		<description><![CDATA[Spartanburg has been making some great strides over the last few years but I'm wondering if the current leadership is up to the task of taking the community to the <i>next </i>level.  By current leadership I'm talking about the mayor, city council, city manager, and county council.  By the next level I'm talking about doing the things necessary so that people outside the community really begin to take notice.    <br /><br />For years I thought Spartanburg was hampered by a lack of visionary leadership.  I don't think that's the case today.  By in large, I feel our leaders have a progressive vision for the community.   However, can they take us to that  next level?  I welcome your candid thoughts.]]></description>

		<description>Here are the plans for the new shops at boiling springs as I believe they are going to be called. The plan seems to call for 6 separate tracts of land to be developed all connected by a road that ends in a cul de sac. From what I was told by people who attended the meeting about the planning a health club has already signed on as a tenant and more were coming. From the sketch it looks like a pretty large development. I have a picture of the plans but have no clue how to post a picture. Its a picture phone pic so if anyone wants to post it I will send it to you.</description>

Thats interesting to know as I know several people who live in Spartanburg and commute to Charlotte. I wonder how they are marketing it as I have never seen anything to suggest that it is a transit route and where would the commuters leave their cars?]]></description>

		<description><![CDATA[Nothing to do with development but has anyone else noticed the CATS Vanpool van that is at the Exxon on 9 at Paris Bridge Rd.  Apparently people ride it to Charlotte becuase its always there in the evenings but gone during the day.  I find it interesting public transit would run that far from CLT. 		<description><![CDATA[Ok, I didn't get the response I thought that I would, but nevertheless, this is what I expect we would have come up with. This is a map with the sides of this street highlighted in red or green. Green represents sections of street that currently have, or are set up to potentially have storefronts. I also included civic structures (CAC) and parks/plazas. Red indicates sections of street that are not set up for this considering their CURRENT status. I took into account buildings that are under construction, but not proposed or planned ones. I think you can see the pattern. Red does not mean that its bad, or that its not pedestrian friendly. Just that it can't have a store or restaurant based on the structure that is currently there.<br /><br /><img src="http://img.photobucket.com/albums/v621/UPspartan/Spartanburg/downtown/spartanburgcopy.jpg" border="0" class="linked-image" /><br /><br />I also want to emphasize that I don't think all streets should have store fronts, but I do think that we need to work towards creating a more store-friendly downtown, with clusters of shops and restaurants centered around Morgan Square, and not spread out all over. If it may take multiple centers, like Main & Pine, the CAC, the Square, SMA, etc. to anchor several smaller clusters that could grow together over time. The possibilities are endless. I just wanted to illustrate the current hurdle we have to jump.]]></description>

First of all I like to say go Dawgs! The baseball team is on the verge of a state title. Apparently there are tenants lined up and the discussion was simply on asthetics. Construction is supposed to begin soon on that project. Also I covered an event at the Dunkin Donuts on Wade Hampton and the Regional director said that they had already bought a piece of land in Boiling Springs and that construction on that was going to begin soon. Also on an interesting side note he said that the DD on Pine Street was the most successfull one in the upstate. Clement Point was supposed to be a mixed use development that was to include a cinema and some expensive homes.<br /><br />BTW I was in Boiling Springs last Friday night and was impressed by the suburban feel of the community. 		<description><![CDATA[Being 3rd in the nation is not bad at all. I think that we shouldn't downplay what this is, but that we should also take it in context. Relative to larger cities, we have fewer housing units, so it takes less change to make more of an impact (for better or for worse). I think its pretty obvious that the market is down given the fact that we have seen zero new projects announced in the past few months. The subdivisions that are being built now were probably approved well before this recession. So, having said all of that, the fact that we are bucking the national trend is definitely a good thing. 		<description>Couple of things going on in the B Springs. First of all I like to say go Dawgs! The baseball team is on the verge of a state title. Recently my father in law who lives on Farm Lake drive (better know as the street across from the walmart) said that the entire neighborhood was asked to attend a planning session for a pretty large commercial devolpment that is going up directly across from the Walmart and across the street from them. Apparently there are tenants lined up and the discussion was simply on asthetics. The neighborhood is upper middle class and the developers wanted to make sure and keep kind of the same look, kind of like the Palmetto Bank did when they built. Construction is supposed to begin soon on that project. Also I covered an event at the Dunkin Donuts on Wade Hampton and the Regional director said that they had already bought a piece of land in Boiling Springs and that construction on that was going to begin soon. Also on an interesting side note he said that the DD on Pine Street was the most successfull one in the upstate. Lots of Doughnut lovers in Sparkle City!</description>

