In permitting, site conditions permits typically last for twelve months.  If the work has not been done within the alloted time the project has to be resubmitted and has to go through the permitting process all over again, which means resubmitting drawings and all the other goodies.  This is more than likely a hearing to agree to extend the 12 month time frame an extra twelve months to keep the developer from having to start from ground zero when they do get the go ahead for construction.  The original condition was met March 29, 2009 so there time was coming up, this is just a move to get an extension without affecting the permit process of the project. I went in there Saturday on there "soft opening".  The grand opening is Thursday.  It's a totally wide open floor plan with the cash registers in a middle circle in the store.  The floor has washers/dryers, digital camera and access., kitchen app., etc.  The wall of the store are displays of Home Theater systems, kitchen displays, a Serta matress section.  They definitely work on commission there and you can haggle the price a bit, but they guarantee the lowest prices. Same here in Portland, we have several fast food chains that are in urban settings in downtown that are along the bus mall...which is the reason why they are where they are...just outside of downtown everything is drive thru based because drive thru is where the money is at for fast food.  The only time you see urban fast food places is when it is in a high foot traffic and high transit locations.  <br />

There is a good chance you might see some pop up once LRT starts to become more popular and used more within the city....but then again, I am not usually for fast food chains, unless it is Burgerville because their food is local and amazingly good.<br />

Drive-thru.  Most visitors to town center don't really live within walking distance of the taco bell and most likely don't want to search for a spot, park in a garage, and walk farther than they have to for fast food.  That's not saying though that fast food in urban storefronts don't work.  I was in downtown Evanston the other weekend and there in fact was a Taco Bell on the ground level of an office building. How come all the nat'l fast food joints in Hampton Roads don't ever have urban settings in a storefront type environment? Like in Norfolk. Why wouldn't the McDs and Popeyes relocate to a DT storefront? Or Virginia Beach? Taco Bell? McDs? Wendys? 		<description><![CDATA[This really isn't all that disconnected. Once the extension is completed, this building will only be a 10 minute walk, if that, from downtown. Also, is it really unreasonable to think that the apartments between the two will be redeveloped in the future?<br />

Plus, what matters at this point is that development in the CBD does not stall. Keep in mind, this is the only project that is alive and well that is bringing urban design to the pembroke area. Pie in the sky buildings are great to dream about but they don't make sound development projects, hence Town Center west, City walk, even Town Center has stalled. I honestly wouldn't even mind if this development went 5 stories as long as it retains it's 0ft setbacks. Its distance from the core of downtown, I dont think it would of mattered much if it was 15 stories...I know you guys like tall buildings and all, but this would of just been that odd tall building away from everything else. But I really feel strongly about the city going through a period of urbanization in the next 25 years. By 2035, VB should have a <strong class='bbc'>real</strong> downtown  I don't know if it'll ever happen , but before I die.. The size has in fact changed. You're looking at the wrong rendering. This is the rendering that was posted after they updated the height to 15 floors on their site.<br />
