That's actually a good thing. 		<description><![CDATA[This story doesn't sound so thorough, it was always said that the current widening project will have room for whatever transit mode in the middle of Independence and that each  new interchange particularly Sharon Amity will have room for a possible platform within the median as well as room for park and ride lots within or around the interchanges. Commuter rail doesn't make since along or within Independence Blvd, the spacing of the station now whether it's BRT or LRT is ideal for those modes, commuter rail tend to have more park and ride lots and stations are spread out farther. However it would be the MTC deciding the fate of the Silver Line, not City Council nor the County Commission. 		<description><![CDATA[Looks like construction on Independence might get delayed until 2013. The city wants to add a mass transit corridor down the middle of Independence (like the original Silver line), possibly using commuter rail. I wonder how this hypothetical line would look like. Would it be the same as the original LRT/BRT, merging off Independence Blvd, on to Independence Pointe Pkwy, then out to CPCC Levine? Or maybe, try to work with Union County, and have the rail go out to Indian Trail or Monroe, straight down US-74. Either way, I hope we'll get to hear something about the fate of the Silver line.<br />

Recently, CBL & Associates asked the N.C. Department of Transportation if it could buy surplus right-of-way near U.S. 311 at Old Plank Road and N. Main Street. The area is 17.8 acres.<br />

It is highly unlikely that we will get a Super Target in the forseeable future simply because there is not enough land in North Columbus near Veterans and other major arteries to build one. And of course South Columbus would never land one. The Cheesecake Factory will not be coming anytime soon either simply because this chain almost always opens in a higher end lifestyle center such as The Summit in Birmingham. The only hint at one has been from the manager at Peachtree Mall saying he is trying to land one during his tenior there. it's amazing seeing some of the shots from 50/60ish years ago which reflect how densely developed downtown used to be. I used to think that the demolition of the Washington Duke (<a href='http://www.opendurham.org/buildings/washington-duke-hotel?full' class='bbc_url' title='External link' rel='nofollow external'>http://www.opendurha...duke-hotel?full</a>) in itself was one of Durham's biggest blunders but it appears as if folks got a little surface parking lot crazy over the years.....Imagine if downtown still had all of the buildings from the aerials in the 1st link.....and what bugs me the most is that most of the buildings demolished were torn down to become empty lots, "plazas" or surface parking!<br />

I'm pretty sure I've mentioned it once or twice, but if not, then it is a really good find! Of course now some people will start thinking the market is saturated with this, with like 20 here now and 5 coming or u/c. But with a pop. of 1.2 mil and growing, I'm pretty sure that it is safe to say that the market can handle all of these fro-yo eateries. This is Zinga's main webpage. It's locations page has no place anywhere that says it is coming to RVA.<br />

I heard about that place as well, not sure when it opens.  I know Heist Brewery opens in NoDa next week, it's going into that mill at the corner of Mallory.  Add triple c's and Charlotte is now home to 5 full fledged breweries! 		<description><![CDATA[I did not say restaurants should be forced to sell cheap food. And I did not say every restaurant downtown should close and turn into Cook Out. I just want more OPTIONS. Not sure how many different ways I can say that.<br />

I absolutely love The Trappe Door, Lemongrass, Sassafras, Pomegranate, and restaurants of that sort. Downtown is overflowing with options like those. And if a more affordable place can also serve great food...even better. Bao? Sure, I love Wow Bao in Chicago. They are both delicious and mind-bogglingly cheap. Unfortunately, we don't have much like that here.<br />

Even the more affordable restaurants downtown operate with a "downtown premium" tacked on. So can't we just have a few more options? A new Chick-fil-a isn't going to turn Main Street into 8 Mile. Have you ever even been in a Chick-fil-a? They're almost nauseatingly polite, clean, and upscale (for a fast food joint).<br />

We have approximately 9 galleries and "pink and green" boutiques for every 1 Augusta Road woman in town. Should the builders in Thornblade be forced to build homes for under 150,000?  Should Neiman Marcus be forced to sell affordable clothing?  Hmmmmm.......  So why, should downtown private business offer cheap lunch places?  If downotown has those places great, if not great.  If I worked downtown, and couldn't afford the lunches, then I would pack my lunch, take it with me and spend an hour having lunch in one of the many beautiful spots in Falls Park or along the river....have my lunch on a bench along beautiful Main Street....any of a number of places that taxpayer dollars provide that make Greenville's downtown unique and exceptional.  Cheap lunches are available downtown....anywhere....anytime.<br />

I'm also curious why this "gated community" talk. Greenville's downtown is unique and exceptional....why muck it up with bland, common, suburban, Camry driving stuff like Chick-Fil-A, McDonald's, etc, etc for the sake of cheap?  It certainly wasn't Dollar General and Chick-Fil-A that made downtown Greenville unique and cool.  It was Soby's and High Cotton and Trio and Blueberry Frog and Nantucket, etc, etc, etc.<br />

If we need cheap, why not have places that are both unique and cheap, since unique and cheap can coexist in the same business (Trader Joe's and H&M are proof of that).  How about cheap lunch places that are cool....a place that sells Hong Kong Pork Buns or Bao....a place like a Soup "Nazi" place....salad creations.....cool, unique and cheap, all in one.  Heck, for those of us that didn't grow up around here, we find Duke's Sandwich Shops unique and cool....I mean a place that makes sandwiches on loaf bread?  The first time I went in, I thought how cool. With a bit of marketing help, Duke's could be a incredibly cool downtown place, filled with the the history of Greenville and selling cheap lunches.<br />

