		<description><![CDATA[As I predicted Roy Carroll is the downtown developer that is going to develope 4.5 acres of the 6 acre former Chevrolet dealership lots next to NewBridge Bank ballpark. Roy said the buildngs there will be no higher than 6-stories but he said something. Roy Caroll also owns the former Guilford County Tax building and lot. That lot is located at the corner of Eugene and Lindsay Street across the street from the ballpark. Roy say he envisions a building there that could range <b>between 6 and 30 stories!</b> We now know of 3 potential Highrises. 		<title>Heart of the Triad</title>

		<description><![CDATA[Taking a quick look at the <a href='http://www.partnc.org/images/HOT_Land-Trans_Vol_II_32207.pdf'  target="_blank" onclick="javascript:urchinTracker('/outgoing/www_partnc_org');">preferred master plan</a> for HOT, I'm going to have to agree with transitman that this is not a very smart plan with respect to sustainability or strategic planning.  Of all the pages in the plan, very little is dedicated to transit... seemingly an afterthought.  They even contemplated a new freeway in this area--as if the Triad doesn't have enough freeways on the drawing board already.  I'm afraid this is business as usual planning when you develop several thousand acres with up tens of thousands of jobs and homes served by a single rail stop and a few bus routes thrown in for good measure.  This is not a smart plan at all.  I wish local planners would learn what not to do from RTP and instead focus on developing each of the downtowns, and connect them with transit service.  Building HOT will <b>create unecessary competition</b> for PTRP and the downtowns.  This massive greenfield development model does not makes sense in an era of $4+ gas and dwindling fiscal resources.<br /><br />My recommendation would be to:<br />(1)<i>limit</i> development in this HOT area preserve some open space and greenfields that we'll be wishing we had in 30 years.  Why not a large preserve nature park or allow some wineries or farming to take place?  I know the Yadkin Valley is an emerging wine region... why not here?<br />(2)Develop TOD nodes near potential regional rail stations in between Greensboro and Winton-Salem.  This could actually help focus new development in areas that can handle it over the long term and potentially help fund the rail system through TIFs or MSDs (portion of tax revenue helps fund project).  The regional rail will also tie Winston, PTRP, & Kernersville into the SE high speed rail project at Galyon Depot, connecting the region to the virtually the entire east coast via rail.<br />(3)Focus more energy and efforts on marketing and developing the downtowns, which have a ton more character and potential anyway.]]></description>

I wonder who the local developer is? Could it be Issac Cain, the developer of the conceptual Greensboro Triumph Center? Could he be building a small scale version of his orgional plan? While many believe the project is completely dead, city leaders are still mum about it til this day and have said "no comment". Or could it be another developer like Roy Carroll that could be planning a mixed-use residential development? I do know that Roy Carroll was interested in land around that ballpark a few years back. My guess is that there is a good chance that any proposal could include alot of apartments. There is a very high demand for downtown apartments due to the poor housing market. The new CityView Apartments are almost completely leased out. If its not Issac Cain its likely Roy Caroll or John Kavanaugh. They have already invested in downtown and both developers have future plans for the center-city.<br /><br />At any rate this is good news because we havnt heard of new downtown development news since last summer when the media was all on Issac Cain's mystery project. Hopefully 2008 will pick with more projects. DGI did say that there could be several "office projects" proposed this year.<br /><br />On another good note, the News & Record reported on the new SIDE TRAX restauraunt that will be opening on Barnhardt St off of South Elm. The restaurant will offer upscale casual dining in a 1900s era building next to the railroad tracks. 		<description><![CDATA[There have been a lot of reasons for the US 52 delays.  A big factor in the city not getting much money for US 52 improvements is the loop.  Years ago, all the state's largest cities had outer loops planned and funding was established to pay for them in the late 80s.  Problem is, it took much longer to build them than expected, and the money is running out, and now there are too many mouths to feed.  