Pretty stupid, since I've probably run all of 10 miles in the past 3 weeks.  <img src="http://www.urbanplanet.org/forums/style_emoticons/default/smile.gif" style="vertical-align:middle" emoid=":)" border="0" alt="smile.gif" />  I turned in a pretty respectable 57:42 though, beating my 60 minute goal.  I guess that mtn bike racing and training and commuting have done something to keep me in shape.  My calves are like bricks today though.  Didn't stretch them enough yesterday.<br /><br />The whole event was very awesome and a bit overwhelming.  Makes me wish I was going to be able to make it down to Bike the Drive (www.bikethedrive.org) on May 25, where 20,000 people bicycle the entire length of Lake Michigan Dr.  It has a similar atmosphere, from what I hear.]]></description>

But I guess that's a chance you take for free parking.  I don't think parking for less than $35/24 hours exists anywhere near downtown Chicago. <img src="http://www.urbanplanet.org/forums/style_emoticons/default/dontknow.gif" style="vertical-align:middle" emoid=":dontknow:" border="0" alt="dontknow.gif" /> Especially near the Magnificent Mile (Michigan Avenue). That to me spells disaster.  And are those double hung Jeld Wen windows on the residential units?  Like a house? Uggh.<br /><br />I'll be surprised if the HPC approves this plan as shown.  It doesn't even have a modern twinge to it, which might make it more acceptable.]]></description>

		<description><![CDATA[I just wanted to bump this thread back up.  I think it's a really interesting one that I did 3 years ago and might interest a few tri-cities forumers who have never seen it.<br /><br />I've gotten a bit more additional info since 2005.<br /><br />The current owner would like to demolish it (from what I heard a year ago) and place new high density residential there, but everyone is pretty much against that since as many posters above state, the building would make for some interesting lofts.  <br /><br />At one point in 2000, my firm was looking at purchasing the building and renovating it into office space.  We opted for another building downtown that had a higher value of preservation.  <br /><br />The building has been resealed with concrete since these photos were taken.  I'm sure not much has changed.  <br /><br />I'm currently working on a personal project (learning how to create interior 3d scenes w/ lighting).  I'm using this building because I have measurements and it would make for some cool looking lofts.]]></description>

As you mentioned the official rendering may prove more informational to the actual concept of the building, however, as the city grows you can't just bulldoze a building. I'd prefer to see it shelved until better economic times return vs a cut in quality to force it through the pipeline.]]></description>

The development they are in now is going to be a sore sight once B&N moves out, as EMS has been gone for quite a while now with no new tenants grabbing for that site.]]></description>

When someone says "Worst Commute" it seems like a highly personal issue, and therefore I'd focus more a surveying commuters to find out whether their experience was good or bad. You subtract that from the average amount of time drivers actually spent in traffic and multiply it by the number of drivers.  <br /><br />I don't think I'd use delays.  For example, Chicago may have longer commute times between the years 2005-2007 during the time in which the Dan Ryan had major lane closures for reconstruction. 		<description><![CDATA[Perhaps we should withhold judgments until a decent rendering is disseminated through the ranks of our fine urban planet.  Every development walks the tight rope of profitability and feasibility.  If we want affordable home ownership in the core (sub $250K range) of this city there are obvious compromises that need to be made.  Look at the West Michigan housing market, factor in the price of dirt downtown and couple it with the ever-rising costs of new construction and I'm sure it's not an easy puzzle to piece together.<br /><br />Condo projects are either failing to sell, scaling back or throwing in the towel.  I'm not making excuses for the developers, but let's wait and see what the supposed forthcoming Grand Rapids Magazine article has to say, if anything at all, and hope that it includes something of more substance than what was shared with me!<br /><br />Cheers-]]></description>