Given the choice of cool and unique OR cheap, humans tend to clamor toward cool and unique, but many times must accept cheap.  I want a downtown that people clamor to be in, not a downtown that people must accept.  <br />

		<description><![CDATA[I think if we want this to be a done deal for downtown Greensboro, the performing arts center must be built with some private dollars. Greensboro voters have already rejected bonds to upgrade War Memorial Auditorium twice. Then again, if the city wants a venue greater than Durham's, it will have to take a combination of public and private money. Some estimates for a downtown venue reach $70 million. Durham's was about $48 million.  Its possible that a bond could pass this time around if its a new facility downtown because of the excitement level. City Leaders need to make the case  to tax payers that if we don't do this, War Memorial will eventually close due to lack of events. This would open the door for other cities in the Triad to build a major regional PAC. Greensboro has lost a lot of events due to the obsolete War Memorial Auditorium. It stands out like a sore thumb at the coliseum because everything else at the complex is upgraded. But I will only support a bond if this is built downtown. Whenever the city gets a new venue, War Memorial Auditorium will be torn down. Coliseum director talks about lack of parking at the coliseum. Build a parking deck in its place.<br />

However it would not likely look like this because they would tear down War Memorial and build a new venue from ground up if the downtown plan fails. Furthermore, downtown groups want a venue downtown that is "architecturally significant". These designs below are great but we can do better.<br />

This rendering shows a bigger facility than Durham's. There are three balcony levels as oppose to Durham's two. This would be great for downtown Greensboro. I believe a downtown performing arts center of this caliber would have a greater impact on downtown Greensboro than the ballpark. There are only a limited number of home games a year at the ballpark during the spring and summer months, but with a performing arts center attracting 200 events throughout the year, that's getting close to having something going on almost every day of the year. Plus many events held here would attract people from other cities outside of the Triad. We are talking about famous actors, music artists, and comedians such as Steve Harvey and Aretha Franklin performing in downtown Greensboro along with broadway productions and traveling shows like Tyler Perry. Local orchestra productions would be held here too. With a state-of-the-art venue, Greensboro won't have trouble at all attracting a lot of events with the city's central location. This would only help attract further development downtown and make it even more feasible to add more hotel rooms in the center-city. If Greensboro does this right, we can have the best performing arts center in the state for many years to come. We have to build this bigger and better if we want to have the highest attendance venue in North Carolina. By comparison, Charlotte's uptown Blumenthal PAC seats 2,100. Durham's PAC seat 2,800. Greensboro is looking at a venue that will seat as many as 3,600. Touring shows evaluate locations based on potential gross revenue assuming sold out shows. Therefore, a larger theater will be more effective in competing for acts and will have greater revenue potential. As far as downtown locations, Action Greensboro has identified a number of potential sites for a PAC including: (The Weaver property or old Duke Power site next to the Children's Museum, the current city owned Greensboro Transit Authority property between E Market Street and Friendly Ave., News & Record lot across from the depot and a triangular area between N Elm, Summit Ave and Lindsay Street) The architecture would likely reflect the area of downtown it would be located. A venue built on the north end of downtown would be sleek and ultra modern. A venue closer to the southern end of downtown would have a more historic look. I'm in favor of a sleek contemporary design.<br />

I'd be quite shocked if it were the Doubletree brand as Hilton is doing almost zero new builds with that brand.  95% of the growth in the Doubletree brand is taking existing hotel properties (with an affection toward mid century 50's, 60's and some early 70"s properties) and remodeling them.  Hilton is using Doubletree as a brand to target much of the same demographic that currently prefers Starwood properties. <br />

Upperclassmen and graduate students will fill 700 beds at the apartments. Students participating in the Bridge to Clemson program will fill an additional 700 beds, said Gerald Vander Mey, director of university planning and design.<br />

		<description><![CDATA[Interesting to see these ideas being banded about, especially with the office park/lifestyle center proposals.  If and when the RTA's Western Corridor (be it train or BRT) opens up, I wonder if that will help spur development if they place a stop within a reasonable walking distance of the former mall area.  <br />

I do miss Bellevue Center though.  I remember it opening up when I was a kid.  Used to be such a nice place, with lots of great stores that couldn't be found anywhere else in the area.  It's unfortunate that it never worked out. Also great news that it's JHM as the developer of the hotel. Don't have to worry about it stalling then like some other hotel project just one block away. While I love the Courtyard by Marriott and Hampton Inn downtown, i'm really hoping to see more height with this project than what those have. As fundraising efforts continue, BREC and Knock Knock Children’s Museum are holding an open house Tuesday to get public input as they bring the vision for the estimated $14 million project into clearer focus. “We’re going through design development now, which means we’re taking the master plan and the grand vision, and we’re starting to boil it down to what we can do in this first phase,” says Ted Jack, BREC assistant superintendent of planning, operations and resources. “In the master plan there were a lot of options, and what we’re looking for now is a sense of which exhibits and features people feel most strongly about.” Roughly $5 million for the children’s museum has been raised to date, says Kelli Harton, chair of the museum’s board of directors. Jack says $3 million of that is coming from BREC, a partner in the project. Another $365,000 is earmarked for the museum in the state budget, he adds, and additional state funds are also being sought. The museum will be located in the City-Brooks Community Park, on the hill nearest Interstate 10 westbound. The 30,000-square-foot facility will feature 12 to 15 exhibits, with an aim of delivering “extraordinary learning experiences through child-directed play.” Jack says a second open house will be held in the next four to six weeks.
