		<description><![CDATA[Even with just adding a new anchor, it would of been nice to see the mall doing some future planning, by placing the building in a spot that might allow an easy way to eventually cut the street through and turn the Target into a downtown block, but from the overall map, it definitely does not look like they are thinking about the long term of the mall....but then again these kinds of developments are designed to have a short shelf life before needing to be upgraded and rebuilt.<br><br><b>View information on projects and add your own in our new Project Database: [<a href="http://www.urbanplanet.org/forums/page/databases/project_db">Link</a>]</b>]]></description>

I guess the city is caught in a catch 22 with the Pembroke area.  They could zone the whole area for urban developments only, but then they will miss out all of these major projects since no one seems to want to build urban around town center.<br />

So Target at Pembroke mall..... why didnt they read the writing on the wall and start a new urban development?  Instead just get another suburban anchor who will last at most a decade<br />

i couldn't agree more, Va Beach needs more REAL resorts and less bland cookie cutter hotels. I searched for it and found this after watching the taped VB city council meeting about the Convention Center headquarters hotel.  During the citizens comments, one man that spoke was a partner or developer (something like that ) of the VB Pier Resort.  He said that he was not for or against a public-private partnership for the hotel but commented on the good market conditions for new construction in cost and low interest rates, mentioning also that he and his team is moving here from Richmond for, what sounded like, the duration of his projects here and how VB has a good think going in market attractiveness.<br />
<br />
So, what I found was a 20 story 3 tower complex, 500+ keys resort with spa on (they say) 14 st. and a rebuilt concrete 15th street pier with maintain the Ocean Eddies restaurant location.  Weather  or not it will be Ocean Eddies, I don't know.  It looks like they are just getting their website up.  There is minimal stuff but some renderings and basic info on the project.<br />
<br />
...and it looks like NO public money, BTW.<br />

		<description><![CDATA[I like the rendering as well. I have conflicting opinions of whether the city should spend this type of money to build it though. Yes, it may bring more jobs but most are low paying ones. 		<description><![CDATA[The selfishness of VB's council (and some of the residents) frustrates the living hell out of me, just so they can one-up Norfolk. I give Norfolk all the credit in the world for trying to bridge this metro, and honestly, the mid-Atlantic, together. And honestly, it seems the other 5 cities are on board with moving forward as a region. It's just VB wants to hold those plans hostage and be its own independent area.<br />

I've always viewed referendums as a cop out. We have a representative form of government for a reason. Elected officials need to do their jobs and make the tough decisions and whether they are right or wrong can be decided at election time. To keep this discussion from getting political though I will clarify that the thing I was pointing out with that statement is a seeming double standard applied to the use of public funds. <br />

Well, in defense of those calling for referendum (John Moss and the VBTA), they don't support this hotel either...<br />

We won't get light rail for 20 years now anyway, so why not just have to referendum?  If light rail is supported, then GREAT!  It'll fast track it hopefully. I think the project and development are a good idea, I just think the deal itself is bad. You all know I'm about as pro public/private partnership as you can get, but for us to shell out the majority of all costs, while the developer sits back and gets all the profits, is ridiculous and stupid. Whoever negotiated this is not very good at their job and should probably be fired. This is not in the citys' best interest. Also, Sessoms little comment about being mad that this information got out raised my eyebrows a bit. 		<description><![CDATA[I'm torn...I'm part of a nostalgic VB group on Facebook, and I see a lot of people who lament the older VB. A lot of people say the older buildings have charm, which I agree with.<br />

That being said, I do like the more modern buildings as well, as it helps put VB in the category of resort town and summer destination. So yeah, if they can put up the new buildings without diminishing the charm of the older ones, then great.<br />
<br />
But yeah, could do without the seedy dump motels that are only like two stories. And for crying out loud, can someone please do something about the Tropicana? I would prefer not to identify Va Beach with dumpy hotels.  They aren't in an older architectural style from the past, they are just dumpy horribly kept hotels. I don't care if they are razed for low rises as long as the low rises are nice and urban.  Sprinkling in high rises off of Pacific would be very nice IMO.<br />

 I agree, I love what they've done with the Laskin road gateway and I'd like a nice mix of high rises and low rise retail outlets all over the Oceanfront.<br />
<br />
As for anything being built above 5 stories, no developer will build it if it won't sell.
