I'll be back in town from Grand Rapids, MI with my wife to visit my parents and do my dad's family's late Christmas gathering this weekend. I must say, of all the changes and projects in Omaha, this is the one I'm most excited about. It just looks absolutely amazing and I'm glad that they've made it happen, despite the cost. My mom lives near 17th and Cuming, not far away, so we'll definitely be checking it out.

I'm just curious how far the progress made it before they had to stop for the weather (or if they are still working?). Anyone have any recent photos?

Hey Tyler! Welcome to UP! Were have you been?? Just kiddin. Haven't seen Rardy in a couple of weeks; he's done a fantastic job getting the Nebraska(Omaha) thread up and running! This thread could use someone like you!

Nice website and interesting story! Cool radar and weather website too. Great photos! Minneapolis is one of my favorite skylines!! Awesome weather photos too!!! I'm a weather fanatic too!!! I started a La. Weather thread here on UP! We don't get as many Tornadoes but we get Hurricanes. I wouldn't say I chase them, but have been out in them! What a adrenaline rush, as I'm sure you have experienced with the twisters!

We don't get blizzards either; I'd like to be in at least one! Maybe a freak winter storm could develop in th northern Gulf w/ a rare blizzard here in south Louisiana!

Omaha looks like a city on the move! The skyline is growing! The pedesrtian bridge over the river looks as cool as I have ever seen! I have enjoyed viewing this thread!

The district, then comprised of former light industrial and warehouse buildings and wholesale jobbing houses, served as the distribution center for a variety of goods shipped on the Union Pacific Railroad and its branch lines all the way to the west coast. Today, the Old Market Omaha is a multi-block collection of renovated brick warehouses, quaint storefronts, old-fashioned lampposts, uneven brick streets, horse-drawn carriages and street-side musicians.

The city has spent nearly $2 billion in new construction and development, including the $291 million Qwest Center Omaha, a new 40-story First National Bank Building, a riverfront university campus for the world-renowned Gallup Organization, and a National Park Service Regional headquarters building for Union Pacific.

Throw in the proposed downtown streetcar line, which could run right next to the stadium, and we would have an area primed for incredible economic growth.

For once, I agree with Mr. Beals.
...the plot thickens...

Fahey is now saying that Rosenblatt is beyond repair - rehabs aren't possible given the demands of the NCAA to have hotels, training fields, ample parking all nearby plus an alcohol free zone and space for vendors.

Fahey is advocating a site in NoDo since the existing site can be sold to the Doorly Zoo to help pay off the bonds for the existing stadium. He said he is also now pressuring the NCAA for a 20-year contract (instead of the previously-announced 10-year one) and has asked a "group" out at UNO to explore alternative financing options (very likely the school's Public Administration department).

I wonder why the sudden shift? Mounting political pressure perhaps, but also the growing strength of the Save Rosenblatt campaign that's becoming increasingly vocal.

WH article here>>

Omaha seems to have developed a somewhat unusual problem, part of it IMO comes from sprawl, the other part from pursuing national chains too aggressively.

On W. Center Rd. at 168th, chains of all types crowded in to get a slice of booming Omaha's next retail corridor. Too many of them crowded in, however, for the neighborhood to support them. And this is leading to closings of national, popular chains like Moe's Southwest Grill, Montana's, Ellada, and Cheeburger Cheeburger have all folded (something Jeff Beals and GrowOmaha doesn't readily acknowledge).

So what's the answer? Capitalism is capitalism, to an extent.

What about the sprawl that's now reaching out to the 200th streets? What about the chains invading and making Omaha's restaurant scene just another Tulsa or Fresno? What about the mom-n-pop restaurants that have closed by the dozens that the WH isn't reporting on??

WH article here>>

The debate seems to be shifting away from should we build a new ballpark, to where should we build a new ballpark? This is good news for those who want a new ballpark.

From the mayor's statements, a new stadium seems to be a foregone conclusion:

QUOTE

The mayor's proposal — which was part of a pitch last week to the NCAA in an effort to extend the College World Series' commitment to Omaha — is better, they say, for several reasons:

• It could keep the CWS in Omaha.