		<description><![CDATA[So we're coming home from the River Bank Run today through Heritage Hill and my realtor wife said, "Hey I've been meaning to show you that Heritage Hill house that (client) bought."  When we drove past it, I said, "Wait, they've been talking about this house on Urban Planet very randomly!"  So, I have the scoop.  Her client bought it to live in and occupy and is spending a bunch to restore it all.  I guess they tore it all down to the studs in some places and want to make it a great place to live in...not looking to flip it. The demolition has uncovered a chunk of 70's era exterior facade from the original NW wall of the mezzanine section, approximately above where the ice cream counter was.  This means that part of the grocery section was added sometime after the original conversion to a Thrifty Acres (ca. 1971).  Anyone know when that was?  I'm guessing there was a major renovation sometime in the 80's.]]></description>

I looked at the site plans of the proposed Bear Creek store and it looks to me like Meijer would need to install maybe 300 ft of chain link fence along the residential properties in front of the store site. What's two thousand dollars worth of fence compared to 16 to 25 million dollars it costs to build a new Meijer store? In short, don't worry, the local Wally-World up there will soon be sweating as the yellow smiley face hears the clickity-clack from the wooden shoes of Thrifty the Dutch Boy coming to town along with some much needed competition.]]></description>

I know they are going after a variety of new-to-West Michigan tenants but like Whole Foods, this is not going to be their primary market of choice. While we may have that 2 million extended reach population, a retailer is going to look at the 10 mile radius for a primary demo and 30 mile for a secondary and despite the affluence of the area, there just isn't a big enough % of population in HH's with incomes over $150,000 to afford the higher end products - today, five years from now, maybe.  Those that can buy couture are going to continue to go to Chicago, New York or even Detroit for their fashion items for the larger selection of stores, etc. <br /><br />If this is correct, and I'm not saying it is, what will Orchard Hills do? If they aim lower and compete directly with Woodland and Rivertown, then that could be disasterous for all. Landlord costs are not going down and CAM won't either for the forseable future, though they are less for lifestyle centers. I've heard that Woodland's are high and the new owner isn't lowering them which may mean they lose tenants to Orchard Hills and then we have three half filled malls. Yikes.<br /><br />(Gosh, a plane just went down at the airport - I guess there are worse things that could happen than the demise of a shopping center - that gave me a little focus....)<br /><br />What do you see as a winning plan for all three malls? Can they survive?]]></description>

		<description><![CDATA[Just a thought, and absolutely no basis for it other than a whimsical light-bulb moment, but being that I would love to see GVSU multiply its presense downtown exponentially, and chance at all that all of the land acquisition downtown by the the area's big-money people (specifically the Fulton Street property) is being gathered together to put together a huge "legacy" contribution / expansion for GVSU?  Yes, a good majority of the schools' buildings downtown grace the names of our generous philanthrapists, but that area could support a whole new campus.  The land is likely for future investment purposes, but I'd love to see GVSU be to downtown Grand Rapids what UofM is to Ann Arbor, MSU is to East Lansing, etc., and it would think it could only happen with a base of property this size...]]></description>

Notice how the base of the cake is separated into compartments like living units, and what looks like the beginnings of patios.  I love the curved layers on the tower.  I don't think I've ever seen that before.  I was told that this was designed by a startup firm called Studio Gang Architecture (refugees from other big firms apparently).]]></description>

Thanks for positing these, as many of the projects you included I only see from a distance while riding the train!  One note.  The EL project above is the Brown Line renovation project that has now been going on for a couple of years.  SLOW progress.  This was formally called the Ravenswood branch of the EL system. This is the Chicago Ave station serviced by Brown trains to Kimball and Purple trains to Evanston.  The CTA is renovating 18 stations along the Brown line lengthening platforms (allowing for more cars) and making the stations ADA compliant, among other things.  One nice thing is that they are reusing the 100 year old canopies at most stations.  <br /><br />The little building you see undergoing renovation in the second pic is the station house at Chicago Ave and Wells St.  While they have removed some of the old stations houses, they are renovating some too.  It's hard to believe that this is the first renovation/expansion of the Brown line in 100 years!<br /><br />BTW, great south Loop pics too!  It you would have seen that area 8 years ago it would have been much different.  The residential development in the area has skyrocketed!!! I worked for a company years ago that exhibited at McCormick Place once a year, and I remember riding taxis through that area and it was pretty bombed out back then.  Helps that Mayor Daley calls that area home now (apparently).<br /><br />Thanks for the info on the Brown Line too.  I get Red and Brown mixed up in that area because they criss-cross (?). That's what I've been saying throughout this discussion thread is that it will be tough for Evergreen to get a big cadre of high-end tenants in this retail environment.  It will more likely be a duplicate of Celebration Village across the street, and it's lackluster tenant list (and vacancies), with a D&W and a Walgreen's.  <br /><br />]]></description>

