		<description>I heard that if Orlando got this CSX deal to go through that it would help Tampa and Lakeland get rail transit. I did not here how that would work out though. If you have more freight demand on those rails in Tampa-Lakeland how is that goning to leave room for Transit? Sorry, if I missed the answer on a previous post. The word did not get out here in Tampa as to HOW we benefit.</description>

It has been 1 ½ years since we started the project and I happy to announce that we are unveiling the first residential condo as part of a charity show house tour supporting the Dove House Children’s Advocacy Center.  Our last condo project was featured in Uptown Magazine this month.  This project will be featured in national press.<br /> <br />I hope you can all stop by and check out the condo and support the charity.  The tickets are $15 at the door and 100% of the proceeds go to support the charity.  Plus, you can see why we are so proud of the project.  The condo turned out really fantastic and provides a glimpse of how special the other 7 homes will be. As part of the project, we got the building listed on the National Historic Registry.  And we really put our heart and soul into making this one of the more special places to live. This is the site for the Interior Design Society in Charlotte.  They had a team of designers come in and pick some amazing furnishings and design touches for the home. 		<description>On Monday City Council is expected to approve the construction contract to build the new Baxter St bridge. If it is approved then the new bridge reconnecting Kennilworth with Kings Dr will open by this time next year. I remember when the developer was pushing the city to accelerate the Baxter St bridge because it would allow them to build the 15 story condo tower....I wonder if that is still the case with all of the changes in the market.</description>

It seems to me that this is something at which Greenville trails Spartanburg, for sure - but through your efforts and the efforts others, it seems we're making great strides.  If the city hasn't applied yet - how far off do you think it will be before we've applied and are recognized at the Bronze (or better) level?  What more need to be done?]]></description>

As part of the Florida Music Festival, there will be a drawing for a Les Paul, so I wonder if they plan on giving it away at a grand opening ceremony???<br /><br /><img src="http://img118.imageshack.us/img118/2121/gibson1ab5.jpg" border="0" class="linked-image" /><br /><br />And this was taken Friday afternoon at Lake Eola.  An artist was creating a sidewalk chalk sign for the Rotary Sidewalk Art fest or show today (going on right now as I type).  Not sure exactly what it is called.  Art can come in many different forms and it is good to see that art is being incorporated more and more at different functions.  In this case, it <i>is</i> the draw. Preliminary recommendations are going to be released to the public for comment this Monday.  The neighborhood and city both agree that they want a cohesive vision for the area before allowing any of the planned redevelopments to proceed.  Also, Chris Branch is supposed to be reengaging the neighborhood next week with his updated plans for the Roy White site, which I assume are meant to conform with the city vision????  He was part of the design charette I believe...</description>

The state voted for President bush by about 56% to 44% in 2004, but they also reelected Easley as Governor, we elected a democratic majority to the house of Representatives, as well as the state house and senate the same year.<br /> Wilmington/New Hanover County voted for Bush for president, but voted for a democrat for governor, sent a democratic rep. to D.C., and elected an openly gay democrat to the state senate.<br /><br /> State geography does not help McCroy for his run as governor. The western Piedmont, foothills part of the state voted mostly republican for governor in 2004, with the exception of Mecklenburg County which voted 59 to 40 percent for Easley. They are a few mountain counties that went democrat by a thin margin 52% or less, but an equal amount of eastern counties that went republican narrowly with populations that almost balance each other out. This is the way North Carolina Counties usually vote "red or blue" no matter where the candidates are from.<br /><br />His best bet may be to appeal to urban areas as a big city mayor who understands their needs, although most urban areas in N.C. vote heavily democratic in the last few elections, including Charlotte, he may get enough collective votes, if not the majority from urban areas, to have a chance. He needs to win Charlotte Metro by a big, big margin to have a chance to tip the scales.<br /><br />How has McCroy won in Charlotte, a city that usual votes democratic? Does he win by large margins or just squeaks by? Why do people vote for him?]]></description>

I know there are already drawings for the final phase in place that show a building of eight to ten stories. I tend to think that a building of that size would fit in better at Riverplace. I somehow cannot picture a 30 story building there. It seems like to me that a building like that would overpower the others. Don't get me wrong, I love tall buildings. I still remember the first time my dad took me to the top floor of the "Daniel Building". It seemed like I was touching the clouds. I've been looking forward to a taller building for 40 years now. But we do have plenty of other spots for the tallest building, like the Gateway location.]]></description>

