I've been meaning to update on this. A year after the fire, rebuilding got underway a couple weeks ago, as you can see :

First, a rendering. Looks to be an unoffensive, traditional building in keeping with others on Thames St. The brick portion rises to about the height of the old House of Scrimshaw, while the set back penthouse will rise a story taller. Already steel for this is plainly visible from Washington Square, unlike the original building. As far as I know, this is still owned by the same people. I had assumed that they wanted to reopen their old business, so I'm a little surprised at the ground floor treatment. While the rendering does label the right-hand entrance as a retail entrance, the ground floor features a small bull's-eye window, rather than the plate-glass display window conducive to such an operation:

Progress so far. I had been afraid that the replacement would be something inappropriately suburban or utilitarian, and part of me hoped for something daring and unique. Instead I expect that this building should fit into the streetscape pleasantly, if unspectacularly.

On a slightly off-topic note, notice that the upper floor of Chico's has received a traditional face-lift since the pictures I took last spring. I'm not sure when exactly this was done (Honestly, I just noticed today), but there has been a recent trend of such renovations to modern buildings on and near upper Thames. Brick Market Place across the street was repainted in colonial-inspired colors not long ago, and the 70's vintage Long Wharf Mall is currently having "ye olde" dormers installed.

Gotta love the "House of Scrimshaw 2008" graffiti. Also the lawn chairs on the penthouse balcony:

The view from the alley behind the project:

I was under the impression that the house was going to be moved to another part of the lot, but it seems that either my source was mistaken or the plans have been modified. The house will stay where it is, and a new entrance to the Touro synagogue complex will be created between it and the new Visitors' Center.

As for the new building, you can get a sense of its overall form from the work that's been completed this far. The entrance to the building will not be from the street, but through the large arch facing the house. I'm intrigued by the way interior space is being divided. It seems that the upper floor will be a loft space, set back from the three arched windows fronting Spring Street. I haven't seen or heard anything about what sort of facade material is planned, beyond the vague rendering I posted above.

PROPOSED: Office building - Eastern Ice Company

It is sad to see yet another piece of the old working waterfront disappear, but if Eastern Ice is leaving anyway (they've been planning to relocate for a long time) this sounds like a good development for the location. It sounds like they plan on improving public access to the waterfront, which is always a good thing, and the office space will help downtown to diversify beyond its tourism base. If the top floor restaurant happens, it will surely have the best views in town. I haven't seen any renderings of this, but a three-story shingle-style building doesn't sound like a bad fit for the area at all.

For reference, here is the eastern Ice complex on Live Local:

According to today's Newport Daily News, more than half of the tower units are sold, and they will be ready for occupancy in December of '08. Other highlights of the article are that a "significant portion" of the Carnegie Abbey membership are entrepreneurs with young families, and that while many members use their residences as vacation homes, many are staying at the Abbey for five or six months a year.

The article also mentions that the club plans to develop the former Weyerhauser site, on 126 acres north of Carnegie Abbey into "the Carnegie Abbey Beach Club, which would feature multifamily residences and a number of single-family homes. On this site, an additional yacht club also would be built as well as new equestrian facilities and expanded tennis facilities."

Here is an update photo I took a couple days ago.
PROJO: "Newport Grand growing"

"Construction at Newport Grand, in Newport, is scheduled to reach for the sky today as large cranes will be working atop the building and concrete is poured for the 25,000 square feet of new gaming space that will house 800 additional video slot machines. While most of the construction is taking place inside the former playing court and arena, the facility is also replacing its heating and air conditioning system to accommodate the new space. Throughout construction, the gambling venue remains open. Other construction updates include the near completion of setting the structural steel and, on Friday, more than 300 cubic yards of concrete will be poured for the new gaming floor."

I look forward to this project going forward, as it fulfills a major part of the West Side master plan, and would likely hasten further inprovements to the Burma Rd. corridor, as called for in the master plan.

PROJO: "Melville seeks permission for Weaver dredging

PORTSMOUTH — Melville Associates, LLP, a subsidiary of O’Neill Properties Group, is seeking permission from the state Department of Environmental Management to dredge about 50,600 cubic yards of sediment from Weaver Cove, where the company plans to build a marina with 1,495 slips — the largest in New England. Edward T. Lopes, a spokesman for O’Neill, said recently that there appears to be no environmental problems connected with the dredging. A DEM spokeswoman agreed. Lopes said clean fill from the dredging might be used as capping material for soil that is “not so clean” at another nearby O’Neill site, the former Weyerhaeuser property, where the developer plans a high-end residential and recreational development, including a second marina. O’Neill has not yet submitted a master plan to the town Planning Board for the Weaver Cove site, which is to be a “marina village,” with townhouses and condominiums, as well as a yacht club, yacht brokers and other commercial interests supporting a maritime lifestyle."

PROPOSED: Belvedere at Bristol

PROJO: "Belvedere building proposal expanded

BRISTOL — Brenton Realty Investments has expanded the size of a proposed new building on Thames Street as part of its Belvedere at Bristol development, increasing the amount of commercial space to 7,000 square feet, from 2,400 square feet, and the number of residential units to 10, from 6. The change has been presented to the town’s Historic District Commission and Planning Board in recent weeks but still awaits approval from both groups and the Zoning Board of Review. The New York-based company drew up plans for a larger building after purchasing a lot at Thames and State streets this year that was not originally part of the project. The corner parcel abuts vacant land owned by Brenton Realty, and with the purchase the company has room to put up a much larger, three-story building along Thames Street. If the amended plans for the building are approved, the Belvedere at Bristol would have 28 total residential units: 14 in the former Harriet Bradford Inn, the centerpiece of the project; 2 in a neighboring carriage house; 2 in a house on John Street purchased this year; and the 10 in the new L-shaped building. In addition to the commercial space in the new building, the ground floor of the Harriet Bradford would also contain a restaurant."
