He said he wanted to make it a single tower to make it a signature tower. So I am assuming he might split the 28 story south tower in half and add the other 14 stories to the 30 story north tower to expand it up to at least 44 stories which is extremely tall compared to majority of Memphis' downtown building. Maybe he'll go bigger than that and top 50 stories. I think the tallest building there in Memphis is about 26 stories. That's like Huntsville. There's a major complaint about a height restriction due to the old downtown district homes in that area. Nothing over 12 stories is permitted. However there's a weakness growing now in that argument and there looks to be a breakthrough by a developer who has threatened the city officials that he would go elsewhere to build if the city didn't raise the limit. So now the word is he's getting his way and will build a 18-20 story building downtown. That would be a huge accomplishment for our city's downtown area which imo is a really nice place. No crime and a nice public park.

I like that the Carlisle Group continues to adjust plans as needed to move the project forward. I would much rather see an impressive new taller tower on that site, then to see the project linger and hinge on hopes the economy turns around sooner rather than later. This is positive news IMO and I look forward to seeing the redesign.

Personally, I like The Memphian the best.

Landmark Plaza sounds really generic, like some nondescript office park in suburbia. In fact, I wouldn't be surprised if the Memphis area already had a Landmark Plaza--as do probably 400 other cities.

The Memphian sounds retro, like the old Memphian Theater.
Food abounds in Memphis that is good and affordable.

For downtown places to eat and drink I would recommend:

Dyer's on Beale - Best Hamburgers period in Memphis IMO. Affordable prices in a great old-fashioned diner setting.

Rum Boogie Cafe on Beale - Great BBQ, gumbo, and red beans and rice. Venue also has great live "Blues" bands.

BB King's on Beale - More commercial than other locales on Beale, this is a great place for music and a variety of foods.

There is a good and affordable modernish Thai/Fusion place downtown too, I think on Union if my memory serves me correct. Ask around about it.

Things to see:

Civil Rights Museum - $10-12 I think, don't recall as its been awhile.

Exploring downtown is always a fun diversion on a nice warm day, and the trolley can take you around for a mere 50 cents to several downtown spots of interest. South Main is an area you might want to check out via the trolley, or walk if you are so lnclined, as it is an area filled with unique shops and historic structures - such as the historic Central Station facility/building. The Riverwalk is also a nice park area one can walk along from downtown to the bluffs area where several nice urban communities are being developed, and is located right next South Main neighborhood.

Mud Island - Free if you walk across to check out the skyline, the walkable model of the Mississippi flood plain from Cairo to New Orleans, and several great places to just sit down and take in the river. Mississippi River Museum is also on the island - small fee required for admittance.

Peabody Hotel - Just check out the lobby, the skydeck, and of course the ducks! All for free!!!

The Dixon Gallery is extemely nice Art Museum, while the Cotton Museum would probably be up you alley if you are interested in the history of the product and trade that help build the city.

Check out the Memphis Convention and Visitor's Bureau site for a searchable database of things to do, places to stay, and good places to dine. Also check out the UP Memphis City Page for more helpful links on the city.

Hope this is helpful. I am sure other folks will add things to the list.

What you listed though sounds like it would be a terrific start for Park Place West and a good compliment to smaller retail that has already started to be developed in Park Place. I have to admit the addition of office/medical component(s) is a tad unexpected. If a theatre and a grocery were to go up out that way I might start to give a portion of my grocery and entertainment trade out that way instead of almost all of it going to the Columns/Vann Drive and Stonebrook commercial areas in North Jackson - although I have to admit North Jackson is pretty darn convienant due to it's retail mix.

You wouldn't happen to have heard or have any idea what happened to Smoothie King off Channing Way and Stonebridge Blvd. would you? My fiance loved that place and it has been closed since the tornado, but appeared undamaged - unlike the Exxon behind it that took significant damage. We noticed that there was a yellow sign on the door today, but we did not get the opportunity to stop and see what it said.

We have also been wondering about that newly opened Catfish Restaurant out in Three Way, it's been closed for awhile now too...and it was doing a good and steady business from all appearances. Of course appearnces can be deceiving as I have no idea what it's operating expenses and overhead were.