		<description><![CDATA[Per Spartan's request I think we should concentrate on the area between Converse St and Daniel Morgan going north to south and Henry St to Daniel Morgan going east to west and build in from there. Everything from Converse back to Pine is basically useless as you have 4 churches, 2 GDJ buildings, Denny's, the Mary Black Foundation, BB&T, Bank of America, Mobile Meals, & 3-5 retail operations (McMahan Shoes, Converse Shoe Parlor, Venus Pie, a Motor Inn, and a couple of hair places. In my opinion this basically renders this part of downtown useless (with the exception of having working white collar folks downtown) and something that doesn't need to be concentrated on. The one exception is the Inn on Main but it is surrounded by 2 churches and a bank.<br /><br />I think we should begin to build around the Park, CCC, and the new school of business as they are all together as well as the Marriott and they are close to Wofford as well. When Greenville started building up in the early 90's (I was there) everything was built either around the Hyatt or the Peace Center. This same thing can be done here as our 2 (CCC & Marriott) are even closer together plus you have Barnet close as well.<br /><br />As for ESA I agree with you there, but that's where my wife works so I want it to stay there for the forseeable future.]]></description>

		<description><![CDATA[That is exactly my point about downtown. We easily have 15 bars and restaurants, (supposedly 30 or 40?) but they are all spread out over the entire CBD area which is quite large. If we could hypothetically relocate them all in the Morgan Square area, we would see our nightlife activity increase exponentially. The biggest problem that Spartanburg has is the ESA building. Its pretty to look at, but it KILLS the north side of the square. Kills it. There's absolutely no reason to go there, and so you have the center square of town with only one side that is usable. That gap in the potential street life prevents so much from happening. <br /><br />I'd like for everyone to do me a huge favor. Think about downtown over the next week or so. Think about where the storefronts are, then think about where they are not. Compare this to Greenville if you want. Or Columbia. Or Charleston. Think about where all the dead spaces are on our streets in downtown Spartanburg. By dead I mean space that can never be used for storefronts. The only allowable exception is a park or plaza. Think about sides of buildings, backs of buildings, fronts of buildings, parking lots that have no store space. As you think of them, please come share with us here at UP where they are. <br /><br />FWIW, I am not suggesting that all streets need to have storefronts, but I think this exercise will highlight many problems that Spartanburg has to tackle before our downtown will reach the next level. <br /><br />----<br /><br />I'll start-<br /><br />The east side of Magnolia Street. It has the following: Side of office building, Parking garage/drive-thru bank, and another side of office building. There is a small plaza that is cut off from the primary circulation of the Square, but it will never be heavily used given the context of the rest of Magnolia St.]]></description>

		<description><![CDATA[That is good news but still just another small step in the right direction. It would be nice to actually add new things instead of replacing things that didn't work. I'm not complaining too much here, just a little. I was in the West End of Greenville on Saturday for a pub crawl and I felt like I was on another planet. Just in the west end alone there are some 15 bars and restaurants (maybe more) within 3 blocks. I cannot even begin to fathom us having anything at all or even kind of close like that within a 3 block area. They have really involved the river over there also. The condos, the new Hampton Inn, the park, WOW! I hadn't been over in that part of town in almost a year. I guess the good thing for us in the "SC" is that Greenville is only 30 miles away.]]></description>

If you go to Gville, the Coffee Underground is open until midnight on friday and saturday, and has evening hours during the week. <br /><br />I am definitely excited to have a new coffeeshop in downtown though. 		<description><![CDATA[I thought this was interesting-<br /><br />A historic house in Hampton Heights is in danger of being demolished. Apparently its been condemned for over a year, and it would cost somewhere around $50,000 to restore. It used to be the home of a former SC Governor, so IMO that is reason enough to support its preservation. I don't know of that many governors that were from Spartanburg, so I think its value is significant. Its a shame that the owner doesn't or can't keep it up.<br /><br />Its a good thing that Spartanburg has a group like the Preservation Trust to advocate saving historic structures like this.<br /><br /><a href='http://www.goupstate.com/article/20080509/NEWS/532893274/1029'  target="_blank" onclick="javascript:urchinTracker('/outgoing/www_goupstate_com');">HJ Article</a>]]></description>

The interactive fountain at RiverPlace creates a beautiful backdrop for the viewing audience.  I have always said that this is one of the most unforgettable free events in the city, simply because it is so pleasant and enjoyable to participate in the large crowd of all ages under the stars.<br /><br />I am glad to hear about this type of event coming to Spartanburg.  I would rather see it hosted on Morgan Square though, except for the auto traffic noise disturbance.]]></description>

		<description><![CDATA[Its funny because I was up in Nashville for the Country Music Marathon a few weeks ago.  The others with me were also from Spartanburg and I was telling them how they have movies during the summer in Centennial Park (where we were at the time) and how that would be a neat thing in Barnet Park.  Alas, I get back and see the flyers up during Spring Fling for none other than movies in the park!  Doesn't Greenville do something similar?]]></description>

		<description>The credit markets are extremely tight right now.  In other words, lenders are ultra cautious about loaning money, particularly for commercial projects.  The long-awaited Easton development will probably be delayed and perhaps downsized until the money starts flowing again.</description>
