		<description><![CDATA[Hi there, and welcome to Providence!<br /><br />Most of the recs here are quite good.  I've lived on the East Side for four years, and am currently looking for a house myself, so I can give you some perspective:<br /><br />- PRICES: Single family prices, especially on older homes, have really held up on the East Side.  Most desirable homes are still going for 5% or less than asking.  Many sellers here also seem to have money and are willing to wait for "the price we deserve."  Multifamily prices, though, have plummeted as condo converters have vanished with the health of the economy.  On the flip side, though, because of this price plummet, very few multifamilies in habitable condition are on the market on the East Side.<br /><br />- LISTINGS: Most properties I've seen are actually hitting MLS.  Few are selling otherwise, if for no other reason than the market is strong and people want the best price.  <a href='http://www.riliving.com'  target="_blank" onclick="javascript:urchinTracker('/outgoing/www_riliving_com');">http://www.riliving.com</a> is the best MLS listing site.  Also check out www.residentialproperties.com.  For better or worse, they dominate East Side listings, with about 75% of the market.<br /><br />- LOCATION: Definitely talk to people who live here to get a sense of location.  I cannot emphasize how important this is anywhere in Providence, the East Side included.  This is especially key for Fox Point and Mount Hope.  Wayland Square, College Hill, Blackstone, and Elmgrove are <i>generally</i> predicably desirable, but even here one needs to be careful.  One street or block over from another can make all the difference in the world between desirability, crime, and resale.  <br /><br />For example, a friend of mine bought a gorgeous 3 bedroom condo when he moved here at what he thought was a good price (coming from San Francisco), he really liked the street of pretty and genuinely historic homes, and it was 2 minutes from his job and tons of shopping.  Of course, no one mentioned to him it was about 300 feet from Hope High School which, for a variety of reasons, isn't at times the best place to be and he didn't even know it existed until after living here a few weeks.  Now, 3 years later, he's had vandalism problems and in a glutted condo market he's trying to sell his place.  His realtor (uselessly) lamented that if he was only a few blocks farther away from the high school, he'd probably be able to get a 50K more for it.  He won't come close to breaking even on any sale now.<br /><br />- INSPECTION: Get anyplace you look at inspected!  I've heard horror stores of realtors (even buyers agents!!) encouraging people that, "Oh, trust me, I've looked this place over.  It's in great shape."  Every home on the East Side in almost every price, from entry level through sky's-the-limit range needs LOTS of work, and due to the many economic fluctuations in Providence's history (many beautiful historic homes may have gone from mansions with servants to students apartments to multifamilies then back to student apartments and then converted back to single families) there is a <i>TON</i> of "deferred maintenance" on many homes.  <br /><br />Feel free to contact me with any questions or recommendations (email from my website at www.garrisphoto.com). 		<description><![CDATA[Currently, I would say the best place to sit and have a beer is The Hot Club, and if you get a place in Fox Point, it is an easy walk!<br /><br />Something to remember: Providence does not have overnight on street parking, so make sure whatever apartment or house you get has at least 1 parking space for your car! <br /><br />Federal Hill, where DePasquale Plaza is, is an easy trolley ride to Brown, btw.]]></description>

		<description>Bruins, Red Sox, Celtics, business or leisure.  I always take the train from Providence ($8.00 garage parking at the station and 15 weekday/7-9 weekend trains to plan my schedule).  I go out of my way to use the Providence station as a sign of support for rail service to RI (not S. Attleboro).  I will do the same from Warwick when thats built...</description>

So I wouldn't hold my breath for this site either.<br /><br />they are involved in many RI projects right now(Crown Plaza expansion, Chapel Place in Cranston) that I don't see them starting anything else until the other jobs are done.<br /><br /><br /><br />]]></description>

The "Three Sister's Ice Cream" on their menu wasn't so hot, being somewhat chewy, chalky, and having a lot of ice shards.  It's the first post-Maximillians Three Sister's ice cream I've had, and supposedly they have the same equipment and recipes, so my expectations were high.  I don't know if it's Red Stripe's fault (did the ice cream melt a bit then they refroze it?) or Three Sister's fault in the production.]]></description>

		<description><![CDATA[More retail will come once there is sufficent demand for it.  But don't forget this area is very close to the major center of retail in downtown Providence Place.   But a deli, grocery store, conveinance store would be nice on the first floor of the new buildings.  the other parcel that could be developed is the east side of station park.  Next to the train station.  Some small buildings could be added with retail.]]></description>

		<description><![CDATA[I tend to think that once H2O place and CapCove fill up with residents when the market recovers enough, that there will be a critical mass of people needing more living amenities.  BCBS's monday - friday presence will also help push demand in this area as well.<br /><br />In 2 years, the commuter rail extension to Warwick and Wickford will also draw more people to the train station area which should add to the overall demand for food and light retail. There were never any streets there, or any real precedent for anything "urban", so it was developed in a completely autocentric Stamford-y way.  I don't know that it's really possible to do the same on the 195 land without completely destroying the street grid and thus turning downtown into a perpetual traffic jam.]]></description>

		<description><![CDATA[While I certainly agree that the retail in the area is a bit on the paltry side so far, I'm also certain that this could create sufficient demand for future developments to include significantly more retail.  If you consider the available building space on the Citizen's parking lot (which I think has the potential for 3-5 towers), the Marriot lot, and the triangular parcel (12?), you have the potential to provide a retail corridor from the train station towards Westminster (at least until Kennedy Plaza, which could also benefit from small retail structures).  If this were to happen, I think it would totally remedy the "Stamford dilemma" that we're currently facing.  What I'm hoping for is a couple more residential towers to sprout up, but I have a feeling that the hypothetical phase 3 of Capitol Cove may end up being the last hope for more residential towers in that immediate area.  Most likely, we'll end up seeing a couple hotels and office buildings. What I wouldn't do for somebody to build a condo tower with units within more reasonable price ranges though, even if they're tiny units.  I think that would do a considerable amount to help support a useful retail area than the current mix of uses currently do.]]></description>

Frankly, I'm not interested in mea culpas, but seeing reforms in place so this doesn't happen again. <br /><br />Regardless, the point in my original post was that Carpionato is sweeping this all under the rug and there is no indication from the City or State that they're going to fix what went wrong in this process. I'm frustrated because we're being manipulated once again; get everyone distracted by some paper architecture so they'll forget about this sordid event, and the city, state and developer are all off the hook and back to business as usual.]]></description>
