Its good if they are emerging from bankruptcy AND paying back their creditors, which include several local companies. Would also love to know if part of their BK deals allows them to break leases in these locations in order to move. Sorry to be so negative, but have little pity for an organization that was the original piggy bank of corporate robber barons and goes into BK the second things get a little tight. If they never return to their formal glory it will not be a loss in my book.

View information on projects and add your own in our new Project Database: [Link]

zman9810, on 14 March 2010 - 11:23 PM, said:

The Arkansas Democrat-Gazette had an interesting article about the financial details of this project. I read through this topic and it hasn't been mentioned- it seems Crystal Bridges was granted a special exemption by the state legislature from sales and use taxes that is costing any government entity that depends on those taxes a sorely needed source of revenue. The state legislature approved the measure in 2005 when the state had a surplus, local governments weren't cutting back and the project was estimated to cost much, much less than it is now. Because Act 1865 (sponsored by a Bentonville state representative, of course) didn't require Crystal Bridges to report how much it has spent there is now no way to know exactly how much tax revenue the state and local governments have lost because of the exemption.

Crystal Bridges is evidently being tight-lipped about how much has been spent on the construction and art collection but required federal reports show that as of 2008 it had spent $66 million on construction and $257 million on art. Considering the museum was supposed to open in 2009 and construction is not remotely close to being completed in 2010 it is safe to say that the construction budget is many times more than $66 million. There have been several announcements of art purchases that could have ran into the $100 million range but without disclosure by Crystal Bridges the true amount will never be known. Going by the outdated 2008 figures the state and local governments could have lost an estimated $17 million in tax revenue- if the true amount spent were known it would obviously be much more.

The rationale given by Crystal Bridges and supporting government officals is that once it is open that the museum will draw tourism dollars and national recognition that will compensate for the tax exemption. While this is to an extent probable there is no way to know at what cost those benefits will come or when they will come. The money being donated for this museum has came from the success of a corporation that already has cost state and local governments through the aid programs that it's employees use. While no one denies the importance of Wal Mart's presence to the area, it seems arrogant for the individuals to say they want a open-ended tax subsidy and they refuse to disclose how much that it is costing the average taxpayer.

I'm okay with this. It is very rare for a private individual/group to pour this kind of money into an art museum that will have a massive cultural and (hopefully) economic impact on the area. Considering Bentonville/NWA isn't the one shelling out hundreds of millions on the museum itself and the art and we will reap the boost to tourism, reputation, and cultural activities, $10, 20, or even $50 million in lost tax revenue in the short term is still a huge bargain. Other areas our size would kill for that kind of deal.

View information on projects and add your own in our new Project Database: [Link]

Hi, I new to Urbanplanet and I am very interested in this development. I am glad to finally see some activity going at this development (Target). I wonder when will other retail/restaurants/movie theater/hotel be announced. I can see restaurants like Chillis, TGI Friday's, Johnny Rockets, or a Red Robin in this development and Borders (hopefully), Best Buy, Old Navy, Charlotte Russe as retail. For a movie theater, I was hoping for something that would be unique to Arkansas like a movie and a full service restaurant combo (similar to Studio Movie Grill in Dallas or Alamo Drafthouse in San Antonio). As for a hotel that was previously announced, I was hoping for a upscale hotel chain like a Westin Hotel (even though I don't think our market is large enough) than a Holiday Inn or Courtyard by Marriott. These are my predictions, but I hope i'm wrong because I want to see something new to Little Rock instead of something that we already have.

View information on projects and add your own in our new Project Database: [Link]

Remember there is the spot where Children's Place is now, as well. It will be vacant shortly. That's the best store they're going to have available. Great location but it is rather narrow.
I don't know if the Chocolate Factory combined with Eddie Bauer would fit any of the stores that we want to come....they are awfully shallow spaces. Not sure what could fit there. Payless Shoes...I wouldn't care if they left entirely(in my dreams), almost like a dollar store. Has anyone seen that bookstore next to it inside?
If you can't recognize Norfolk, you need to look closer. There are some buildings in the 1920 photo still remaining.

