Project Description: "Kotarides Developers is planning an 18- to 20-story apartment tower on what's now a city parking lot between Brambleton Avenue and York Street near the YMCA. The project was first proposed in 2003 as two seven-story apartment buildings. Now the developer has an agreement with the city to refine the proposal over the next four months and negotiate the sale of the land. There could be as many as 250 apartments, depending on whether the developer can acquire the land that is not owned by the city."

Project Description: This building will be 34-stories (31 floors of condos and 3 mechanical), and will rise 365ft into the sky with a 125ft spire on top for a total of 490ft. The building will be surrounded by 4-story buildings with 300 total condos selling from $250,000 to $2,000,000. Includes parking (wrapped around the building not under it) 17,000-square-feet of retail. Construction to begin February 2007 with the tower completed by summer 2009. A 4,000-square-foot sales pavilion, to be erected on a vacant lot at the intersection of Boush and Charlotte streets near the site of the proposed high rise, will have a decorated prototype home as well as touch screens where visitors can see floor plans and views. A grand opening for the sales pavilion is expected to take place in September. This will be Norfolks tallest building and the second tallest building in the state.

Project Description: "The condominium homes at St. Paul's feature two distinctive designs. The Flats are three-story, mansion-like buildings. Each contains six units. The style is decidedly traditional with crown mouldings, pedestal sinks, old-style windows, friendly over-sized porches and three-panel doors.In contrast, The Lofts are four-story, sixteen unit warehouse-style buildings. True loft units have been built with concrete floors, lots of large windows, open living/ sleeping spaces, exposed ceilings and duct work. These homes are finished in an industrial style."

Project Description: (Information no longer accurate, I'm working on getting an update) $70 million project along the Elizabeth River will be Norfolks first medical tower in years. A 24-story complex at its highest point comprised of medical office, residential condominiums, amenities and retail in a building with an innovative design, marking the gateway to Fort Norfolk and Downtown. Plans are for two towers. The office medical tower includes a story each for retail, a conference facility and a health club in addition to 7 stories for medical offices above 6 stories of parking. The residential tower will have 118 units, approximately 200,000 net square feet, and rise 18 stories above parking." (if the extended stay hotel deal goes through then there will only be 20 condos and the rest hotel).

1.) The Spectrum at Willoughby Point

A $125 million condominium development that would remake the landscape at the entrance to the Hampton Roads Bridge-Tunnel. The 327 condos, to be built on nearly 15 acres, would replace the Days Inn Hotel and The Pointe Restaurant and include an existing marina at the southwestern tip of Willoughby Spit. Developers say condos would sell for between $300,000 and $1 million.

2.) The Shoals

A 168-unit condominium and hotel development at the old Harrison’s Fishing Pier site at 4th View Street.

The $50 million development around the pier will include condominiums, a small convention center, another restaurant and a hotel. Four buildings are planned and will contain a mixture of condominiums and hotel rooms. The tallest could be eight stories, and they are designed to resemble the old Nansemond Hotel, the historic Ocean View hotel that once stood about 300 yards away. (obtained from the pilot)

3.) Pretty Lake Village Condominiums

From the developers website: "Pretty Lake is an established community that is undergoing redevelopment. It is to the west of the new East Beach Community on Norfolk's Chesapeake Bay and provides a delightful contrast and destination for residents. Residents of the new village enjoy the deep channeled lake front access, with direct connections for boaters to large established marinas, marina amenities, and the Chesapeake Bay.

Mature "live oak" shade trees, sculptural like in nature, address the small scaled neighborhood's rolling streets. The marinas, located further along Pretty Lake Avenue, create the back drop of a mixed use waterfront district. The architectural pattern of the 64 unit residential development combines traditional coastal details with innovative expressions of materials and color palettes."
