able to show that they can fund the project. If they turn over land to a developer and it sits vacant for 10 years it would not look good.

As much as I would love for a 28-story apartment building do be built and succeed at that site, does anyone else suspect that the scale of this project might be a little grandiose? Twenty-eight stories is more than any other building in the state, to my knowledge, and I just wonder if such a large building might end up being a white elephant. I think a 14-story project might be more appropriate, albeit somewhat less impressive.

I've even wondered if this whole thing was just someone pulling Columbia's chain.  I've also wondered, since he said he is looking at other options and didn't say whether those options included possibly doing the development in another city, whether another city will get it and laugh at Columbia for letting it slip away.

It looks like this one isn't completely dead. The developer is still interested in moving this forward.

The fact that he won't release details about financing makes me suspicious.
