		<description><![CDATA[Hi there, and welcome to Providence!<br /><br />Most of the recs here are quite good.  I've lived on the East Side for four years, and am currently looking for a house myself, so I can give you some perspective:<br /><br />- PRICES: Single family prices, especially on older homes, have really held up on the East Side.  Most desirable homes are still going for 5% or less than asking.  Many sellers here also seem to have money and are willing to wait for "the price we deserve."  Multifamily prices, though, have plummeted as condo converters have vanished with the health of the economy.  On the flip side, though, because of this price plummet, very few multifamilies in habitable condition are on the market on the East Side.<br /><br />- LISTINGS: Most properties I've seen are actually hitting MLS.  Few are selling otherwise, if for no other reason than the market is strong and people want the best price.  <a href='http://www.riliving.com'  target="_blank" onclick="javascript:urchinTracker('/outgoing/www_riliving_com');">http://www.riliving.com</a> is the best MLS listing site.  Also check out www.residentialproperties.com.  For better or worse, they dominate East Side listings, with about 75% of the market.<br /><br />- LOCATION: Definitely talk to people who live here to get a sense of location.  I cannot emphasize how important this is anywhere in Providence, the East Side included.  This is especially key for Fox Point and Mount Hope.  Wayland Square, College Hill, Blackstone, and Elmgrove are <i>generally</i> predicably desirable, but even here one needs to be careful.  One street or block over from another can make all the difference in the world between desirability, crime, and resale.  <br /><br />For example, a friend of mine bought a gorgeous 3 bedroom condo when he moved here at what he thought was a good price (coming from San Francisco), he really liked the street of pretty and genuinely historic homes, and it was 2 minutes from his job and tons of shopping.  Of course, no one mentioned to him it was about 300 feet from Hope High School which, for a variety of reasons, isn't at times the best place to be and he didn't even know it existed until after living here a few weeks.  Now, 3 years later, he's had vandalism problems and in a glutted condo market he's trying to sell his place.  His realtor (uselessly) lamented that if he was only a few blocks farther away from the high school, he'd probably be able to get a 50K more for it.  He won't come close to breaking even on any sale now.<br /><br />- INSPECTION: Get anyplace you look at inspected!  I've heard horror stores of realtors (even buyers agents!!) encouraging people that, "Oh, trust me, I've looked this place over.  It's in great shape."  Every home on the East Side in almost every price, from entry level through sky's-the-limit range needs LOTS of work, and due to the many economic fluctuations in Providence's history (many beautiful historic homes may have gone from mansions with servants to students apartments to multifamilies then back to student apartments and then converted back to single families) there is a <i>TON</i> of "deferred maintenance" on many homes.  <br /><br />Feel free to contact me with any questions or recommendations (email from my website at www.garrisphoto.com). 		<description><![CDATA[Currently, I would say the best place to sit and have a beer is The Hot Club, and if you get a place in Fox Point, it is an easy walk!<br /><br />Something to remember: Providence does not have overnight on street parking, so make sure whatever apartment or house you get has at least 1 parking space for your car! <br /><br />Federal Hill, where DePasquale Plaza is, is an easy trolley ride to Brown, btw.]]></description>

I go out of my way to use the Providence station as a sign of support for rail service to RI (not S. Attleboro).  I will do the same from Warwick when thats built...</description>

The "Three Sister's Ice Cream" on their menu wasn't so hot, being somewhat chewy, chalky, and having a lot of ice shards.  It's the first post-Maximillians Three Sister's ice cream I've had, and supposedly they have the same equipment and recipes, so my expectations were high.  I don't know if it's Red Stripe's fault (did the ice cream melt a bit then they refroze it?) or Three Sister's fault in the production.]]></description>

But a deli, grocery store, conveinance store would be nice on the first floor of the new buildings.  the other parcel that could be developed is the east side of station park.  Next to the train station.  Some small buildings could be added with retail.]]></description>

