Dezers top off Trump Palace

Trump Dezer Development said it has topped off Trump Palace and broken ground on Trump Royale, both in Sunny Isles Beach.

The two luxury residential towers are part of the $700 million Trump Grande Ocean Resort and Residences. The project also includes a 372-unit condo hotel, Trump International Sonesta Beach Resort, which opened last year.

The developer has scheduled the topped-off Trump Palace, a 278-unit, 55-story residential condominium, to be complete next year. Residences are to range from 1,197 to 6,300 square feet. Trump Palace prices are to range from $500,000 to $5 million.

Trump Royale, a 391-unit, 55-story residential condominium, to be complete in 2007. Residences are to range from 914 to 11,000 square feet, with the price range from $500,000 to $25 million for select penthouses.

Spanning 11 acres, the three-building project is Donald Trump's first foray into the South Florida residential real estate market. Father and son duo Michael and Gil Dezer partnered with the real estate mogul three years ago. At $700 million, the trio said Trump Grande is one of the largest real estate deals ever realized in the state of Florida.

The Dezers own more than 45 acres of prime oceanfront property in Sunny Isles Beach, which they began accumulating in 1995. Currently, 25 of those acres are either built or in the planning stages.

On Trump Towers, the Dezers have teamed up with Trump, plus Jorge Perez's Miami-based Related Group of Florida, to build three high-rises at 45-stories each on 158th and Collins Avenue in Sunny Isles Beach.

The project, in its planning stages, is to have between 830 and 930 units. Prices are to range from $650,000 to $4 million.

In addition to their Miami Beach properties, the Dezers' New York holdings total more than 20 properties, including the Simon Dezer building on Fifth Avenue, the Chelsea Antiques building, the Chelsea Design Center and the Chelsea Arts Forum.

Sunny Isles Beach is located just south of Aventura, along A1A between SR 856 (north) and SR 826 (south).
