Well, UBS apparently just found 90,000 SF at the old Regions center and are taking up only a small part of that building.  If the new buyers of the Regions building are truly set on repositioning that building, they could have that gut rehab done long before Tony's building would get off the ground to open up new office space inventory. 

True, but in it's current state it certainly isn't the kind of place that a major corporation would consider relocating it's corporate headquarters to. Hopefully the Regions center does get a nice rehap though as it could surely use it. Beyond the old Regions center, what else is out there downtown?

Not on top of the garage. They would just put a pool on the garage. A residential tower in that spot is years away imo.

The Planning Commission will hear a rezoning for the balance of Tony G's 5th/Church site on Thursday, June 26th.  See pages 64-69 of the attached MPC staff reports http://www.nashville.gov/Portals/0/SiteContent/Planning/docs/MPCMeetings/2014/062614.pdf.  The staff reports clarify that the MDHA garage portion of the lot will not require rezoning, but the balance (the Church Street side) is being rezoned from DTC (Downtown Code) to an SP to address whatever will go on Tony's remaining portion of the lot. 

 

A couple of points:

-Mixed use zoning

-Maximum height of 750 feet

-Requirement of one pedestrian entrance on both Church Street and 5th Ave North

-Requirement that any valet parking not cross the sidewalks but be accomodated by a lay-by

-Minimum floor height "may" match the garage levels

-No additional height allowance in exchange for a public plaza (Tony will need all of his square footage as it is)

I'm willing to bet that we'll be seeing yet another design for 505 CST before all is said and done.

Almost certainly.   It took 2 years to put together the investor and lender groups for The SoBro and the design morphed a couple times in the interim as market conditions changed.   That process is just getting underway for 505 and it may take equally as long.    To that, add in the complexities of working with and around MDHA's garage project.   Just saying, we will have plenty of other near-term projects to focus on in the meantime.

Look how many times Signature Tower changed from it's original plan.  Either way, 60 stories on that elevation will look quite impressive.  Would be nice if it had more of a crown instead of a flat roof, but hey I'll take what we can get if it finally means breaking the height barrier we have had.

Was reading a couple of the posts on the Charlotte forum page commenting on 505 CST and was surprised that many people still have a small town mentality view of Nashville just because we don't have any 750ft+ towers. One comment was that they could not see this building being built in Nashville, maybe ATL or Austin. Definitely, nothing like 505CST has been built like that in Nashville, but we are due for a large tower, whether residential or office.

 

Another was Tong G proposes lots of projects, but never gets any of them built. (Lets see - Viridian, Cumberland Tower, Encore, Dallas on Elliston, State St Apartments, Bennie Dillion conversion all are complete. Sheet Music, 505CST (Signature), Play Hotel proposed. Sobro - financed and breaking ground any day now. I will take 7 out of 10 projects any day.

 

We may not be Atlanta, or Austin, or Miami, but we have decent skyline for a city of our size, plus our city is becoming very dense in the core with the numerous mid-rise buildings being built (from CBD out to 440). Plus with the addition of SOBRO, Eaking Tower, Gulch Crossings, these towers will have an impact on our skyline. Not to mention the Westin and Turnberry projects

 

I think compared to some of our peer cities we are doing very well for ourselves.

 

I hope Tony G proves the naysayers wrong.

Hi - As one of the Charlotte posters I hope you read my full comment and didn't misunderstand.   I have NO doubt of Nashville's ability to grow its skyline and don't even have a problem with the idea of a 750 ft+ tower.   I just questioned if a 750ft residential tower was doable in Nashville.

I do agree with the other poster that one just doesn't see this in Nashville as compared to Miami and Atlanta.  

 

No harm meant and I love your city as well.  

 

Edit. - I don't see how any of the posts were equating a small town mentality view of Nashville to be honest.   That said - if you took it that I am certain I can speak for all of us when I say that is not true and our group regularly get inspired from other cities (which was the origin of the other poster's first post about 505 CST.)

Tony has done quite a few projects:

 

The Cumberland 23 stories

The Viridian 31 stories

The Encore 20 stories

The Sobro just getting underway 33 stories

The Belle Meade Harris Teeter and Residential/Office Project

Park 25 8 stories

The Dallas at Elliston 6 stories

22nd and State just underway

The Bennie Dillion Rehabilitation

 

Tony has done or been part of quite a few projects since 1998. That is quite a portfolio.

 

While Charlotte does have some amazing towers, I cannot state enough that Nashville is not a skyscraper city and never will be. We are now known for music, art, craft beer, cuisine, film, healthcare companies, insurance, banking, printing (although a dying industry), education, professional sports,  and many other things that don't require skyscrapers.

 

Tourists don't come here for the ATT Tower, they come for everything else. In the grand scheme of things, the only people that really care about skyscrapers, are nerds like us!

 

I want to visit Charlotte at some point. Urbanity, thanks for your comment. Queen City folks are always welcome!

One of my buddies friends from Charlotte came to visit and commented that Nashville wasn't as big as he thought. I then explained to him that our skyline is definitely not as impressive vertically as Charlotte, but the feeling down on the street is definitely more electric, especially at night. While having a large skyline is awesome (and I'd still love to have one), it really isn't the pulse of how a city is doing.

Charlotte is beautiful, and some of their skyscrapers are masterpieces.  I can easily understand why people flock to live there.  I'm very envious of their LRT in particular!  As for me personally, however, I'll take Nashville's grittier, more interesting streetscapes, it's more numerous and established urban neighborhoods, it's more storied history, and more renown and eclectic dining/nightlife/arts/music scene all day, every day.  I don't know about you, but I can only stare at a building for so long before I need something else to do.

Reliable & functional mass-transit and better walkability are on my wish-list... Not far above, but definitely higher on the list than taller buildings. I'll take all three if they can figure it out before I give up on this city & move elsewhere.

JUst an FYI - the biggest complaint on our board (and through our friends) is the lack of street life in Charlotte Center City!   I reiterate we love the strengths of other cities such as Nashville and wish we had your urban street feel (in our core).

As they say, often times, "the grass is always greener."

 

I'm sure there are many who look at Nashville and wish they had what we have...just as we look at other cities and wish we had what they have.

 

I've been here 20+ years...and have been to every major city in the U.S. at one time or another...and Nashville still feels like home and overall, my favorite city, for many reasons. I can name its flaws, but I still love it over all the others.

 

Here's to hoping Tony can get this 750 footer out of the ground!
