^ ^ ^ Yep--that's what I'm imagining.  It could even go further to the east (right) and have a massive 10-12 story garage underneath that would be wrapped by apartments and have retail at ground level.  

And like Smeagolsfree said, the southwest corner of Commerce and 7th Ave. (lower left corner in this shot), could also be prime for something huge.

I know this version of the building  is not being constructed but being a skyscraper nut like myself I can't help but to admire this design of the best but it's not happening so I'm glad we having something built this time it's been a long time coming. Just a tad shorter take about 14 floors off

Definitely not. It's garage underneath matching the same floor layout as the garage next door. 505 itself will most certainly be concrete floors.

Not in Nashville! The HCA Parallon tower is the tallest steel building that will be built for a long time. The resources, knowledge, skilled labor, etc. to build tall steel towers are not available in Nashville, today.

May I ask what the differences are between using reinforced concrete and steel?  Stability differences?  Longevity?  Flexibility in earthquakes?

Cost and labor. Even NYC has a lot of concrete being poured now instead of framing in steel. Even with steel, floors are poured using steel reinforced concrete. The steel cage as it's called once welded becomes one piece of steel for the frame, but the rest of the structure is concrete.

Steel does not do as well in extreme heat as we saw in 9/11. The heat from the burning jet fuel melted the steel. Had that building been concrete framing, the building most likely would still be standing. Concrete does not burn, steel does,  and it weakens when exposed to extreme temperatures.

Nashville largest steel frame buildings are the L&C Tower and the TPAC tower followed by the Renaissance Hotel. If I am not mistaken, The Snodgrass tower is steel framing as well. Many projects now use a combination of both for various structural designs. One is not superior over another. Concrete is more prevalent in the south due to the amount of limestone available to make concrete. Whereas the north east and Midwest had steel mills before a lot of it went to Asia for production.

The only advantage to concrete is the fact you can form it in any shape that you want. Steel is very costly to bend and form into curvilinear shapes. Many of the historically tall steel buildings in Manhattan and Chicago are not only steel, but they are rivet steel as opposed to welded steel which became popular in the 1940's. Prior to the invention of welding, all buildings of steel were riveted. My great grandfather was a rivet man on the Empire State Building. These rivet buildings have almost no curves in the framing at all. It's just a square box.