In the lower center portion of the building is a pier with a black roof and two ships moored to it. At the base of that pier is a warehouse. That warehouse was converted to condos back in the early 1980's. Just beyond that is the building we know as the Union Mission. The Freemason area is still recognizable on the left side of the picture, and adjacent to that is the Wainwright Building.	To the right of that you can make out the Epley United Methodist Church. So they didn't tear down everything in the name of urban renewal.

View information on projects and add your own in our new Project Database: [Link]

http://www.urbanplanet.org/forums/index.php?showtopic=11292&view=findpost&p=1109063

I agree there's going to have to be some major shifting going on for Haywood Mall to land the retailers I mentioned that are looking at possibly locating there. The current empty spaces except for maybe the old Borders, Marble Slab, and soon to be Rocky Mount Chocolate Factory are too small and/or are located in the wrong part of the mall for these tenants.

Urban Outfitters possibly along with American Apparel are probably going to that mixed-use development proposed for where the green monster building used to stand in the West End area of downtown. This is just a guess though so take it with a huge bucket of salt. Those retail companies tend to locate in downtown areas. American Apparel has a store in downtown Columbia while Urban Outfitters has stores in downtown Charleston and Asheville.

Regarding Crescent Place, Merrified Partners now called Merrifield Patrick is very good at what they do. They're very similar to Crosland who built Greenridge in terms of size and number of developments they have completed. Unlike Menin, they aren't going to just go after any retailers including big box stores and put them in where this proposed development is slated to get built just to land tenants. They're gonna wait until the economy improves further and then build what they have always planned: a mixed use development with retail, residential, restaurant, hotel, and office space.

View information on projects and add your own in our new Project Database: [Link]

If you want to assign blame for the slow death of Waterside lay it at the feet of the city. The city created this mess let the city figure out a way to make Waterside viable again. I still like the idea of keeping the upstairs clubs, restaurants, and kind of sports pubs (Jillians) and opening up the downstairs to become some type of farmers market or flea market. I think the knee jerk thing to do is to tear down the facility that the city pumped so much investment in. I am happy that the city is taking its time and soliciting inputs from citizens. I wouldn't be surprised to see Waterside turned into some variation of what I imagined it should be.

Norfolk really needs to end this cycle of "its a dump, tear it down." That same type of thinking is the reason why you cant recognize downtown from 1930 compared to today. The city needs to focus more on preserving what little past it has left and renovating it back to its full potential.

View information on projects and add your own in our new Project Database: [Link]

It is likely under-valued by most Greenville residents because it has no big box retailers to attract the common shopping crowd, yet it contains an impressive array of upper end small shops. Its main weakness, in my opinion, is the lack of a pedestrian-friendly street design. You can walk to every shop, but it is not easy or safe in many areas thanks to heavy auto traffic and numerous detached retail centers on both sides of the road.

Augusta Road offers a different kind of upscale than Uptown does/will. Augusta has more local/boutique retailers, with only a handful of regional and national retailers. Uptown's niche will be featuring the national retailers, which is consistent with having the state's largest mall and (hopefully) a nice new town center next door.

View information on projects and add your own in our new Project Database: [Link]

As stated, it'd be great to see some upscale stores move in that area between PB/Sears. Didn't Southpark? actually have some stores leave so they would have more room for other tenants (I have some ideas)? Maybe it was somewhere else...

It is critical for the city to work with developers and property owners in the Haywood area to coordinate the master plan for Uptown. I don't know the status of the Crescent development near Haywood, but that town center-type of development would be perfect for many of these stores that Haywood can't accommodate or are a better fit for a lifestyle center. Hopefully the people behind this development recognize what is going on with Magnolia Park and can capitalize on it.

View information on projects and add your own in our new Project Database: [Link]

All of this would make sense, given our recent discussion about some retailers who were previously slated for Magnolia Park now going to Haywood Mall instead. I believe Anthropologie and Sephora were definitely rumored for Magnolia Park, and I would not be surprised if Bebe and Forever 21 were also.

As I said in another thread, I am really liking this trend since it means our higher-end retail will be Uptown and more of the run-of-the-mill and big box retailers will be on Woodruff (among other places).

View information on projects and add your own in our new Project Database: [Link]
