		<description><![CDATA[Well, to update the big bridge in downtown Bristol is finally completed and about to open.  I cannot wait to see the view of downtown from the bridge.  I know there will be a nice view of Shelby Towers from the bridge (as you head toward Martin L King Jr. BLVD.), but not sure about the other parts of downtown.<br /><br />I think the new downtown restaurant is about to be built.  <br /><br />Still NO word on the downtown parking garage, or the "20+ story" building that I heard was proposed for downtown.   <img src="http://www.urbanplanet.org/forums/style_emoticons/default/dry.gif" style="vertical-align:middle" emoid="&lt;_&lt;" border="0" alt="dry.gif" />]]></description>

		<description>I like that the Carlisle Group continues to adjust plans as needed to move the project forward. I would much rather see an impressive new taller tower on that site, then to see the project linger and hinge on hopes the economy turns around sooner rather than later. This is positive news IMO and I look forward to seeing the redesign.</description>

I like how they said the main probably was the banks tough requirements on loans (via economy), rather than presales. I would love to see this break ground this year. Perhaps the old thermal site should be kept mostly as a green urban park.....a "front yard" for all those new downtown dwellers.  Toss in some gardens, fountains, trees and lush turf and it could become an awesome addition to the riverfront.]]></description>

		<description><![CDATA[ParkAve--<br />    Tony's problem isn't selling the most expensive condos high up, as a matter of fact the 5 million penthouse on the 70th floor is under contract (not just reserve), and I believe the there were more on the 65-70th already under contract. <br /> <br /> I agree with Plasticman and blame the economy. This building needs lax lending requirements to get it off the ground so the buyers on the bubble will put forth the money; and I believe it will sell out once it goes under construction.<br /><br />As far as the April Marketing, I know for a fact that Tony is waiting for the economy to settle down before he puts for the marketing compaign, which yes was supposed to be in April. <br /><br />Hopefully the economy and lending requirements will improve very soon.]]></description>

		<description><![CDATA[The number of floors of this building isn't what is holding it up.  It is the economy.  If this project had been approved back in 2004 or 2005 it would be standing tall today.  Going higher is expensive but I cringe when I hear someone mistakenly say things like "Such and such city isn't ready for a building this tall".   There is no "ready" to it.  That premise just doesn't make sense to me.  The only thing that matters are the local height restrictions, the infrastructure of the area like water, sewer, etc.,  and the demand.  If all are in line, you could build a 2,000 foot tower in a Nebraska cornfield.<br /><br />Does anyone know how his April marketing push is going?  I have the feeling if it were good news it would be all over the media.]]></description>

		<description><![CDATA[Does anyone have a link to that fox story, I thought I saw a fox story about a week or so ago, and I wonder if it's the same one. <br /> <br /> I don't think reducing the # of floors is an option, just because he'd have to get it passed by mdha and then start from scratch. I think the economy is a huge part in the delay, but I read in the Economist yesterday (which is a negative magazine IMO) that they think the worst of the credit crunch is over. <br /> <br /> Would it be possible to turn some of the condos into apartments? I believe this might add a bunch of money to the project and maybe get it off the ground sooner than later.]]></description>

The ST spaces seem awfully expensive. Part of the RE bubble was folks overextending themselves to get double-digit returns on as expensive a property as one could get financing for. A 10% appreciation on $500K is twice that of $250K, right? Unfortunately, a 10% depreciation is twice as much of a hit on the more expensive property, as millions are learning. The real question is, if you buy it, will someone be there to buy it form you at a price reasonably close to what you paid? <br /><br />For me, the trend to living downtown is not the same as living downtown long enough to make buying smarter than renting. I think that Nashville is and will be for some time a suburban city, and folks will migrate to the suburbs to raise families more often than not. For the prices of many of these condominums, there are lots of choices in the nice old suburbs within 20 minutes of downtown. We need $150K condos that 20-somethings can afford without having to sacrifice the lifestyle that draws them downtown.]]></description>

		<description><![CDATA[I think the keyword here is "apartments and retail." With home and condo sales continuing their nationwide slide, reports are that apartments are becoming much, much more prevalent in development plans. I think the area would benefit from both these projects as rentals. If these succeed, look for the boom. Just look at parts of the Murfreesboro Road corridor. The increased density has created huge amounts of retail and small office. I wouldn't expect anything on that scale to develop as "strippish" as that, particularly given the strict East Nashville guidelines and its proximity to downtown, but I see the area becoming very densely populated over the next few years because of higher fuel prices, still high home prices, lenders' reluctance to lend money to those underqualified, and the proximity to downtown amenities.<br /><br />There are still huge (collectively) swaths of land on which to build an active and diverse community here. This will help the immediate area and provide population density figures to help attract businesses either in the core, or in the new ring of development around the core that seems to be burgeoning right now. "Bringing it all home" so to speak. If Mt. Juliet can build its Disneyland Providence and be such the suburbanites dream, East Nashville can build a real city, even in these days. I, for one, think it will happen sooner than later. And East will be so much cooler. Transit options and even walking into downtown are distinct possibilities to increase the attractiveness of this area even more.]]></description>

		<description><![CDATA[Population and debt can not be stopped!  We make wise management decisions at times and struggle to deal with these societal problems at  others.   We tend to make band-aid style decisions neighborhood by neighborhood hoping that these problems will go away and not rear their ugly heads again.  <br /><br />The budget proposal is before us on the local and state level.  There are problems that have arisen that society as a 'whole' will suffer from and  have the responsibility to solve.  So, that means you and me!  We can not stick our heads in the sand and want things to stay "just as it has always been" in our own neighborhood.  <br /><br />We can hold onto the 'tales' our parents and grandparents share with us of times that are often thought to be the happy years growing up.  But, we live in a period and society with much different problems and demands that our parents and grandparents did not have to face.   I can not drive across town into someone else's neighborhood to work, shop and for family entertainment and then return to my home and expect it to remain as it has been for the last 100 years, or more.  <br /><br /> The developments of the week have revealed  cuts in jobs and department budget reductions at a time our local educational budget seeing an increase in funding. The leaders of Davidson County will be making the decision of trying to maintain where we are economically or how do we work out of the hole we find ourselves in today.  Will Davidson County make the hard decisions to build for the future and  be prepared to deal with the delicate and unexpected demands that come with community planning.]]></description>

For instance, Nissan is doing the partnership with the Nashville Symphony to help Metro Schools even though they're going to be in Wilco.... a rising tide lifts all boats. It's just too bad they'll end up in CS instead of DT.]]></description>

BTW the Brentwood thing hasn't really panned out.... it's going, but it's a VERY, VERY slow process. If you go down there and look you'll hardly notice it's under way.]]></description>

This is a very positive sign that the Nashville metro is becoming quite attractive business locale via its own synergy and merits, perhaps enough so that incentives will play a less important role in luring new businesses/industries during these slower economic times nationally.]]></description>
