		<description><![CDATA[I do think it is Siemans, but probably an expansion of their steam turbine plant, as opposed to a new business line.<br />
<br />
That said, I do think that Siemans will open an east coast LRT factory, and Charlotte would be a sensical location, but my gut is that isn't project "Cardinal"<br />
<br />

		<title>Infill projects in downtown Fayetteville</title>

		<description><![CDATA[Y'all should check out the new house we are building at 305 E. Maple behind the rock house rehab we are doing at 432 N. Willow.  This is a classic, all wood and stone, brand new two bedroom one and a half bath house built to look old.  It is on a 4900 square foot lot and will have 1375 square feet of heated and cooled space.  It's already sold--was before I even started!  We just finished our third week of building and it is really coming along.....<br />
<br />
I know there are other infill projects so I thought we should start a new thread for them when any of us discovers a new one.<br />

apologies for fueling speculation, the CBJ article spurred me to do some googling: The Siemens LRT production facility in Sacramento cranked out 58 cars in 2007 and planned to produce 100 in 2008 <a href='http://sacramento.bizjournals.com/sacramento/stories/2008/11/10/story2.html' class='bbc_url' title='External link' rel='nofollow external'>http://sacramento.bi.&#46;&#46;/10/story2.html</a> -- I am guessing that would generate around 40 rail cars worth of freight. It appears that Sacramento facility employs around 700 people (the CBJ article says "up to 650 new jobs within 5 years")<br />

This September article from the WSJ discussed Siemens plans for expansion due to increased funding for all types of rail thanks to the stimulus (although there was nothing specific about new facilities or sites): <br />

I would assume that rail car production will require chunks of steel that are larger (and heavier) than can be easily transported by truck and is the type of production (of heavy / bulky things) that make sense to do near a market (and perhaps near the port of Charleston to facilitate exports to Puerto Rico and the east coast of South America). If Siemens feels that the Sacramento facility will hit capacity due to stimulus related expansion, then an east coast location (in a non-union state) might make sense. <br />
<br />
The "expansion of a production facility" statement from today's CBJ article could go either way. <br />
<br />
It sure would be nice if Charlotte's national (but not local) reputation for "progressive transit planning" combined with the Siemens facility down on Westinghouse might lead to some really nice new factory jobs in town. It might also be an event that might help silence some of the local transit critics by creating a tangible connection between transit and employment.<br />
<br />

		<title><![CDATA[Downtown Raleigh living & street activity]]></title>

		<description><![CDATA[I apologize if this post does not belong here, but I wasn't sure what thread to post this in. I have always thought that downtown Raleigh could benefit from a little more music street performances. I love that kind of street activity. I play a musical instrument (trombone) and am thinking of venturing out into the public in a few weeks to play some Christmas Carols and maybe raise a little money for a local charity. <br />
<br />
So where do you think some good locations are in downtown Raleigh? Fayettville Street maybe? perhaps the new city plaza? I guess the best spots would be someplace with a lot of foot traffic but enough space that somebody playing music does not cause congestion. I think I might need a permit to do this in downtown Raleigh, I think I read somewhere that it costs around $40 but I need to confirm this. THat is kind of a bummer but I would like to give it a shot. Siemens does have a rail siding on Westinghouse and you can frequently see flatbed cars sitting on the siding with generator components. The number of rail cars cited would seem to be in line with their business. It is a healthcare consulting firm, and they plan to add 150 permanent positions and have already hired 350 temp workers. This is one of those little gems in Charlotte that often flies under the radar. I don't think that is what the club is, or what it is trying to be.  The crowd is really more of the same crowd as Common Market, the guys from Black Sheep and Niche.  The Dj's often play rock music, and a lot of them live in Wilmore and Southend.  It is really an interesting mix of people, but definitely not "upscale" or "trendy" (unless that is currently trendy).  It really is kinda artsy.<br />