		<description><![CDATA[I don't remember when I 1st came across this oddly named fast food joint but it was within the last 8 months. I wondered if they were affilliated with Quaker State motor oil since their colors and logo are similar, still not sure. The term, "steak and lube" sounds really offputting, but apparently they have killer wings. <br /><br />The reason that I'm posting this is that it looks like we're getting a franchise here in Greenville. Besides looking @ the TBA's in the Journal each week I like to look at who's applied for liquor licenses. Last week I noticed that QS&L did exactly that. Has anyone ever been to one, and if so, good or bad? Summit, a 16 acre, 294 unit development atop the hill between Hill Place and Razorback Road is in the early stages of the city planning process. It is being developed by the owner of the Hill Place site, although Hill Place is being developed by Place Properties. According to this article the two will have over 1,000 bedrooms in over  500 housing units- quite a large impact for south Fayetteville. <br /><br />Increased off campus student housing is needed if the university's plan to add thousands of more students is to be realized. This area is just south of campus and so is a logical area to add student housing. 		<description><![CDATA[Well, to update the big bridge in downtown Bristol is finally completed and about to open.  I cannot wait to see the view of downtown from the bridge.  I know there will be a nice view of Shelby Towers from the bridge (as you head toward Martin L King Jr. BLVD.), but not sure about the other parts of downtown.<br /><br />I think the new downtown restaurant is about to be built.  <br /><br />Still NO word on the downtown parking garage, or the "20+ story" building that I heard was proposed for downtown.   <img src="http://www.urbanplanet.org/forums/style_emoticons/default/dry.gif" style="vertical-align:middle" emoid="&lt;_&lt;" border="0" alt="dry.gif" />]]></description>

		<description><![CDATA[Okay, I am absolutely not happy about this project.  So they plan to tear down a very strong 80 year structure that has likelihood of eventually being an historic building in the city to build a new project at the same scale!?  Are you kidding me?  Why not just keep the structure and do like put a glass curtain wall just outside of it to give these residences both their glass and their rights to say they live in a historic building.  <br /><br />It is one thing to tear down a building like this because you need to build something of such grand density that it becomes an impossible economic equation to keep the old building.  But this is practically the exact same scale expanded out to the rest of the block. There is no question that a builder could build this design on the other 3/4 of the block and fitting it around the structure of the existing Cottington/Polk building.<br /><br />It is late and I am cranky, but frankly, this is a case in point that Charlotte has no soul.    You know all those buildings that we tore down that we wished we still had?  Well, this is one of them, and it is still standing and just needs some amigos to put up the bricks again with some new mortar.  Give me a break.]]></description>

		<description><![CDATA[I do agree, that side of UC needs some cleaning up.  Or really, just take a giant wrecking ball to that whole strip and put something of value in.  Which restaurant are you talking about?  The former RJ Gators is some kind of "club" at night so it looks abandoned most of the day.  I wouldn't say that the area is filling up with lower end retailers as the ghazi development is not the only developer in UC bringing retail in.  Remember that Crescent's development and the development along McCullough is slated to bring in newer retail which will hopefully aim to serve the higher priced rental units on that side of UC.<br /><br />Everything in UC is geared towards the highways.  Hopefully these new developments will gear more activity onto some of the secondary roads giving more opportunity for the major big box developments to rethink their design.  These new developments are at least a small step in the right direction to help UC grow away from the major roads.]]></description>

		<description>I like that the Carlisle Group continues to adjust plans as needed to move the project forward. I would much rather see an impressive new taller tower on that site, then to see the project linger and hinge on hopes the economy turns around sooner rather than later. This is positive news IMO and I look forward to seeing the redesign.</description>

Plus UC seems to be filling up with lower-value merchants and some vacant storefonts... although the expansion of Ghazi's commercial center at Tryon and WT Harris is the (current) exception to that.<br /> <br />Go down WT Harris beyond Old Concord Road, and frankly the area begins to feel "sketchy".]]></description>

For whatever reason, at this point, Main Street has not developed like that. I'm not sure why it's such a big deal that "Main Street" become that when it already exists in other parts of downtown - the Vista and Five Points. As far as Thai Restaurants, there is a wonderful Thai Restaurant - Baan Sawan in Five Points and I think there is one on Taylor Street, too. All of the restaurants you listed are downtown, they just aren't on Main Street. Why is there such a fascination with Main Street being the center of nightlife? If we continue to push residential and hotel development in the Main Street area, then more restaurants and retail will follow. As far as the homeless are concerned, I work downtown, go to a gym (mostly at night) downtown and frequent the Vista and Five Points. Yes, there are some homeless, but other than them occasionally asking me for money, they leave me alone.]]></description>