I went past Meridian Springs today, they had the walls and rafters up, looks like a good little start to that development. That part of town looks a lot different then it did just a few years ago and things are looking a lot better out that way. On a sidenote I tried the Gunthries on the Southside today for the first time....and I have to say it's a rather lack luster product based on my little trial snack...and it left me wondering how Guntries is a successful and growing franchise model. Heck, we have two in Jackson now with the other out by Pringles park, plus Zaxbys - that's a lot of chicken fingers. LOL

I read a wild rumor that Costco might be looking at Jackson, but in that same discussion I read that Jackson would be it's smallest market and thus making us an unlikely locale. Jackson might be a smaller market, but it has a large regional pull and has a healthy growth rate, so it's not unrealistic to think Costco might be looking at Jackson for future expansion IMO. Plus, most businesses/retailers start out targeting larger established markets and work their way down to the smaller markets, so I don't think the small market liability argument can hold much weight unless Costco never intends to enter the smaller regional markets and cede them to Sam's Club.

Another interesting area to watch will be Oil Wells west to Pleasant Plains Extended, and the portion of Pleasant Plains Extended from the Columns out towards Union University. Not sure how much of that land is able to be acquired for development due to Union's prescence, but growth seems headed in both directions, esp. along Oil Wells - as that section has boomed in the last two years.

I'm very interested in what happens to Old Hickory Mall in the future. I don't think the demand or number of stores are there for Jackson to support two malls. If the lifestyle center at I-40 is a smaller development, maybe the existing mall will be OK. There's not a lot of information out about Moss Creek, so it may be too early for me to speculate. Personally, I'd love to see Old Hickory Mall converted into an outlet mall considering that's something that's missing from this area, but I'm not sure how feasible that would be.

Also, it's now official that the building under construction at Meridian Springs is a dental clinic. Lenny's Sub Shop has also expressed interest in the area.

It's like you have to go through a wall of trees to see a mansion.

I agree. I have no issue with the garage, but if it is going to obscure the terminal I would prefer to see in the final design the use of non-transparent glass on the facade so it looks more like a building and less like a well lit parking garage. Don't get me wrong, it's a very nice design for a parking garage and we could do much worse, but I do think the design could be improved upon with a few tweaks to be a much nicer final project. Problem is that it would also probably be more costly, so I realize this limitation as well.

If/when it is approved by the DOJ, I honestly would not jump to the conclusion that MEM is out the door. I'm not going to be ignorantly optimistic like some officials in the CA who spoke of how MEM is safe and is guaranteed to see growth with the merger; however, I'd ask everyone to be slightly realistic. ATL is approaching max capacity (contrary to what some earlier poster seems to believe). Further, while MEM and ATL slightly overlap, ATL is definitely entrenched in the Southeast whereas MEM is further to the west. This could enable MEM to capture westbound traffic rather than cause travelers to backtrack through ATL. At the same time, MEM is the most marginally profitable NW hub due to extremely low costs.

IMO, it is not a question of MEM against ATL; it is one of MEM against CVG (Cincinnati). In this duel, you have to compare a SLIGHTLY higher O&D market at CVG as opposed to better weather and much lower operating costs at MEM. Furthermore, you have CVG, DTW, MSP, an IND focus city, and one could even say JFK all overlapping each other with the "new" Delta as opposed to just ATL and MEM overlapping. Further, DTW, MSP, and JFK could easily absorb CVG traffic. ATL can't exactly do this with MEM. I personally don't feel 100% secure in the MEM hub status, but at the same time, I feel a lot more comfortable with this merger than some residents in Ohio should be feeling.

I don't know. As a garage, it's nice. But it's no front door. That image obscures the architecture of the terminal. Maybe it's not reflective of the final arrangement, but I'd like the garage to complement the architectural uniqueness of the terminals (and hopefully as time goes by, we see either an expansion or renovation of the exterior of the concourses as well), not obscure it. It's like you have to go through a wall of trees to see a mansion.

It seems that with CVG, Indy, Minneapolis, and Detroit so clustered together, there would be some reduction amongst those four.
