That is too close to the other stores. I really think some stuff needs to be located on the north side. I am thinking of something like a Zona Rosa project (Kansas City area), Branson Landing, or Pinnacle Hills Promenade (Rogers, AR) type project. This is the new trend in retail. You know there was nothing located where the Battlefield Mall is currently 50 years ago. The mall brought the people. I hope the same happens with the College Station Development. I think it would be quite ironic if the College Station Development took a lot of business from the mall, similar to what happened in the 70's when the mall practically shut down the downtown.

As far as Columbia, I think it is far too small to have a second Sam's Club. I mean the Springfield area is twice the size of the Columbia area. I think a Sam's would do well in Jefferson City though.

The thing I can't figure out is how they say that we grew by more than 10,000 people from the 2006-2007 time period but 420,000 - 407,000 is 13,000 people not ten. Maybe it's just a margin of error number.? Another thing that makes my mind boggle is how they predict that the Springfield city proper is losing people. There has been SOOOOOO many new apartments added within the last four years its hard to even count, plus there is still more neigborhoods going in everywhere. I bet once the official 2010 census comes out Springfield will have gained a good 5,000 people from the last 10 years.

Thanks for the pics pyaxi. It looks like things are really starting to pick up around there. Although I wonder when they're gonna add the rest of the building to it. The leased space is yet to be built still and I wonder when they will start. I just hope that this doesn't turn out to be another later opening date. It's been almost two years since it was first schedualed to open.

Well, more bad news... The developers found quite a few potholes on the land that is to be developed. They have stated that they are trying to buy more land next the current plat to make sure there is enough land for the development. It seems like we wont have the IMAX until 2010.

Is that true?

yes it is the fastest growing percentage wise... thats how they determine the high growth rates per MSA. I wouldn't doubt it if we reach 800,000 people by 2030. This area attracts so many Cali's and young people because of the universities, cheap housing costs, and all the things to do.
Would like to know if anyone has stayed at the millenium hotel in St. Louis Missouri? I would like full reviews if possible. The good, the bad, the ugly. I've read on hotels.com that it's under 70% recommendations and most of the people said cleaniness is an issue and I read in one review that there were roaches in one of the rooms. Would like to know what you think? We are planning our vacation.

They are adding dual left turn lanes in each direction, as well as leveling the intersection grade. This will be alot of fun once they have to start shutting down the intersection. LOL... Amoung other big projects the US 60/Glenstone Ave. and Republic Rd. Interchange is being redone.

Upcoming projects that will start in the fall are the I-44 Glensone Ave. Interchage which will mirror the Sunshine US 65 Interchange as well as H being widened to accomadate a center turn lane past Valley Watermill, and intersection improvements at McClernon/Glenstone and Valley WaterMill/ Glentsone. Then to the south the Intersection of Primrose and Glenstone will also be getting dual left turn lanes in each direction as well as making room for a third lane addition in both directions on Glenstone, something that should have been done along time ago.

There are other projects going on as well but I covered most of the major ones. If anyone else can think of any more please add them.

Weaver Road and Campbell intersection is going to be relocated slightly to the north. The relocation of Highway 266 (West Chestnut) and the new airport road should be starting soon. Highway 65 from Valley Water Mill Road to almost Buffalo is becoming four-lane. East Kearney from US 65 to LeCompte is becoming four-lane. That is all I can think of right now. Like you said, you covered most of the major ones.
