<strong class='bbc'>Tulane plans $10M medical school building at the B.R. General</strong><br />
<br />
The clinical use of radical human genome research will be one benefit that Tulane University School of Medicine will bring to the area through its recently inked partnership with Baton Rouge General. Dr. Benjamin Sachs, dean of Tulane’s medical school, says the plan to eventually base 160 third- and fourth-year medical students in a $10 million building at the General’s Mid-City campus could give the region status as a locus of medical academics on par with Chicago, home to top 20-ranked health research programs at the University of Chicago and Northwestern University, and the Bay Area, home to top 10-ranked UCSF Medical Center and Stanford University.<br />
<br />
Sachs, who discussed the partnership with Mayor Kip Holden today in Baton Rouge, says the new Tulane building would host medical students, a nursing school and a Southern University pharmacy program and would need a $5 million endowment on top of the construction cost. Sachs says the building would include “state-of-the-art connectivity” to enable telemedicine care, which would let local specialists consult with distant patients via videoconferencing.<br />

Although the General has had “a handful” of medical residents since 1990, Sachs says the new partnership with Tulane, along with the recent announcement that LSU will base medical grad students at Our Lady of the Lake Regional Medical Center on Essen Lane, will create “two major academic medical centers that will compete nicely—but that’s OK—” in the next several years and will benefit the community in “dramatic” ways<br />

I agree with you there, they are not long enough to do anything anyway.. They tried to fix it by closing the lanes at the ramps but why they didn't close the left lane so no one had a yield is beyond me.. This is the east bound side in front of home furniture. When they opened the "on ramp" to the feeder road from Mall of LA eastbound I figured that was a bad accident waiting to happen, no acceleration lane and it's a blind curve.. You have to concentrate on mergin, looking behind to see if you can and looking ahead to see if the person in front of you stopped or went... I'm glad they changed that.. Yeah...if they are going to do everything wrong and put retail up against the freeway, they might as well put service roads in.  <br />
<br />
The ones on the westbank and Texas have those u turn lanes that make it much easier. <strong class='bbc'>Tenants named for LSU-area shopping center</strong><br />
A new 30,000-square-foot shopping center is slated to open in the fall at the site of the old University Shopping Center, just outside the North Gates of LSU. <strong class='bbc'>College Row at Northgate</strong> will feature tenants such as CVS, PJ's Coffee, Menchie’s Frozen Yogurt, Shanghai Tokyo Restaurant and Pita Pit. Officials with Philadelphia-based Campus Apartments, which is developing College Row, say the center is about 70% leased. While there had once been plans to build a mixed-use development with retail and student apartments on the site, Campus Apartments is just going ahead with a pharmacy and restaurants. The company owns three LSU-area apartment complexes with over 1,500 beds, including Campus Crossings Venue, which is next to College Row. Block Construction is building the shopping center, while Retail Specialists Inc. and SRSA Commercial Real Estate are handling leasing.<br />

The LSU E.J. Ourso College of Business will host the groundbreaking for its new home — the Business Education Complex — on March 19 and expects to complete the building by spring 2012 and move in by that summer.<br />

LSU said $30 million in capital outlay funds isn’t enough to pay for the building — the rest is coming from donors  and the university — but it was enough to trigger the bid process and get the project started.<br />
<br />
The center will include a four-story rotunda, two banks of pavilions housing classrooms and departmental offices and a structure featuring an auditorium and graduate classrooms. It will be located east of Patrick F. Taylor Hall on Nicholson Drive Extension and will encompass 156,364 gross square feet"<br />

Just something to consider...you will see more and more and more medical jobs and construction projects along Bluebonnet, Summa, Picardy, and Essen within the next 10 years.  It will never be the Texas Medical Center, but it will mean more jobs and improved health care for the region.   <br />

