		<description><![CDATA[<strong class='bbc'>The Carrboro Board of Aldermen voted on Tuesday 1/24/2012 in support of rezoning to permit the permitting to begin for SHELTON STATION, a mixed use development for downtown Carrboro. Forward looking live and work, the development is supported by downtown businesses and local residents, and will provide 96 workforce and low income rentals, along with 24,000 square feet of retail and office space. The LEED equivalent green development will meet a list of 13 conditions imposed by the Town. Permitting should be completed this year, with occupancy likely by the end of 2013.</strong><br />

it's amazing seeing some of the shots from 50/60ish years ago which reflect how densely developed downtown used to be. I used to think that the demolition of the Washington Duke (<a href='http://www.opendurham.org/buildings/washington-duke-hotel?full' class='bbc_url' title='External link' rel='nofollow external'>http://www.opendurha...duke-hotel?full</a>) in itself was one of Durham's biggest blunders but it appears as if folks got a little surface parking lot crazy over the years.....Imagine if downtown still had all of the buildings from the aerials in the 1st link.....and what bugs me the most is that most of the buildings demolished were torn down to become empty lots, "plazas" or surface parking!<br />

		<description><![CDATA[Looks like most of the loop activity is renovation of existing space but not much in the way of new construction from scratch. The educational institution is the Art Institute-this is supposed to be some kind of housing for them. 		<description><![CDATA[Still waiting for any kind of new construction at all to happen inside the loop... or north of the railroad tracks at all, for that matter... Maybe the loop itself needs to meet its end before that can happen.<br />

88 apartments does not seem like an especially ambitious project. Greenfire owns 2 acres at that corner. ~40 units per acre is certainly not a suburban density but it's not really impressive either. It looks like 425 Boylan (as you stated in the other thread Orulz) and 600 St Marys are both underway. Along with Hampton Inn, FMW's apartments and the ones at Cameron Village, this makes 5 active projects in the area (well I guess we could count Chik Fil-A too),  4 of which are apartments. Those plus a hotel are all adding foot traffic to the area. <br />
I am starting to think Earth Fare in the area north of West condos perhaps hitched to something like American Apparel, both of which are semi-mainstream but have good alt-influences which is about what our downtown leans. Crazy but not too crazy...gritty but not too gritty. I thought something was fishy...its very rare for a house to be moved 3 years after it was built, plus the Boylan Ave bridge was probably still wooden in 1903 and would not have supported it....so I checked the 1914  Sanborn map and there is nothing on this lot in 1914. It was certainly moved in (its older than the rest of the neighborhood) but it came in later....maybe a typo? The apartments all along Hillsborough Street (Cameron Ct, Grosvenor etc) were built in the 1930's and caused a lot of homes to be torn down. At least one was moved into Cameron Park when the Credit Union was built in the 70's or 80's).  Perhaps this home in Boylan was moved the 1930's...? I'm curious what the "future development" plans are for the lawn fronting this space and DPAC. At the earliest stages, RTP may have had an entrepreneurial interest (before it was cool to do so) -- but this went out the door as soon as IBM agreed to move here in 1965. For the next 40 years, RTP favored large organizations. They did turn one old building on Davis Drive into a small business incubator, but otherwise they stuck to their big-organization path. 		<description><![CDATA[Great thanks. I will now have to figure out where on Hillsborough it was moved from. Also, I am about 100% sure its the *third* oldest. Montford Hall is of course the oldest but there is a house...possibly a converted carriage house...behind Montford that is most likely antebellum. Had a conversation with some better architecture historians than myself who toured it while it was for sale and they said the building techniques were indeed antebellum. To me the window sashes, and floor boards all look just like other known antebellum homes downtown (only a dozen or so). 		<description><![CDATA[Three types of undeveloped space in the park: (1) parcels whose title still rests with the RTP Foundation, (2) parcels that have been purchased fromthe RTP Foundation by an owner who hasn't built anything yet, and (3) parcels that have at least one building already but have lots of undeveloped acreage because of restrictive covenants forcing low density. Not a lot of #1 and #2, but lots of #3. There are some vacant buildings but not that many in RTP itself. Occupancy of adjacent properties that aren't formally in RTP is a different question. <br />
<br />

		<description><![CDATA[I say let all unused parcels in RTP go to park space.  Demolish vacant buildings and convert to open space.  Concentrate all new building construction in downtowns of Durham and Raleigh.  This would create dense urban centers that people can commute to via light rail and commuter rail, while preserving open natural space between the two cities.  RTP will never be urban and even light rail lines will have limited success due to the sprawling nature.  Only possibility for succes would be if 5 major corporations decide to construct campuses together as part of a master plan. <a href='http://services.wakegov.com/realestate/Photo.asp?id=0074489&stype=addr&stnum=&stname=south&locidList=2523&spg=4&cd=01&loc=805+W+SOUTH+ST&des=LO233+%26+SM+PT+LT+234+BM1885%2D00114&pin=1703364203' class='bbc_url' title='External link' rel='nofollow external'>This house</a> on South Street in Boylans Heights looks to be older than the the neighborhood itself (the 1900 date listed I know is just a sort of autofill I see all over the site, but is still older than 1907 the neighborhood date). This is of course in addition to the antebellum house (carriage house?) behind Montford Hall. The South Street house appears 1890's to me. Do you know any details? Thanks.<br /></div></div>

I'm not Mr. Brown, but from the Boylan Heights website, 805 W. South was "<span style='font-family: Verdana'>built in 1900 on Hillsborough Street and then moved to it’s present site  in 1903/04, making it the second house in Historic Boylan Heights"... It's a great house - </span><br />

This is actually part of the Blount Street Commons development. 		<description><![CDATA[I haven't confirmed it myself, but some buildings where this will go have reportedly been recently demolished. I last went by here about two weeks ago and nothing had moved at that point.<br />

		<description><![CDATA[I heard somewhere about a rezoning case to allow for a 5-story (maybe 200 unit?) apartment building at the corner of Wilmington and Polk.  On its own, seems like a strange place for an apartment building, but combine it with the Blount Street Commons (if they ever proceed with all phases) and future Seaboard apartments, then this area becomes quite the active residential neighborhood. 		<description><![CDATA[If Cameron Park wasn't there, (and thats totally fine that it is there) it looks like the whole area from Cameron Village to Glenwood South to Hillsborough Street would mushroom into its own totally urban district. I wonder if this will be anywhere close to enough new people in the area to support another grocery store.
