I noticed yesterday that Mrs. Robinson (the lingerie store) in Wayland Square is empty.

Well, that space is gigantic.  I think they're planning on dividing it into several smaller ones to accommodate a series of local startup businesses once Butterfield leaves.  I say that's great for Westminster.

Oh, that would be good. But start up offices, or start up retail? I know when the Arcade was evacuated, finding similarly diminutive spaces Downcity was one of the problems.

Don't know what this weird neighborhood is called. But where Concord goes under Smithfield Ave/Foch St has become a regular dumping grounds. What's there today? A credenza and a bookshelf.

You know, why not combine the different ideas in play here?  That's the beauty of mixed-used zoning: the final proposal doesn't have to be entirely one thing or entirely another.  Marina and/or Riverwalk?  Why not?  Condos?  Why not?  Restaurant?  Why not?  Build upwards.  Marina/Riverwalk at the bottom, condos in the middle, restaurant on top -- a Providence-scale version of the Top of the Hub, but on the waterfront.

What is nice about the new IWAY is it provides a new perspectice on the Providence Waterfront.  And as you head east it is a beautiful scene.  the old remains of the nightclub need to go.  I think to replace it with a large buiding would be a mistake because it would block the view of the waterfront from the highway.  

A small restaurant with a marina would be a nice addition there.

My opinion would favor Lone Ranger.  I think a signature 10-12 story mixed use building that has all of those elements is perfect for that spot.  I'd also add some commercial space that would taylor to the "package" trying to be created there: a non-chain deli/convenience store for the condo residents and the people who use the surrounding area for recreational uses (park & marina).

I love the restaurant on top idea - the views down the bay would be unbeatable!

I've heard this argument before and anyone who claims that the highway should have a great view is crazy! Drivers should watch the road, not the water.

I, too, love the idea of a restaurant on top. They could call it "Head of the Bay". The views of the bay and the city would be fantastic from there at 10-12 stories.

I do think whatever goes in at the bottom should be tailored to the neighborhood and not just the condo owners. I'm not sure a marina would be the easiest thing, but it could be a separate or attached lower rise building. The restaurant/retail in the bottom floor could cater to visiting people in boats as well.

Repair work of some kind has (re)started on the Captain Joseph Tillinghast House at 403 South Main Street. The building has been in serious disrepair for some time, with the sides visibly buckling, and has been on the Providence Preservation Society’s Most Endangered Properties list for the past two years. Hopefully this will be more complete than the last attempt at repair which seemed to extend not far beyond boarding the windows.