Also, Winston's loop was delayed, I believe, by a lawsuit that held up the project for quite a few years.  Just to show Winston's not alone, Durham's loop was opposed vigorously by the residents there and advocates for protecting the Eno River.  Now the loop will not be built.<br /><br />One possible past for Winston would have been to forget about planning for a freeway loop, and focus on moderization of the existing highway network like old 40, and 52, the two arterial freeways, and complement that with a streetcar or enhanced transit service.  When we look back years from now, the loop system might be looked at as one big 25-year distraction from designing a transportation system that moves people, complements urban land use, and focuses infrastructure investments in a strategic way.]]></description>

Every development should be critiqued in a similar manner.  <br /><br />Unfortunately, I think the greatest influence in developments is money.  Building walkable communities including housing and commercial opportunities is still hard to come by in new developments.  A typical builder buys a tract of land with the idea of making money off of it.  Spend only what you have to make your shopping center nice enough to attract retailers.  The government could step in and tell people specifically how they should and shouldnt develop the property they own but with too much of that and sacrifice our liberties.  I don't know what the answer is.  I applaud developments and developers who do build walkable communities.  We still have a long ways to go.  But I don't see many significant walkable communities until the general public demands it and it becomes financially rewarding to oblige these people.<br /><br />Just my thoughts.<br /><br />Great stuff!]]></description>

		<description><![CDATA[Your documentation here is, in a word, terrific.  However, there's one problem with your methodology- you drove to the site and walked.  How far is this from any housing?  Is there any housing on site?  Where is the nearest apartment complex?  I imagine that walking to the location from the nearest housing might have considerably impacted your score.<br /><br />Here's another question- those spaces for compact cars- it looks like from the camera that they were placed farthest away from the stores.  Is that true?  If so, the SUV drivers are rewarded.  (It may be there are other stores out of view to the left, making this better than it looks in the picture)<br /><br />There is probably better than average suburban strip mall ped circulation within the parcel, but I'd give it a 3 or 4/10 at most.  <br /><br />Don't get me wrong, though.  This type of photo analysis should be done much more often in the development process. I hope you share this work with the planning dept.  I like your approach and your eye for details. The key is for Avant to hire a talented architect who knows Winston-Salem and the site, but who isn't mired in superficial discussions of style in place of thoughtful architecture.  Niemann's architect, Davis from Raleigh didn't demonstrate that they have much vision and understanding of creating interesting urban architecture any more than any of Winston-Salem's architects have.  Hopefully, Avant will take a risk on architecture rather than play it safe and create something truly inspiring for Civic Plaza.  Fingers crossed...]]></description>

		<description><![CDATA[Not to state the obvious, but Wendover is particularly shameful. Check out the bus stop in front of Wal Mart; just a sign on the berm along 8 lanes of traffic- no sidewalk, no shelter, literally just a mudpatch on the side of the road. Forget having to walk across the parking lot to get to the store, there's not even a proper walkway to get you from the "bus stop" to the parking lot- just a cowpath worn by the elderly and single mothers carrying a baby in one arm and groceries in the other. Makes me embarrassed to be a taxpayer.]]></description>

