 The proposed Overton Square grocery store has died anonymously.<br />
<br />
 The developer of the controversial project confirmed Tuesday he has officially dropped the project, always described as a high-end but yet-to-be-named grocery store.<br />
<br />
 "The grocery store people were getting pretty nervous about the whole project," said Leland Clark, principal of Sooner Investments.<br />
<br />
 "With all the publicity going on, this thing had almost become a public referendum on the site development plan."<br />
<br />
 The plan would have transformed the five acres on the southwest corner of Madison and Cooper. The project would have razed existing buildings that line Madison and replaced them with five new ones, including a 53,000-square-foot grocery store.<br />
<br />
 Preservationists and some urban planning advocates either fought the plan or fought to change it.<br />
<br />
 Preservationists, saying any new buildings should have at least as much character as the older ones.<br />
<br />
 Urban design advocates, saying the buildings should not be fronted by parking lots as if they were in suburbia.<br />
<br />
 Last month, Sooner Investments indefinitely delayed the project. They killed it this month.<br />
<br />
 The property owners helped plunge the dagger into the development, refusing to extend the time Sooner needed to win government approval and more community support.<br />
<br />
 In an effort to win more support, Sooner had hired local architectural firm Looney Ricks Kiss to improve how the new buildings would look.<br />
<br />
 Opponents were waiting to see how the changes looked last month when Sooner put the brakes on.<br />
<br />
 Meanwhile, work continues on a zoning overlay district for Midtown that may lessen such conflicts in the future.<br />
<br />
 The Midtown Plan would tell developers on the front end some basic design rules the community wants the projects to follow.<br />
<br />
 The Memphis Regional Design Center, Memphis and Shelby County Office of Planning and Development, Midtown Memphis Development Corporation and the Cooper-Young Development Corporation are nearly finished with the first draft of the district plan, said Chooch Pickard, executive director of the design center.<br />
<br />
 Feedback will be sought from public officials and residents, he said.<br />
<br />
 Who knows, Sooner's Clark said, his project "may come back around. 		<description><![CDATA[A 4th parallel would be in the approximate location of the current Airways Blvd. which would be a tremendous dirt-fill job for the base of the concrete. The airport already bought the houses between Boeingshire and Airways north of the FedEx training center. They also bought the houses between Hancock Dr. and Airways south of the training center. There are a couple of apartment complexes south of Raines which would be very close to a relocated Airways and less than 1500' from the new runway...certainly an issue. The Mapco at Airways/Raines and the gas stations at Airways/Shelby would have to be relocated. The other tricky part is would be shoehorning the new Airways between the FedEx training center and the new airport western boundary. There is not much room, and two landscaped ponds at the FedEx center would have to be filled in. The new runway would also be very close to Winchester Elementary on the north side. The only thing I'm concerned about with that is the amount of properties that would have to be bought, moved or torn down should they need more room to the west. They did a lot of that during the 90s (I remember because my family lived right next to the airport during that time) and I would expect a lot of criticism from people who live in those neighborhoods should that time come (and people can argue about eminent domain until they're blue in the face). A fourth north-south runway would not be feasibly possible to build on the west side. I think this project is far better than having an off-airport transportation center for buses, shuttles, and car rental agencies. This puts the car rentals much closer to the arriving passengers and leaves space for a potential 4th parallel runway on the west side of the airport should the extra capacity ever be needed.<br />

		<description><![CDATA[I found an interesting statistic about Memphis Intl Airport in a recent <span class='bbc_underline'>Wall Street Journal</span> article. <br />
<br />
Memphis has the highest percentage of regional jet service of any major airport in the US. <strong class='bbc'>75.4% of all passenger service to/from MEM is on a regional jet</strong>. Mainline service (larger jets) is only a small percentage. Most travelers, especially business people, vastly prefer mainline jets as opposed to the puddle jumpers and RJs. <br />
<br />

All of these things are true, but with the economy as weak as it is right now, don't expect any other new things to take shape until the banks start financing again. But then again, it's better to have some construction going on than none at all.<br />
<br />

No Beale street landing is currently under construction they are approaching phase 3 which will be the more visible structures.  There has been a lot of foundation work but it is definintly under construction go to memphisriverfront.com to view the live construction cam,  playhouse on the square is almost finished, the new airport tower is almost done, the parking structure is about to begin, lebohneur is almost complete on the outside,  and phase 1 of the UT Baptist research park is topped out.  There are a lot of major projects being completed now some people actually just dont drive around the city to really see whats happening. Detroit has an NFL team and Detroits problems are much much much worse than Memphis'. Detroit also has NHL, NBA, and MLB teams. The NFL and any other sports league would put a team in any city they could see themselves making a profit in from Green Bay to New York. 		<title>Memphis International Airport</title>

		<description><![CDATA[For anyone that says downtwon Memphis is un attractive I dont know what to tell you.  Memphis has a gritty look because the buildings are built closer to the street and there is a large collection of older structures.  However many of those buildings have been renovated and have nice fascades and we have a true urban feel in downtown Memphis.  20,000 people would not live down there if it was so un attractive.  The truth be told people are negative about Memphis because the city is changing, its not the old  city it used to be, demographics have changed, the job market has changed, and a lot of people have good ideas for Memphis however all the negative people that claim they love the city shoot down anything that would bring progress, like a new convention center, beale street landing.  These are things that other cities jump on but citizens of Memphis complain about development.  The story about crime is getting old, everyone is not a criminal in Memphis and you dont get robbed everytime you walk outside.  Like most cities there are just certain things you have to be aware of in an urban environment period.  Dont leave your door un locked, turn on some lights around your house, and dont walk around feeling as if it wont happen in certain areas because crime follows people that are un prepared(no matter what city you live in).  But the biggest thing with Memphis is that some people need to just leave and go on to that perfect city they envision and stop trying to complain and ruin everyone else's perception of the city.  Some people just need to go.