• It would save money, because the city already owns the new proposed site, a parking lot north of Qwest Center Omaha.

• It could keep the previously targeted ballpark land on the tax rolls and in the hands of private developers, who ultimately could build another anchor.

• And if that happens, the north downtown area would get a double shot of momentum — because that private anchor combined with a ballpark could spark the retail, residential and entertainment development key to the urban village concept.

Criticism still abounds, of course, and now the critics are saying that a ballpark might not be the best fit for NoDo. That's obvious - but what would be the best fit? A museum? Doubtfully. A convention center? Nope.

How about a 25,000-seat stadium that will buzz with the Omaha Royals and Creighton playing their home games there, with thousands of yearly CWS fans - something that will attract thousands of locals and tourists alike? Makes sense to me...

Article here>>

According to a newly released study, Omaha is the 2nd wealthiest city in the nation when you factor average income by cost of living. Omaha's average income is unremarkable at best, but because of the low cost of living (89% of national average), Omahans have more money to spend for their income.

This is great news for people relocating from the more expensive coasts. I just wonder how long it will last, considering how much word has gotten out about Omaha's low cost of property. People really are moving here and that could very well drive the price up, especially if Omaha gets its sprawl under control...

WH article here>>

This article in today's World-Herald highlights the difficulty local restaurants are having competing with national chains.

SaddleCreek Record's new mixed use development in NoDo has been trying to convince a local restaurant - any local restaurant - to move into a 3,600 sq ft bay, but no takers. Apparently, national chains are backed up waiting to get into SaddleCreek, but the developers (whom I think like apparently) want local flavor.

Article here>>

QUOTE

And the space easily could be rented by now to a national chain, Nansel said. The city really appears to be on the ball is pursuing projects to enhance its urban infrastructure and further develop its image as a modern forward looking city. That bodes well for the city IMO. The rules, among other things, stipulate:

QUOTE

Design initiative:
--------------------------------------------------------------------------------
Large retail buildings have limited material options for their facades, including stone or brick, and have minimum requirements for window space. The height of on-site store signs is limited.

In commercial centers, buildings have to be grouped in ways that create plazas or public spaces that encourage people to walk as they shop. Landscaping requirements apply for parking lots. Tall retaining walls must be terraced and landscaped.

Space at the corners of major intersections must be set aside for green space, instead of commercial buildings.

Established neighborhoods have the option of developing preservation plans and creating special zoning districts. The city offers a new zoning classification for "walkable neighborhoods" that blends different styles of housing and connects with commercial areas.

A new city board — the Design Review Board — will advise the city planning director on design matters

This is pretty sweet! What I like best is that this is uniform throughout the whole city and will hopefully alleviate some of the bland sprawl we've been seeing lately.

Rumor has it...this is the longest pedestrian ONLY bridge in the U.S. It will also be the only ped bridge linking 2 states.

There's not a ped bridge across the Hudson in NYC, is there? I don't know of one between Portland/Vancouver in PDX... Definitely not one across the Mississippi in Memphis...what about St. Louis?

I found the article about lighting too. The Gallup Corporation is donating $300,000 to finance the lighting:

QUOTE

Beams of light will shoot up the cables suspending the new Missouri River pedestrian bridge, helping the project punctuate the city skyline.

Construction of the $22 million Missouri River pedestrian bridge, shown in this artist's drawing, is on schedule. Completion is set for fall 2008.The $300,000 for the lighting will help turn the bridge into the "icon" that Mayor Mike Fahey promised residents of the Omaha-Council Bluffs metro area, a city official said.

Thanks to a contribution from the Gallup Corp., Fahey won't be violating his other promise: not to spend additional tax dollars on the bridge linking Omaha's new riverfront with Council Bluffs' Playland Park.

The $300,000 pledge from Gallup will finance about $250,000 to light the cables with 96 additional 250-watt fixtures. The pledge also provides $50,000 to concentrate light on the bridge's 204-foot towers.

Read the article here>>
