		<description><![CDATA[This story doesn't sound so thorough, it was always said that the current widening project will have room for whatever transit mode in the middle of Independence and that each  new interchange particularly Sharon Amity will have room for a possible platform within the median as well as room for park and ride lots within or around the interchanges. Commuter rail doesn't make since along or within Independence Blvd, the spacing of the station now whether it's BRT or LRT is ideal for those modes, commuter rail tend to have more park and ride lots and stations are spread out farther. However it would be the MTC deciding the fate of the Silver Line, not City Council nor the County Commission. Then again we do not take the local news station so seriously as they always pointed out the obvious or lead to more confusion regarding transportation issues in Charlotte, the news media often refer the Red Line as light rail, WSOC-TV said we have secured funding for BLE, and etc.<br><br><b>View information on projects and add your own in our new Project Database: [<a href="http://www.urbanplanet.org/forums/page/databases/project_db">Link</a>]</b>]]></description>

		<description><![CDATA[Looks like construction on Independence might get delayed until 2013. The city wants to add a mass transit corridor down the middle of Independence (like the original Silver line), possibly using commuter rail. I wonder how this hypothetical line would look like. Would it be the same as the original LRT/BRT, merging off Independence Blvd, on to Independence Pointe Pkwy, then out to CPCC Levine? Or maybe, try to work with Union County, and have the rail go out to Indian Trail or Monroe, straight down US-74. Either way, I hope we'll get to hear something about the fate of the Silver line.<br />

I heard about that place as well, not sure when it opens.  I know Heist Brewery opens in NoDa next week, it's going into that mill at the corner of Mallory.  Add triple c's and Charlotte is now home to 5 full fledged breweries! 		<description><![CDATA[There's a write up in today's Charlotte Biz Journal that discusses the ballpark and the potential for some money from the city. Some of this article indicates that some developers may be interested in building apartments and a hotel adjacent to the stadium. David Furman who has already worked on some projects in uptown, including the Trademark, is one of those that is interested in "doing anything" near the site. I believe that if the ballpark does move forward this year, we'll hear about some new developments propping up. There's already one apartment tower set to be built next to the Catalyst building.<br />

		<description><![CDATA[Since when is a large retailer replacing LESS retail space on a lot such a horrible thing?  The only reason we are not used to seeing the traffic effect of retail is because almost no one has been going to the retail that was there before Walmart.  <br />

I don't shop at Walmart, but I think its location in a zone of dying big box retail on a transit corridor and high capacity thoroughfare is not bad policy.   Where would this have gone that wouldn't cause just as much traffic?    <br />

The only problem are the people going across all lanes.   The cut through traffic is painful for the neighborhood, but these are city streets and as long as the traffic is calmed appropriately, it should be allowed to help ease some use of the freeway.  These cars could very well be from the nearby neighborhoods, which is totally valid.  <br />
<br />
I agree that a reasonable control for this is to eliminate the right turn exits from the Walmart.  People can use the freeway entrance from Pierson or drive to the exits of the Coliseum Shopping Center, which would help support the retailers there.<br />
<br />
My hope is just like the Wilkinson Walmart, that this Independence Walmart can help create additional redevelopment of the adjacent shopping. Plenty of people will try to cross those three lanes just to get to the Albemarle exit. Maybe when the Sharon Amity interchange is built, it will start forcing more people to use the Pierson entrance ramp. 		<description><![CDATA[Maybe I'm misreading, but it sounds like Councilmember Mitchell wants to set up a TIF district to provide some funds to the stadium. If that doesn't happen, the County is still contributing $8 million toward the project. IMO, this is a relatively minor issue.<br />

I'm a little late on the reply here, but the Hornets didn't leave just because of the arena. Although that was a central issue, a lot of people didn't want to do business with George Schinn. RETAIL is not the issue. In a city with a stronger planning department and urban review, you would see more emphasis on an active street frontage. There could be ground level /walk up units on that level. You need only look at 3030South to see that it works. 		<description><![CDATA[I am all for the P&N restoration, but I have no idea how this is going to make money. There is not one single existing buisness on that line that has a connecting siding or spur. Not only that but I can't find a single existing buisness that has a product that could benifit from rail service.<br />

The only customer that I know of is a ethanol transloading facility that is suposed to be built, seems like a lot of work for one customer.<br />

		<description><![CDATA[It looks like the Fountains at New Bern is officially under construction. It should be ready for move-in during the Spring of 2013. One of the features is a Light Rail lobby that's a part of the building and will be 50 feet from the New Bern station. I'm guessing this will be similar to your hotel type lobbies where they have TVs and perhaps a coffee bar. <br />

They point out the obvious: unless you drive through the local neighborhood, you face pulling out onto fast-moving Independence Blvd. God help you if you need to get over to Albemarle Rd. 		<description><![CDATA[But what is the changing circumstance here...Is it that the city realized that despite having close to 7 years, there has been absolutely no workable finance plan to complete such a project with only private sector funds and sees a need to step in?  Is it the sour economy?  It's been sour for years now and hasn't changed.  Even so the project had several years to get off the ground before the economy collapsed and yet it never came to fruition.  And what if it turns out like all of Charlotte's other great publicly funded tourist destinations that can't even remain marginally profitable even though all the "experts" said they would be economic boons.  Furthermore how would this provide a true boost to the tourism industry in Charlotte.  Who, aside from locals, will even make an attempt to see a minor league team play ball?  I will guarantee that the team will scarcely be able to pull people from outside Mecklenburg county to watch, much less regional visitors or those from adjacent metro areas.  Finally what guarantee does anyone have that public funds would be tourism dollars; what if it comes from a general fund?  I think this project is possibly the most backward thinking project undertaken by the city in decades.  If they are going to spend that kind of money, why wouldn't they renovate Memorial Stadium and begin pursuing an MLS team. 		<description><![CDATA[This isn't direct democracy.  The public trusts our public officials to review options based on reason, which includes adapting to changing circumstances.  It would also be outside of the public trust if there funds approved to improve tourism, but no investments are made, yielding no return for the cost of the tax.  If this stadium is an appropriate public-private partnership to make something happen, then so be it.  <br />
<br />
All this said, I'm not all that excited about this ball park. 		<description><![CDATA[Even with the arena now being an obvious good investment for the city, I still hear or speak to people who boycott the place because of the 'old wounds'.    It is absolutely reasonable for the city to put up some tourism funds to fill a gap, but we need a baseball stadium far less than we needed an arena, so it is no where near enough of a value for the city to warrant paying for all of it. 		<description><![CDATA[^Were motorists exiting the Wal-Mart driveway trying to merge all the way left to Albemarle?  That's about the only thing I can think of that would cause problems across all lanes. Ugh. More high end restaurants? My money is on a steak house. I realize that bars haven't been doing well there, but as an uptown resident I'd like to see more neighborhood type establishments in the area. <br />