Hard to put anything other than comedy or other 1 to 2 person acts in there before sound overwhelms the audience. Load in/out is through a small elevator that last time I put a show into it broke halfway through load in, so we had to haul more stuff up that darn stairway (the stuff that was too big for the elevator in the first place).  No dressing rooms.  Nice bar area though.<br /><br />On another note I am excited to find out that Joe Volte has joined Theatre Projects Consulting.  The concert/ballet/opera house at the DPPPAC will be better for it I'm sure.]]></description>

		<description><![CDATA[I sure would like to know who owns/runs local retailer "<b>Know Style</b>."  They are showing up in every mall, in prime locations.  They have no website so they must not be national.  The latest store is in the highly-desirable former Polo Ralph Lauren store in Lenox.  It's on the first level, in the middle concourse of the mall - the highest traffic area.  The store is a large space and would be perfect for a great high-end retailer new to Atlanta.  Yet Simon has chosen to lease the space to this Know Style store with their tacky cardboardish sign.  How the heck do they afford the overhead??  In Perimeter Mall, they're in the old Forth & Towne spot.  I always find it tacky when a store opens and just uses their predeccesor's layout.  <br /><br />In other Lenox news, the relocated <b>Pottery Barn</b> store will, at 33,000 square feet, be the largest Pottery Barn in the chain when it opens later this year.  Pottery Barn Kids will relocate to the existing Pottery Barn.  J. Crew's concept <b>Madewell</b> is opening next to the new Pottery Barn in Lenox as well.]]></description>

I'm happy with more density, although a true mixed use project with a nice office building or hotel would be better. I am actually quite happy with the scale of the project, especially from a pedestrian point of view. Not to mention this has more of a chance of getting of the ground than a highrise, and thats what matters in this market, keeping ur head above water in the flood.]]></description>

		<description><![CDATA[I love residential towers, but I think this is way out of scale for its surroundings.  tall residential towers do wonders for cities, but they have to be close enough to each other to create a residential density.  based on surrounding buildings, and its location near the river/park it is way out of scale.<br /><br />that being said, the new sewage treatment plant site will completely change the area and turn this into a new residential high rise community.  but at the time this project I think wa a little reckless.<br /><br />there is a 11 and a 9 story building next door, but other than that there is nothing over 4 stories tall for 9 or so blocks!]]></description>

Instead, the rest of the state pays for their mistakes, and they plow ahead with making the same mistakes over again (more more more!)  It is a good deal for them to not have to raise impact fees or real estate transfer fees when everyone else foots the bill for their 22 new bridges and 10 miles of four land highway.  US 70 was already built to freeway standards from west of Smithfield/Selma to east of 95.  There isn't much industry that way, so the roads built with tax dollars are not to attract jobs but to make Johnston County homes and strip malls more atrractive.<br /><br />Signs for the new bypass are already up and covered on 40.  The "business" designation over the current US 70 to Clayton from I-40, with a temporary blank green piece covering it.  The sad thing is this project drew money from the DOT area that also incudes Wake County.  I-40 from the Wade Ave split to 1/64 had to stay at two lanes each way while Fred Smith, umm I mean Clayton, got a bypass for the uncontrolled growth (Super Wal Mart, other shopping centers) on their old bypass.  All the while sucking life out of the original downtown (slowly improving due to arts while the swelling population barely notices) built on the train tracks that are still maintained.<br /><br />I-40 will still be two lanes each way down there (for now), so the congestion will be somewhat relieved and shifted.<!--QuoteEnd--></div><!--QuoteEEnd--><br /><br /><br />Please note that the Clayton bypass has more to do with the entire US 70 corridor east of Raleigh than it does with Johnston County growth (http://www.ncdot.org/doh/preconstruct/tpb/SHC/studies/US70/). I started school at NC State in 1995 and since then, I have been making the long drive to number to visit family.  US 70 is one of the most important corridors in the eastern part of the state and for the sake of regional and statewide mobility, the bypass of Clayton is a necessity.  <br /><br />I do agree that local governments need to take better steps to manage growth.  However, the growth that we have had in not just Wake County, but Johnston, DUrham, Orange, Franklin, and other surround counties are partially responsible for the Triangle being what it is....still one of the best places to live.]]></description>