		<description><![CDATA[I tend to think that once H2O place and CapCove fill up with residents when the market recovers enough, that there will be a critical mass of people needing more living amenities.  BCBS's monday - friday presence will also help push demand in this area as well.<br /><br />In 2 years, the commuter rail extension to Warwick and Wickford will also draw more people to the train station area which should add to the overall demand for food and light retail. Capitol center was never historically anything; a chunk of land surrounded by a river, another river, a mall, and (essentially) a freeway.  There were never any streets there, or any real precedent for anything "urban", so it was developed in a completely autocentric Stamford-y way.  I don't know that it's really possible to do the same on the 195 land without completely destroying the street grid and thus turning downtown into a perpetual traffic jam.]]></description>

		<description><![CDATA[While I certainly agree that the retail in the area is a bit on the paltry side so far, I'm also certain that this could create sufficient demand for future developments to include significantly more retail.  If you consider the available building space on the Citizen's parking lot (which I think has the potential for 3-5 towers), the Marriot lot, and the triangular parcel (12?), you have the potential to provide a retail corridor from the train station towards Westminster (at least until Kennedy Plaza, which could also benefit from small retail structures).  If this were to happen, I think it would totally remedy the "Stamford dilemma" that we're currently facing.  What I'm hoping for is a couple more residential towers to sprout up, but I have a feeling that the hypothetical phase 3 of Capitol Cove may end up being the last hope for more residential towers in that immediate area.  Most likely, we'll end up seeing a couple hotels and office buildings. What I wouldn't do for somebody to build a condo tower with units within more reasonable price ranges though, even if they're tiny units.  I think that would do a considerable amount to help support a useful retail area than the current mix of uses currently do.]]></description>

Our goal sat night was a three courser, price not a concern, just a "dining vacation" as discussed before.. <br /><br />So we found some kickass reviews about <b>Nat Porter </b>in Warren online, saying they had all these great quirky vegetarian dishes (the lady who actually tolerates TheAnk on a day to day basis is a vegetarian) that looked good enough for even a carnivore like myself to eat.. They said they use local ingredients and organic when possible (big points for Ms. Ank).. So we jumped in the vehicle and drove over there.. <br /><br />We get there, sit, and look at the menu, its a friggin STEAKHOUSE, totally different menu, not one item the same.. We decide we drove out there, so we'd make it work.. Order drinks from our valleygirl suburban spoiled barringtonian, and she brings back two random drinks.. I would think with all the pre-teen drinking going over there that she would know what a dirty martini and a reisling is.. <br /><br />We procede to order, I ask for the specials, she basically hands me a crumpled up piece of paper with them written on them.. My gf orders two of the only veg options on this new menu, I order a surf turf.. The waitress comes back with our correct drinks and tells us they dont have the veg ap.. So she opts for a salad.. She comes back a minute later and says they also dont have the veg entree.. <br /><br />For the first time ever, we bailed on a restaurant... I told her if to cancel our food order, and we will pay for our drinks and leave.. She says ok.. 2 minutes later our salads arrive.. I call the manager over, let her know the debacle that just happened.. She offer to pay for drinks.. I say f no.. I dont want your charity, I just want a good meal.. We pay for the drinks and bolt.. Word of advice to restaurants.. There are vegetarians in the world.. You need to offer two choices for these customers.. AND NEVER, EVER have NO OPTIONS.. Ridiculous.. <br /><br /><br /><br />Beaten down from suburban ignorance and pomp without circumstance, we return to restaurant mecca, PVD semi-defeated.. We decided to park on North Main and hit a place there.. We happend upon <b>XO Cafe</b>, which although also a steakhouse, at this point we just wanted FOOD.. We sit down and had one of the best dining experiences in recent memory.. <br /><br />The waitress was perfection.. The food was great, the lineup for us was: Apps: lobster wontons and the artisan cheese plate.. Perfection.. Salads: XO wedge and a ceasar.. Pretty good.. The lady opted for fried artichokes and truffle fries for entre while I went with the filet.. The only down all night was that the brandy peppercorn was not a reduction, and it was served on the side.. Too boozy.. Other than that minor detail, it was a perfect meal, perfect waitress, perfect setting.. <br /><br />What a huge contrast.. Nat Porter, dead to me.. XO, in the rotation.. Granted XO might have won points by our prior experience @ Nat and shined in comparison, but I don't think so.. I dropped a huge tip out of appreciation that XO and out server allowed us to complete our dining vacation.. <br />]]></description>

