Lot's of good things about this project. For one, the design improved (IMO) greatly as things developed. It's a clever mix of uses in a location that buffers residential/office and commercial. It appears to fit right in. It is developed by a firm that has many years of experience in apartment management, office development and with the commercial market. It will make good use of light rail and other transit options. It also helps to fill in a huge, hollow section of Norfolk's skyline. It's also already 70% leased. It may not soar in height or appear especially iconic, but it blends nicely and should give us some nice street-level presence.

You're talking about misinformed people who think (a) The money COULD be better spent on something else in transportation (WRONG: The Feds gave us their portion of the money for THIS project and THIS project alone), (b) The money should be given back to taxpayers so they can waste, I mean, spend it on themselves (WRONG: This is NOT their money; it's monies earmarked for transportation, not tax-breaks), © The project will not succeed because projections are overstated (WRONG: I'll bet anyone on this site the numbers are BELOW actual ridership--we see that with every project ever built in this town), (d) The money is a reflection of developer subsidy practices (WRONG: This has nothing to do with such practices; the money is not for developers). I could go on, but I'm bored thinking about those whiners.

If I may, as I am a newbie on this site. Ever since I moved down here from Ohio I have frequented the Virginia-Pilot and have had to endure the negative, pessimistic, narcissistic tripe of opinions from neanderthals that have no genuine interest or appreciation for a true urban aesthetic whatsoever. It is very disturbing, because a metropolis of 1.6 million residents; you would expect a lot more. Then again you have people who are truly "country" at heart in the middle of New York City so I guess it is to be expected.

Yes the Virginia-Pilot represents some of your loudest opposition to the growth of the area as they are nostalgic for a look and feel for the region that died a long time ago. What was it like when Virginia Beach was a small town, before the skyscrapers in Norfolk, before Chesapeake grew from a small bedroom community into a real city, and so on and so forth. It is refreshing, no better yet, a Godsend, that there are some intelligible opinions to be found on UrbanPlanet.org, or anyplace on the 'net, other than the Virginia-Pilot.

The editors and writers at the Virginia-Pilot stoke the fire! Ever read this one op-ed columnist, a transplated NJ that panders to the sentiment and tries to infuse her bourgeious ultra-suburban neo views on the populace like, why don't you just go back to NJ then? Truly amazing, not to mention the fact that 7 cities have 2 newspapers, but that is neither here or there. I do apologize, but I have been waiting, bursting at the seems to get this off of my chest to someone who is actually in the area that can appreciate it because you know someone may be reading your blog or not, or can't really appreciate where you're coming from. But yeah the Pilot and it's readership takes you back to the 50s at times.

Bottom line, the area is growing, it is more than just military that pick up and leave for deployment as the more touristy aspects of the city make it so that people do not want to leave and you have Midwesterners and Northerners moving into the area. So what do you do with that, and how do you address issues like corruption in city government, misappropriation of funds, that type of thing, with local government. It's that type of negativity and lack of objectivity that you often get with that paper, so take it and it's readership with a grain of salt.

They began construction in September 07, delays due to 'closing issues' which turned out to be cold feet from the financier, they never completed the package, losing it again, and resulting in construction stoppage, and subsequent leins. Since then a 'top 10 national lender' was promised, then 'days away from closing' then a 'partner in Chicago' and the last financing we've heard was from Fraim at the State of the City in February, promising financing had finally been brokered, which turned out not to be true either. There were two boxes, and someone actually answered the door. I wonder what their take is on putting an office there to support the Granby Tower project then turning around and having to go after them.

Could the actual organization for the Va Arts Festival grow so big it's self destructive? While walking by the nice office space currently around 150 East Main Street I've always wondered if putting on a couple of concerts a year required such office space.

Now this is interesting. 767 Granby is just north of brambleton, in an area that has been rumored to have development coming for several years now. Maybe things are starting to move forward. Hopefully it's something significant enough to serve as a catalyst for more development north of Brambleton.

I think that the city has plans for the Downtown Plaza site. They are practicing some foresight here. They are using this site for parking while the Wachovia Center is being built. Remember that the Monticello Garage and surface parking lot were lost for construction.
When the block is completed and the new parking garage is available, then the parking lot will be prime for development.

Lets all hope that when this time arrives, that the economy will be on the rise and that the city will be highly considering denser development instead of suburbian type houses!!!!