Tuesday—The first <strong class='bbc'>FuturEBR</strong> planning workshop will be held at 6 p.m. at the Baton Rouge River Center Ballroom. Two more workshops will be held at 6 p.m. Thursday, in the Redemptorist High School Cafeteria and in the Woodlawn High School Cafeteria. Information at the workshops will be used to develop a new land use plan for the parish.<br />

"The future of East Baton Rouge Parish is under review in a brand new comprehensive plan called 'Future EBR,' a 25-year blueprint designed to prepare for parish growth. It will replace the 'Horizons' plan, which has been in existence for the past few decades. The new project will focus on land use, zoning and even look at traffic improvements. 'This process is all about the growth and how we manage the growth,' said Mayor Kip Holden."<br />

Looks nicer tract housing and power centers would have looked!   The layout looks promising.  I prefer boulevards to traditional two way streets or this new center lane stuff that the city is in love with.  <br />

This looks like a big development, which means we could be coming out of the recession ahead of the country!  If even parts of this make it to bid clerk, then I'd be impressed.  <br />
<br />
Correct me if I'm wrong, but this is within a mile of the new Woman's Hospital complex, right? What are they doing with the old Woman's hospital?  Is that going to be private medical offices or what? <br />
<br />
In all seriousness....this is near where my employer is planning on building a new 60,000 square foot building to house all of it's regional workers. Anyway, New Orleans thrives on elevated expressways and nothing is decimated there, but the areas that were already on their way out. The owner of Tailoring By Tihn has bought the former Marcello’s Wine Warehouse building next door on Perkins Road and plans to take down both buildings to build a new strip center on the site.<br />

Tao Van Vu bought the Marcello’s building for $712,500 from Chad Ortte and Andrea Hemelt. He said he hopes work can begin by the summer.<br />
<br />
Vu said the new strip center will likely have seven retail bays of about 1,200 square feet each. The entire site is about 30,000 square feet, he said."<br />

<em class='bbc'><strong class='bbc'>Long Farm set to become a TND</strong></em><br />
U.S. Sen. Russell Long acquired more than 500 acres of land in south Baton Rouge during the 1960s, with an eye toward developing the property. Russell Long Mosely, Long's grandson, wants to realize that vision with an ambitious TND sandwiched between Airline and Old Jefferson highways. Plans for the 237-acre Long Farm development include office, retail and residential properties at a variety of price points. “I want this to be something really special for Baton Rouge,” says Mosely, a real estate attorney. “My grandfather loved this way too much for it not to be special.”<br />
<br />
Experts say the proposed Long Farm development has several things going for it. For one, it’s located in the fastest-growing part of East Baton Rouge Parish, next to busy Ascension Parish, which also is growing. Signs look good for future growth, too, with Woman’s Hospital resuming construction on its campus about two miles north on Airline Highway as well as plans for an Interstate 10 exit at Pecue Lane.<br />
<br />
“That is part of the growth side of Baton Rouge,” LSU economics professor James Richardson says. “So if that growth continues, as anticipated, it’s feasible from a 15-year or long-term perspective.”<br />
<br />
Mosely also will be offering homes in a highly sought after TND setting at very reasonable prices. Many so-called New Urbanists, who desire a lifestyle that allows for walkable communities with real neighborhoods, can’t afford to buy in pricey downtown or in the few other TNDs currently under construction. Mosely’s homes, by contrast, will start at around $200,000, at least in the beginning.....critical to the success of a TND to develop elements of an entire community simultaneously. To that end, his first phase will include not only some type of residential but also a park, a pond and a fitness center. He is currently in negotiations with YMCA of the Capital Area and hopes to build a facility on the site.<br />

“We need to build the market and start to get things moving,” he says. “That’s how we can build some synergy.<br />
<br />
It’s an ambitious project for an overbuilt market in a recession-battered economy. But Mosely is taking a long-term approach to developing Long Farm, and has the luxury of time on his side. Because his family owns the property, he has structured a deal that enables him to acquire and develop the land piecemeal, unconstrained by carrying costs<br />

