Research building gets BRA approval

After a public hearing in which no one spoke in opposition, the Boston Redevelopment Authority yesterday unanimously approved a new 575,000-square-foot biomedical research building for the Longwood Medical Area.
The Blackfan Research Center project, being developed by Lyme Properties of Cambridge and the Beth Israel Deaconess Medical Center, will also include retail and restaurant businesses, occupying a large block between Blackfan Street and Longwood Avenue...

Blackfan is a dramatic, angular, glass building that will be 300 feet tall despite being 18 floors. There is a rendering on the Boston section of www.skyscrapers.com.
Another 300 footer, Joslin Place, is close to breaking ground a few blocks from Blackfan.

Blackfan is finally going to break ground. I can't believe it took 2 1/2 years to get the permits.

Two and a half years in the making, the Blackfan Research Center is fully approved and is set to break ground this summer, a project that will add 575,000 square feet of research space to the booming life sciences research sector of Longwood Medical Area.
The $250 million Lyme Properties LLC project won approval from the city's Zoning Commission last week and is already entertaining proposals for space in the 18-floor building, negotiating with prospective tenants that include the medical institutions already located in Longwood and life sciences companies that could move there. The first leases could be announced in the next several months, said Scott Dumont, who is managing the project for Lyme Properties.
"There is a significant amount of demand with Longwood and elsewhere," said Dumont. "This will be a state-of-the-art building."
The Blackfan Research Center joins a crowded field of projects slated for the area, which is home to Merck & Co. Inc., the Whitehouse Station, N.J.-based pharmaceutical company that built a 466,000-square-foot Boston Research Center.
Future neighbors include 300,000 square feet occupied by researchers from Children's Hospital, and Harvard Medical School, which will be adding 430,000 square feet for medical research.
Many of the city's top hospitals and health care institutions are clustered in the Longwood area, which has drawn pharmaceutical companies and research entities looking to locate facilities among the medical research field's heavy hitters.
Sarah J. Hamilton, director of planning and development for the Medical, Academic and Scientific Community Organization Inc. -- or MASCO, a consortium of institutions in Longwood -- said new developments such as the Blackfan project will continue to underscore the area as the prime address for top-notch medical research.
"It's truly becoming a new research quadrangle in that area," said Hamilton.
The Blackfan Research Center will be adjacent to the Merck building and next to the Children's Hospital and Harvard Medical School facilities.
"It's right in the middle of the new research area," Dumont said.

This type of building is Bostons bread and butter and the reason why this city has made such an abrupt turn around. I look forward to seeing these structures built but wish they were taller and thinner.

This one is supposed to have very high floors and top out at around 300 feet. It is a personal favorite in the design dept. In general, I agree most new buildings in Boston should be taller and thinner.

This is an old thread.....
The Joslin Diabietes Center and attached 29-story residential tower has been put on indefinite hold. If this happens at all, it will likely be without the residential componenet. The two towers were proposed for the corner on Brookline and Longwood aves in the Longwood Medical Area.
The subject building of this thread though (Blackfan) is currently under construction.

According to this weeks Boston Courant, Joslin is still looking for a development partner, and could still include the 29-story residential tower.

The Globe is reporting the Joslin Center site will be sold to another developer, built (likely without the residential component) and then leased back to Joslin.

The Mass. College of Pharmacy broke ground on a new 6 story academic building that is located on Huntington Ave. I think this is where a recently demolished gas station used to be.

It was designed by Perkins + Will (which I think does great work) and is a good compromised between modern and staying in context with the older buildings along Huntington Ave.