		<description><![CDATA[This is a new topic that I was inspired to start while walking around the new outparcel development near the new Wal-Mart on Peters Creek Parkway in Winston-Salem this afternoon. The goal of this thread is to have members post their reviews regarding walkability and asthetics about new or existing retail, residential, or mixed-use projects in the Triad.<br /><br />The Triad is known for its reputation of rubber-stamping every cheap, suburban-sprawl project that one could imagine. This often leads to unconnected and congested developments and, ultimately, poor walkability and density. The failure to stick to a master plan for a neighborhood of a city or impose new zoning regulations continues to increase our dependence on the automobile. Perfect examples of this are Hanes Mall Boulevard, Wendover Avenue, University Parkway, Kernersville, and eastern Guilford County/Burlington. City/county governments see the perfect opportunity to catch-up to other cities and gain bragging rights, yet they do not look at the long term impacts of the development they just approved will have on the land, community, and region. Sure, it may bring in extra tax dollars and encourage other developments to be built, but will it enhance the character of your city and be an eternal product that future generations can enjoy? Most of the time the answer to this is no. Though there are developers out there that do not abuse the power they have and try to better their community, even if it means putting out a little more cash and not getting that big return you could have had. These are the ones each city wishes they had. Then there are those who will rape the land they have by putting up an EIFS monstrosity that does not greet the sidewalk/street in an appropriate manner and creates an eyesore that has its days numbered until a developer will demolish it and start new. City councils should see beyond the dashing suits and propaganda that lies in front of their eyes and approval stamp/pen. <br /><br />---------------------------------------------------------------------------------------------------------------<br /><br />My first review is of the new retail village in front of the new Wal-Mart on Peters Creek Parkway in Winston-Salem.<br /><br />I haven't traveled to this side of town in about two months, and, while driving down Peters Creek, it hit me that this area is poised to become the second coming of Hanes Mall Boulevard. Sure, I've thought about this and discussed with all of you, but when you realize the residential and retail developments opening up along this stretch of road this will definitely be a catalyst for future developments. <br /><br />I parked in the Wal-Mart parking lot and walked over to this new center. This was the first time that I had actually studied in person the new pedestrian features added because of the zoning ordinances passed by Winston-Salem two years ago. Needless to say, it wasn't a walk in the park (no pun intended) crossing over parking space after parking space to reach this center. The 'oasis of hope' was the new bus stop put in by WSTA and the developers.<br /><br /><img src="http://farm3.static.flickr.com/2112/2444014557_4845b03e1b_b.jpg" border="0" class="linked-image" /><br /><br />This space provided ample room for riders with many shopping bags and a roof incase of rain. Very appealing for downtown residents who wish to grab those not so easy to find items on Fourth Street!<br /><br />Now, here came the obstacle of crossing entry points that lead into the parking lots that have no stop signs and are usually sped through by careless drivers. Not that this is a too effective traffic calming measure, but the cross-walk pictured below does make one feel safer while crossing the street.<br /><br /><img src="http://farm4.static.flickr.com/3192/2444862050_43f78c9fdc_b.jpg" border="0" class="linked-image" /><br /><br />Personally, I like the shape of this retail center. The parts of it are not too disconnected and the colors are pleasing to the eye, yet don't blend in with the Wal-Mart next door or the Lowe's across the street. It's not welcoming to be greeted by a nice fresh layer of mulch and asphalt. You want to be greeted and welcomed, not turned away.<br /><br /><img src="http://farm3.static.flickr.com/2121/2444876506_436d477a68_b.jpg" border="0" class="linked-image" /><br /><br />I was very pleased with the corner entrances and wide sidewalks. I was also impressed with the way the drive-thru was incorporated into the design of the center. The lane is not very wide and will cause traffic to slow down and look out for pedestrians crossing the street.<br /><br /><img src="http://farm4.static.flickr.com/3171/2444056989_e3996ab2a1_b.jpg" border="0" class="linked-image" /><br /><br /><img src="http://farm3.static.flickr.com/2409/2444887848_8c440611f7_b.jpg" border="0" class="linked-image" /><br /><br />I believe Quizno's and Burger King will share this eating space. The lack of floor to ceiling windows makes this area very uninviting and cold. Hopefully some lighting features and garden accents will be added to entice people to eat outside.