That flickering neon sign left a big impression on a kid from the countryside. For all I knew (from rural Wayne County) that was a little taste of Vegas!

 

You're one of those danged Wayne Countians? Us civilized folk from Perry County were always wary as to what was happening down that way... :P

Ron, is that project listed under an address other than Second/Monroe?   I did see the $38M in permits issued for 2400 Charlotte, which will have 279 apartments in two five-story buildings. 

 

Speaking of new projects around Second/Monroe, aren't there two large ones proposed for that area?  One on the old Formosa property... and another one a bit northeast of that site?  Is the one you're to which you are referring the latter one?

I wasn't trying to make a direct comparison between Logan Square and The Gulch. That's just where I live, so instead of lying or making up a neighborhood, that's what I said. I could have just said "where I live" without including a specific location, and my point would still have been the same. And that point is that everyone living in an urban neighborhood needs easy access to day-to-day amenities, regardless of the demographics of said neighborhood. Even billionaires require food and medicine.

I have no knowledge of the washer/dryer situation in Gulch residential units.

Icon and Terrazzo came with both I think, 1212 has connections but you have to buy your own. Given that Green Cleaners and a few others do pickups at most of the residential buildings a few times a week I see limited appeal for a cleaner.

Here is the ordinance for Price Development Group's project at the NWC of 3rd/Monroe, also including the property across the alley on that block that is at the NEC of 4th/Monroe  http://www.nashville.gov/mc/ordinances/term_2011_2015/bl2014_906.htm. It was introduced on 1st reading on 10/07.  It was approved at the 09/11/14 MPC hearing.  After this one passes Council, it will have to have a MHZC hearing because it is in the Germantown HPZ district.  I recall a statement from Historic that the design guidelines do not support 5 stories, so this one may have its height reduced.

 

The other two I thought were more centered around 2nd/Madison, but they are large parcels and I suppose could go all the way up to Monroe.

 

There is also a bill on 1st reading on the agenda for the 10/21 Council meeting for Metro to relinquish any interest in property located at the corner of 1st Ave N / Van Buren http://www.nashville.gov/mc/ordinances/term_2011_2015/bl2014_923.htm

Thanks.  So I went back through the previous weeks posts in this thread and came up with these large projects planned for that area (3 north of Jefferson):

 

Broadstone  ("Oval" shaped block bounded by Jefferson/Monroe and 2nd/3rd)....  275 units "Stadium Lofts" (formerly Meeks development)

LC of Ohio (n/e corner of 2nd Avenue and Monroe... kitty-corner to previous project)... I have seen NO number of units or a elevation for this project

Proffitt Dixon for block b/n 3rd and Taylor/Van Buren... 249 units called "Fountains" (aka RD Herbert property)

Price aka PDG for block b/n 2nd and 3rd Avenues and Monroe...  Formosa site... 256 units

Embrey (Jackson and 3rd/4th at 1st Tennessee Park)... Carillion... 306 units

Sounds Apartments (few details; 2 buildings)

HG Hill Project (no details) - block b/n Jefferson/Monroe and 4/5th Aves.

 

Combined with smaller projects, this would be around 2000 apartments in some stage of development for this 8-block area... not to mention recently completed projects surrounding it.  Noticed the article that ran recently in the Tennessean identified nearly 10000 apartments currently under construction in the metro, with only 1/3 in the city limits.  Looking at the map with that article, so many of these projects and others close/in downtown were not even included.

There is also the Llewelyn project in North Capitol. Very little is known about that one yet. I will speculate at some point in the near future there will be development in the Neuhoff area. That is owned by the McRedmond family I think. A member of the family has land at one of the new projects on Monroe.

U.S. Bank seeks signage atop 'Batman Building'

In a report, the Metro Planning Department's staff said it disapproves U.S. Bank's request because the existing AT&T skyline signs already uses all of the allowable 720 square feet for each side.

"Adding an additional 332 square feet of skyline signage, per respective façade, only further clutters the building's architecture and Nashville's skyline," it said.

 

And they try again...this just looks silly and tacky imo. There are plenty of buildings that are built or currently being built that they could have leased and put their signage on. I hope Metro denies this.

I was in Oxford Mississippi for the Tennessee game on Saturday,  random ole miss fan at the tailgate next to me found out where I live and started asking about different areas of Nashville.  He eventually said the reason he wanted to know was that his company was in negotiations to build a hotel here. He said ht thinks they are down to two locations.  North Gulch and on 2nd near Broadway.

 

the hotel was ...... Hard Rock.

Holy cow. I hope it's true. It was only a matter of time before we heard this kind of rumor. If true, I suspect they would want something along the lines of the San Diego Hotel

Most of their other Hotels are connected to casinos and are larger. If they build on Second Avenue, how would they conform to the district architectural standards? ....unless...

 

they could build across from the new amphitheater as the renderings hint.

Just got back from Orlando... and the HRH at Universal with the kids. Nice rooms... but I wouldn't have stayed there if not for the kiddos.  So would a HRH and a Virgin compete for the same market (which b.t.w. I am not in!!)?  No doubt, I'd expect both to cater to the music biz in Nashville.  Good find PH if there is a reference to HRH in that rendering, but I can't find it [blind?].  If they go there, they would certainly cater to the tourists.

I think metro will deny the variance; however, I foresee signs being installed on the two sides of the building without AT&T signs. It would not require a variance.
