The SoBro | 32 stories 345 ft | 3rd & Demonbreun

If we knew the lot dimensions, tower setback requirements, and FAR we could probably figure out the tower floor plate width (I assume the length of the tower to be essentially the length of the lot, based on the renderings).  I am not familiar enough with the downtown zoning code to provide this information.  Any other posters have more info?

Thanks for the updated renderings and plans.  Much more architecturally interesting to be sure, but some of the apartment layouts suffer a bit in terms of livability.  Classic example of designing a building from the outside in.

Interesting that the average sf per unit appears to be only approx. 720 in the tower (approx. 785 in the base).  720 sf per unit seems a little low for Nashville, though obviously you have a strong amenity package to compensate.  In particular, unit type 5B in the base is going to be pretty tough to rent.  I've never been a fan of studios with closets bigger than the bed alcove - but the intrusion of the parking garage and the tower core doesn't really give you a lot of options there.

^That's the old design as well.

^This, and the other one you posted are the new designs.

According to the last pic, Ted Kromer was right, this building is not much taller than Encore and will be significantly shorter than the Pinnacle. At 336 feet, it will fall in between the two.

It's just a rendering. I'm sure the scale of all the buildings aren't exactly accurate. There's a difference of 72' between the Pinnacle tower and SoBro. I'd hardly call that "significantly shorter". The SoBro, at it's height and location, will be very prominent in the skyline.

Not much taller than Encore, but significantly shorter than Pinnacle? Isn't it actually going to be closer in height to Pinnacle than it is to Encore?

Ted Kromer told WW Sobro will be 60 feet shorter than the highest  occupied floor of the pinnacle. If the PInnacle is 417 feet with a 50 foot cap, that is 357 feet-10 feet leaves 347  feet. The cap of Sobro is 345 feet.

Walked by last night after the Crue concert and took a quick glance as we were going into the Pinnacle. A little confused or maybe I looked in the wrong place but the center block going up on the corner across the street by the Pinnacle is that the Café or is it part of the Sobro or is this something completely different? For some reason this project seems to taking a very long time getting out of the ground, not WES long but longer than most in recent memories.

Ok thanks. Why did they not wait until after the Sobro started going vertical before they started the Café? Even once the Café is built will it be able to open being that close to a construction project like the Sobro?

LOL, you are asking the questions everyone wants to know.    Very little about this diner project seems to have been thought through.    The original concept began as a renovation of the little cinderblock building on that site and through a series of missteps has morphed into a bizarre looking 6 floor structure.

^^^ the incline would lead me to believe so, with the white box being the diner/honky-tonk/live venue/dog park/food truck parking lot (the mind reels)/diner or whatever it is this week. A real elephant scared of a mouse story, if you ask me; A tower to impact the skyline like nothing since Pinnacle being put on hold by this absolute Fiasco.

I'm sure it's been addressed at some point before, but how hard would it be for Tony to just buy this walk-in closet sized plot and get on with it? (not rhetorical, I'm actually curious?) Looking at the render, take the white box out of the equation and imagine an uninterrupted line of street-level retail, quick service restaurants, etc...

I actually think, if executed correctly, the diner could offer a nice contrast to the surrounding glass structures. I'm fairly certain that if purchasing this site were an option then Tony would have done so already.