I like the answer about the trees. I hadn't considered that - and it's right - that's a very big thing that makes Charlotte seem more comfortable/livable than other cities. Dharma is one of our favorite spots -- we can easily walk there, it's 3 blocks from our house.  They've been steadily getting busier.  Le Freq on Wednesdays had a good late crowd and there is a big crowd last night as well. Not packed, but steadily getting busier.  I really like that it's there - southend has really become quite an entertainment hub, IMO, rivaling uptown and NCMF but with more organic and locally owned and run places.  <br />

They are still kicking around ideas.  After designing the building as one of the parking "screening" tools, their operations and inventory control folks decided they weren't happy with the idea of having a cash register and product out there.  Their entitlements allow them to lease it to a 3rd party, but they are not terribly anxious to do that either.  Biding their time.  The store is doing better all the time.  The lot is more and more full all the time. Guess I haven't driven by there in a while.  I'm guessing you're referring to what used to be the locations of a number of clubs and Curry's video.  I'm not sure what was there originally.  I think when I moved to NWA it was occupied by a number of clubs.  But as I said earlier I haven't driven on that section of College Ave in a while to see if there's some remodeling being done. <strong class='bbc'>Developer drops out of Capitol Lofts; project on hold</strong><br />
The proposed Capitol Lofts apartment complex in Spanish Town that has ignited a firestorm of controversy in the historic neighborhood is dead, at least for the time being. Developer David Slaughter—who signed a purchase agreement with property owner Richard Preis last summer to buy 1.2 acres for the project, including seven houses that would have to be torn down—was unable to secure financing for the deal. Preis says he will decide early next year whether to keep the rental properties, sell them or partner with another developer. Preis says he has been approached by three or four interested parties, but so far has no specific plans. The fact that the project is not going forward at this time is unrelated to the battle that has been going on with city’s Historic Preservation Commission over the condition of the seven homes that would have been torn down to make way for the Capitol Lofts.<br />

While I don't disagree with you, one of the things I noticed when I was at Carolina is that when students say "we're going downtown tonight" they mean Five Points. I actually posed a question related to this several years ago. The term "downtown" is synonymous with "activity" in an urban setting. So, regardless of where that activity is, if looks and feels like a downtown then it will be called such. Now having said that, everyone knows that its called Five Points. My guess is about an hour. If you look at it, it's a 36 story 200' tower filled with midgets and toy buses. It's also about 1/3 cantilevered by the thin roof of the MCC. Thanks Tower for a just plain god-awful looking building. 		<description><![CDATA[Well for anyone in Concord, I can confirm that AT&T turned on 3G last night around 10PM from what I can tell. Not sure if this is permanent or they're just toying with me since their announcement said "coming soon." Regardless, it is great to see AT&T continuing to expand coverage. Obviously they have a looooong way to go to catch up to Verizon...which is why my wife has a Verizon account. Well said, Zman.  The same people who are opposed to infill are the ones who champion light rail.  Are they too ignorant to see that these two things go together?  Do they think we can have light rail just because they want it?  Are they not aware that certain economic and demographic prerequisites exist?<br />

Sometimes I think our local activists need to spend some time away from Fayetteville to see  how the real world works. 		<description><![CDATA[I agree with Neo. I have lived in Charlotte since '84 and have always admired the "can-do" spirit that our city has. My wife is from New Orleans and always ask me why I love Charlotte so much. I tell her it's my adopted home since I moved here with my parents from Ohio. I was a teenager and the 1st place we stayed (for about 2 weeks) when we got here was the Holland House on Graham next to the tire place. It's gone now. We ate at the Athens restaurant down by CPCC, also gone. Walked to the Belks and Iveys downtown(sorry I still call it that) also gone. You get the picture. But I watched the city grow up. As for most Inspired, someone said it above, the trees. I think Charlotte should definitely keep planting lots of trees along the streets, in the parks, anywhere they can. The tall buildings are great, but I think that people and traditions and culture are what make a place inspiring. As a side note, we helped my wife's niece after Hurricane Rita hit western Louisiana and she stayed here from about late '05 to mid '07 when she decided to return. She had her own place, a job, and had her kids in school here. I talked to her the other day and she said "I want to come back to Charlotte, I miss it. I told her, "Come on". But everybody I bring here or visits all say the same, Wow, Charlotte is so different then what I thought. Enough rambling.