City-parish officials will hold a ribbon cutting Thursday morning to mark the completion of the Lobdell Avenue improvements project. This is the 10th Green Light project to be finished. The $4.1 million project involved adding a lane, median and sidewalks to Lobdell, thereby improving access to Independence Park.<br />

Doesn't necessarily have to be elevated...probably should have clarified....but you'd want adequate and frequent access to the service roads on either side of it.  The key here is the service roads.  Houston is one of the only cities that does it this way.  <br />
<br />
Nearly all of the retail in Houston is concentrated along the freeways because they have service roads.  It's ugly and goes against all good planning...but it keeps businesses open and keeps traffic flowing by them.  Nearly all the large retail and refuling stations in north Baton Rouge is concentrated along Airline Highway already.  <br />
<br />
East Houston retailers aren't exactly struggling.  They are ugly, older suburban establishments....but they are fairing much better than a huge portion of Airline is doing in Baton Rouge.  <br />
<br />

Later this year, a studio backlot simulating the French Quarter, New York, Boston, Chicago and other cities, with street scenes, is expected to be completed for $1.1 million on more than three acres.<br />

The 31,000-square-foot soundstage — at $2.2 million — would be the sixth for Celtic, bringing total interior shooting space to more than 127,000 square feet. The $1.3 million mill shop, used to build sets, will add more than 23,000 square feet"<br />

		<description><![CDATA[This sounds promising...Might a new building at a new location somewhere near the Post Office and the proposed Victory Park(mixed-use residential) work better? also Trahan's near-by block on North Blvd btwn 6th & 7th Street that still has yet to be developed?? This would be between Spanish Town & Beauregard Town and could work well.... The current RiverCenter branch would not be feasible to demolish + or nearly impossible to renovate the way Trahan's Building shows + parking issues...looks like it likely going to be used as a annex-type city building...or will this really be the best location??<br />

<strong class='bbc'>Downtown library advocates call for breathtaking plan</strong><br />
About 60 people crowded into a meeting Thursday evening at the East Baton Rouge main library to learn the latest on nebulous plans to improve or replace the downtown River Center branch. Framing support of a proposed visionary architectural landmark as something more than wanting a new building, downtown residents and others campaigned for a redesigned branch that would function as a tourist magnet and as a quality-of-life asset for the city. “It’s a growing city, and downtown, like it or not, is the face of that city,” says Scott Murry, a Beauregard Town resident. Murry suggested a vanguard direction for a new building, like Salt Lake City’s elaborate downtown library, which he says “takes your breath away.” Prairieville resident Ann Shaneyfelt says of a library overhaul, “You open it up to the community, and we will come. It’s one of the things that makes me want to move back to Baton Rouge.” Spanish Town resident Andy Kopplin, the former head of the Louisiana Recovery Authority, says he hopes for collaboration among the library system, the school district and the parks department to solve parking issues and possibly create a shared performing arts space in a new River Center branch. Parish Library Director David Farrar says he is organizing an advisory committee that will consider patron comments made recently on concept plans for a retooled downtown branch; roughly 70% of respondents backed a new design. Farrar says the committee will recommend “the most financially responsible path” to the Library Board of Control, not ruling out in advance the relocation of the library branch.<br />

*the mention of Salt Lake City's downtown library had me curious...definitely has a "Wow" Factor IMO...even if the BR's is only 2/3 of this it would be impressive! Maybe 4-stories instead of 6..not quite as big..but something similar architectually??<br />

If Livingston doesn't want the loop, then let's build it in the median of a widened Airline highway. There's enough right of way for an elevated 4 lane section and 3 directional feeder lanes in each direction (or 6 lanes of freeway and 2 feeder lanes....take your pick). <br />
<br />
That's where it should be anyways. It will breath new life to retailers in North Baton Rouge and bring up property values in Broadmoor, Sherwood, and Tara. <br />
<br />