And no, there is no review or report available, but I may be going there today. 		<description><![CDATA[The only views they had were from the river looking at the north face and from 95S looking in a southwesterly direction.  It would appear that there would be surface parking in front of it (the 903 side), but wide and shallow.  The building was indeed much larger & longer than I thought.  I counted floors and it was indeed in the 9-11 range.<br /><br />The glass portion reminded me of a cross between the GTech logo structure with the sharp corner of the BCBS HQ bldg.  The rest reminded me of the marriott on Memorial (red-brick).<br /><br />Picture a building that Dave Brussat loves on one end and hates on the other!]]></description>

The Woonsocket line should be express to North Providence, picking up pax only, and then continue to Woon. This line should also be $2. Other lines could be identified. At one time the 99 and 42  bus had an extra nickel fare once you went from one city to another and this is when fares were as low as 50 cents. <br /><br />The real problemwith the fare increase is the transfer fee going from 10 cents to 50 cents! Newport to Providence $1.75, Hope street to Broadway $2.25. I have a problem with that. I talked to Mark Therien of RIPTA and he says they hope this entices people to buy monthly passes. <br /><br />Overall I would prefer a two tiered rate system based on distance with free transfers and a simple $1 fare each time you get on a local bus within one of the zones. I am a public transportation advocate but I think there are some issues. " <br /><br />RIPTA's mission is to provide all publc transit within Rhode Ilsand. That is why the Newport run was purchased from Bonanza almost 30 years ago. Also bought from Bonanza was the Riverside/West Barington run. RIPTA bought the rights to its Route #9 bus from ABC busline.  RIPTA also took over the privately owned Newport service. In fact, it is not legal to have a privately owned scheduled bus line serving point to point within Rhode Ilsand unless it is in conjunction with interstate service for pickup only.<br /><br />The MBTA does not provide local service in the Attleboro area because GATRA serves it.  Other Massachusett cities have state subsidized bus lines.  GATRA's fare is $1.50 with no transfer fee and serves Providence-Taunton with 4 weekday runs. <br /><br />I have a problem with the one state/one rate fare structure. I do agree express service should have a premium fare. Many city bus lines actually charge more during  commuter hours, similar to the higher fares on MBTA commuter rail during commute hours. Local higher fared lines could go express, such as the Washington bus, and then have a fare of $2. The Woonsocket line should be express to North Providence, picking up pax only, and then continue to Woon. This line should also be $2. Other lines could be identified. At one time the 99 and 42  bus had an extra nickel fare once you went from one city to another and this is when fares were as low as 50 cents. <br /><br />The real problemwith the fare increase is the transfer fee going from 10 cents to 50 cents! Newport to Providence $1.75, Hope street to Broadway $2.25. I have a problem with that. I talked to Mark Therien of RIPTA and he says they hope this entices people to buy monthly passes. <br /><br />Overall I would prefer a two tiered rate system based on distance with free transfers and a simple $1 fare each time you get on a local bus within one of the zones. The cost of transfers would disappear and the lower one way fare could encourage more one way trips. <br /><br />Hope to see you at a RIPTA forum!]]></description>

Let RIPTA do the rest.  The only other bus service I can think of is CT Transit.  But they only cover the New Haven, Stamford, Hartford, and Waterbury areas, which covers most of the state's population.  Greater Bridgeport has its own service (GBTA).<br /><br />Is there really a plan to widen 95 south of exit 9?  That seems like such a waste to me.  I drive it a lot going to CT to see family (usually on weekends when traffic is worse) and I don't see the need for it to be widened.  So I completely agree with you on that one. 		<description><![CDATA[As an aside, I think it is important to remember the consumers' bottom line...For example, I am looking at commuting from my new home in Northern VA to north of DC to College Park. It will cost me about 14.00 per day to do so. Is that cheaper than driving? Fare increases have to make sense to people. To get cars off the road, to get people to use transit it has to be cheaper in one way or another, than driving. Since I only have to pay for parking at the metro stop (4.50) and have free parking at my office in college park, i am not sure it is cheaper for me to take metro every day, although it sure is nice to have someone else drive through the traffic!<br /><br />Some pros about the metr