<br /><br /><img src="http://farm3.static.flickr.com/2070/2444891256_82ce6da387_b.jpg" border="0" class="linked-image" /><br /><br /><img src="http://farm3.static.flickr.com/2330/2444928812_3065c69bc0_b.jpg" border="0" class="linked-image" /><br /><br />I don't know what it is with developers these days, but they seem to have a lack of taste when it comes to materials. This brick is the same type used in West End Village and was used heavily throughout the 70's and can be still be seen on Forsyth Tech's Bolton Street Campus. <img src="http://www.urbanplanet.org/forums/style_emoticons/default/sick.png" style="vertical-align:middle" emoid=":sick:" border="0" alt="sick.png" /> <br /><br /><img src="http://farm3.static.flickr.com/2398/2444932372_0bfd198935_b.jpg" border="0" class="linked-image" /><br /><br />The City of W-S recently installed these crosswalk guides, but it does little to provide safety for the pedestrian who has to cross 5-6 lanes of traffic and a median. The masonry crosswalk would have been nice across Clemmonsville Road, but I suppose that's too much to ask. <img src="http://www.urbanplanet.org/forums/style_emoticons/default/rolleyes.gif" style="vertical-align:middle" emoid=":rolleyes:" border="0" alt="rolleyes.gif" /> <br /><br /><img src="http://farm4.static.flickr.com/3071/2444108079_88761ed3a7_b.jpg" border="0" class="linked-image" /><br /><br /><img src="http://farm3.static.flickr.com/2395/2444111493_3e6e73bc96_b.jpg" border="0" class="linked-image" /><br /><br />Do these scream well hidden and easy on the eye to you? They sure don't to me...This developer must have collaborated with Boulevard Centro's WEV team or it must be the trend nowadays to be lazy and not "clean up after yourself."<br /><br /><img src="http://farm3.static.flickr.com/2379/2444124365_4aa4c7baa0_b.jpg" border="0" class="linked-image" /><br /><br />Personally, I like how the parking lot is raised higher than the sidewalk on this side. The park was awarded a federal grant of $42.5 million that will target the use of regenerative treatment for battlefield wounds. <br /><br />A few facts:<br /><br />- The Institute for Regenerative Medicine at Wake Forest will share the lead role in an academic consortium with the McGowan Institute for Regenerative Medicine at the University of Pittsburgh. The consortium will have more than 375 researchers from 17 universities available, including from N.C. State University and UNC Chapel Hill. <br /><br />- The institutes, along with those in a second consortium led by Rutgers University and the Cleveland Clinic, will form the Armed Forces Institute of Regenerative Medicine.<br /><br />- The grant is for five years. <br /><br />- In addition to the federal funding, Wake Forest and its partners will provide more than $150 million from academic institutions, industry and state and federal agencies for the projects, for a total of almost $200 million available for research targeting the armed forces institute. <br /><br />- The research by the Wake Forest institute primarily will take place at Piedmont Triad Research Park in downtown Winston-Salem. The macro threats to PTI are much bigger than what the local community, or even the region can do to respond.  PTI is already a second airport for RDU and CLT when the ultimate destination for inbound travelers is north of CLT or west of RDU.  <br /><br />The freeway loop around Greensboro is perhaps the least needed transportation project in the state.  It mostly serves inter-metro mobility for suburbanites living in Guilford county.  This has no effect on air passenger markets, since I-40 is already pretty close to PTI with decent access to the broader Interstate network in Greensboro.  Winston and Greensboro are growing, but at a slower clip than the RDU and CLT metro areas.  <br /><br />The question should not be how to save PTI- that framing is incorrect.  The correct question is how to maintain national and international travel access to the Triad?  The rail line is a resource that in a time of rising energy costs, that has no end in sight, should be put to use.  This means that instead of trying to "fix" PTI (which cannot be done because all the things killing the airport are mostly external) that the Triad becomes a strong advocate for the Southeast High Speed Rail project, and for intercity rail connecting Greensboro and Winston to the Charlotte airport.  <br /><br />PTI is going to stop being a major passenger airport eventually.  The question is whether or not the Triad will have more fast, energy-efficient rail connections to other cities such as CLT and Washington, DC that are more likely to preserve their air service.<br /><br />]]></description>