		<description><![CDATA[I've not known of a tunnel under Division, where was that located at?  The other set of stairs is in very bad shape.  Unmaintained, so bushes and trees are growing out over it, broken beer bottles and bums' clothes all over the place, and sections where the stairs have completely disappeared and the ground eroded away.  Near the top I had to climb from dirt back up onto concrete about waist-high, and sections of railing are few and far between.]]></description>

Anything that is frozen is okay - some of their meats are okay (the packaged ones)...but I've had 3 strikes with the produce section where I have found bugs in my produce or it went sour the next day after taking it home.<br /><br />I just go to Walmart to buy the boxed goods - and anything from the frozen section.  The rest of my purchases go towards Meijer.<br /><br />nuff said.]]></description>

This is the Chicago Ave station serviced by Brown trains to Kimball and Purple trains to Evanston.  The CTA is renovating 18 stations along the Brown line lengthening platforms (allowing for more cars) and making the stations ADA compliant, among other things.  One nice thing is that they are reusing the 100 year old canopies at most stations.  <br /><br />The little building you see undergoing renovation in the second pic is the station house at Chicago Ave and Wells St.  While they have removed some of the old stations houses, they are renovating some too.  It's hard to believe that this is the first renovation/expansion of the Brown line in 100 years!<br /><br />BTW, great south Loop pics too!  It you would have seen that area 8 years ago it would have been much different.  The residential development in the area has skyrocketed!!!  It's like a whole new city.]]></description>

When you toss three-dimensional interior spaces up on the screen, it really allows you to get a sense of scale when its set up correctly. Combine that with the surround sound and its great for movies. We clear out the tables and bring in lawn chairs and such.]]></description>

I also remember taking pictures of the new Wally-World under construction for my first post on this thread, the clouds opened up and we had sever thunderstorms. We then did our grocery shopping at the Alpine Meijer and we left the store with clear skys over head. Back around a hundred years ago it was relatively common to use the term air-line to describe a road or railroad that followed a straight and level line especially if it was a new alternative to a more meandering route.  There are several Airline Roads around the country that were named this way.]]></description>

		<description><![CDATA[The developers (I need to get the correct name) or pretty reliable as far as getting projects built.  They've constructed (and filled) quite a few new office buildings in the area despite slow growth.  <br /><br /><img src="http://farm3.static.flickr.com/2034/2133381749_d879b4bbed_b.jpg" border="0" class="linked-image" /><br />A few businesses along Mich Av<br /><br /><img src="http://farm3.static.flickr.com/2129/2131499275_bd909152eb_b.jpg" border="0" class="linked-image" /><br />This is still an industrial building for a tile company, but I believe it is partially least by artists<br /><br /><img src="http://farm3.static.flickr.com/2312/2133854411_3f96d00188_b.jpg" border="0" class="linked-image" /><br />A building that was once boarded up and abandoned is now occupied by several businesses.<br /><br /><img src="http://farm1.static.flickr.com/44/115003645_046c32dc2a_b.jpg" border="0" class="linked-image" /><br />The stable is a very popular business for buying bikes, snowboards, and skies<br /><br />I have tons more photos.  The area is quite active and full of college students.  It's sad that most people who visit Saginaw never see this area.  There's also some beautiful homes nearby. Awesome.  Now I can't wait for the smokers to say they'll all stay home from the bars because they can't smoke there anymore (yeah right).<br /><br />I think Bishop reads this site.....<br /><br />As a side note, and as an ex-smoker, I can attest that it does affect your judgment on a lot of things, especially cleanliness, littering, and respect for others.  You get trapped into this "us against them" mentality.  It must be the nicotine or something.]]></description>
