Trammell Crow Breaks Ground on Park Place

WINTER PARK, FL-Park Avenue, the retail showplace of this affluent Orlando suburb for 65 years, is getting a new icon in Park Place, a planned 50,000-sf retail and office structure at 329 Park Ave. North. The three-story structure will house 36,000 sf of office on the top two floors and 14,000 sf of retail at the street level.


The site has been cleared and building foundations have been poured. The project is scheduled for completion in December. Trammell Crow Co. is developing the three-story building on a fast track and at a hard construction cost of $10 million or about $200 per sf.

The building will be owned by the Elizabeth Morse Genius Foundation, a locally based landmark philanthropic organization in Central Florida. The Foundation is also building a 269-space parking garage adjacent to Park Place.

Winter Park is really densifying, not only along Park Ave but Hannibal Square and Fairbanks.

I haven't been to Winter Park in about two years.  I guess its about time to check it out the next time I'm in the area.

I was channel-surfing last night, happened upon our public access channel, and the county planning board was discussing the Orlando World Marriot Expansion Plan.

Anyone know anything about this ?

ORLANDO, Fla., January 12, 2005 – The world’s largest Marriott hotel, the 2000-room Orlando World Center Marriott Resort and Convention Center announced today a major space expansion and renovation that will bring the resort’s existing 214,000 square-feet of meeting, convention and exhibit space to over 350,000 square-feet, almost entirely on one level and under one roof.  Upon completion, this benchmark convention resort will boast a total of 400,000 square-feet of flexible space, making it one of the largest convention facilities in the United States.
A “crescendo” to the $200 million transformation, the new 105,000 square foot Cypress Ballroom will become the largest pillar-free resort ballroom in the nation. Fully carpeted, the new Cypress Ballroom with 30’ ceilings will connect to the existing Palms Ballroom and offer over 160,000 square-feet of contiguous, pillar-free, carpeted space for tradeshows or special events.  In addition, new configurations of existing space will offer meeting planners more options for divisibility, ultimately providing up to 73 breakout rooms.  The multi-million dollar space expansion and transformation project will also include additional pre-function space; ten dedicated loading docks and extra wide service corridors to facilitate an efficient back-of-house load-in and load-out experience.  

In 2004, the Orlando World Center Marriott completed the renovation and redesign of its 39,000 square-foot Crystal Ballroom, now one of the premier ballrooms in the country in terms of design, technology and flexibility, along with a $6.5 million renovation of the resort’s 110 suites, “making our overall room product one of the very best in the Orlando market,” stated Director of Sales and Marketing, Tim Swan.  “The addition of the new ballroom will open the door to larger groups requiring space for exhibits or elaborate productions.  It will also provide us with more flexibility by freeing up our existing ballrooms for smaller events.  This will clearly make the Orlando World Center Marriott one of the premier meeting and convention facilities in the entire nation for groups of all sizes.”

Winter Park adds free valet parking on Park Avenue


The city of Winter Park, working with the Winter Park Chamber of Commerce, now offers complimentary valet parking for Park Avenue's retail shops beginning May 15.

The parking service will be available from 8:30 a.m. until 11 p.m., Mondays through Saturdays, and noon until 1 p.m. on Sundays.

One parking station will be located at Canton Avenue, east of Park Avenue, and the other on New England Avenue, west of Park.

"Valet parking is the missing piece to the parking options in downtown Winter Park," says chamber President Sam Stark in a prepared statement. " This makes Park Avenue a much more desirable shopping and dining venue than the malls."

A new signage plan is being developed throughout the summer to direct visitors to the parking service locations and various other public parking options.

Some dislike plans for more Winter Park Village condos

WINTER PARK -- Winter Park Village -- the successful experiment in retail and entertainment -- may soon get more than 200 condominiums to complete the village concept.

Developer Casto Lifestyle Properties unveiled plans for the next phase Wednesday to about 150 residents at the Rachel D. Murrah Civic Center.

The reception was cool, with concerns focused on the four-story height, the density of multifamily buildings, and the impact on traffic and city services.

"Winter Park is going to turn into a four-story condo community," said Mary Randall, who lives about four blocks south of Winter Park Village.

Lurline Fletcher, whose mother lives in the neighborhood of single-family residences across Denning Drive from where the proposed condos would be built, worried that the proposal would not mesh with the existing neighborhood.

I think they have had an interest list forming for these condos for quite some time now. They are supposed to be very reasonably priced.

They should be happy about these condo units.  Condo dwellers around winter park village will more than likely frequent downtown Winter Park more often because they live so close.  More people closer is better if you ask me.

Residents are entitled to their concerns, but these people are nuts.  I work in Maitland, so unfortunately hear a lot of their nonsense on a daily basis.  Their "Down with Density" t-shirts are particularly annoying.

^ I doubt it.  The prices at getready to brag are way to low for new construction.  GetReadyToBrag is probably a conversion of an apartment complex.

HNTB lands $1.9M design contract at OIA

The Florida Department of Transportation District 5 has awarded HNTB Corp.'s Orlando office the $1.9 million design of the new multimodal facility at Orlando International Airport.

According to Tawny Olore, a project manager with FDOT, the new facility will house light-rail and high-speed rail platforms, as well as provide connections to OIA's airside terminals. Although currently there are no rail projects in the pipeline, says Olore, the design contract is part of the planning process for an intermodal center at the airport.

The statewide high-speed rail project was nixed by voters last fall thanks to a campaign to derail the concept led by Gov. Jeb Bush and Florida Chief Financial Officer Tom Gallagher. The only light-rail project under consideration is part of an FDOT alternatives study. The system would follow along Sand Lake Road from the Orange County Convention Center to OIA.

The commissioners vote Monday on who will operate the convention center.  Its between FaulknerUSA and Gaylord Palms.

Interestingly enough, both Tradtion Towers and Washington Street Residential are all proposed to be 410-feet tall. Coincidence?

This is despite the TT plan stating that there is no height restriction imposed by the city on the site but that the developer would have to be granted permission by the FAA/GOAA before a building permit would be issued.
